There is some confusion about what contracts people should be using for rent to rent. Some agents, mentors and youtubers get this wrong quite often so we made a video to clear everything up. Which contracts would I need for rent to serviced accommodation, also for a three month break clause in case it doesn’t work, also the break clause contract would need to be in my best interest as to keep any furniture I may have put into the property and also stop the landlord from carrying on with my sa business after the break clause ? Yea to be complaint as a letting agent is basically the same as being compliant as a deal sourcer.

Yes you always do if taking deposits. We use DPS.

I have heard from other podcasts cases where Rent2Renters have altered the management agreement with their solicitors and adding extra clauses to introduce the Guaranteed rent. i have also heard Management Agreements Contracts where they also add the agent as a third part who finds the deal. Have you heard those guys? What is your opinion? Thanks a lot for your great videos. :)

If I take on a rent to rent property on a commercial lease, do I have to ask the landlord if his lender will allow rent as HMO OR SA or this doesn’t apply? If the lender doesn’t agree, then you say a management agreement, but for that I have to share a management fee to manage the property and if the property is vacant who pays for the void dates? My questions is can I use a management agreement with a landlord and take the property on a guaranteed monthly rent payable to the landlord then sublet it as rent to rent HMO or SA? Could I please have copy of the 2 agreements, one management agreement and commercial let? What about structural repairs and external repairs and internal like white goods replacement, beds , mattresses and minor lock and plumbing repairs? Who pays for this? Please help, your thoughts are greatly appreciated. Could I be intact you directly for a quick chat? Also if the landlord currently doesn’t have a HMO license can I take the property and apply for HMO license in my name or has to be in the original landlords name?

Anyone doing rent to rent in Scotland? Anyone who manages another person's property in Scotland automatically classed as a letting agent in Scotland, which requires being on the letting agent register which needs qualifications. Now of course we can simply use a commercial lease agreement and manage the property ourselves, which gets round this problem. But are you saying that if a property has a mortgage, you can't use a commercial lease agreement? Or do some mortgage lenders allow the property to be used for rent to rent? How do you find out if the landlord's mortgage lender is ok with you doing rent to rent? I guess it's fine to do rent to rent if the landlord owns the property outright also?

Finally to the point,...I was told open a private ltd company , now see you can only put employees in also I then went to get buy to let from broker n they say NO to renting out by S.A., from Air b n b. I cancelled companies House, company..I like ur straight forward advise , And no mention of your course with click of investors selling course after hyping the room like a wrestling match. Concerning Your first 2 rent to HMO’s how were their contracts set up in terms of Landlords circumstances, mortgages/ no mortgages etc? If the landlords lender does not want to allow it you can use a management agreement. We went back and forth for ages with our first deals contracts as the landlords solicitor only want to use there’s but we had some amendments made.
