I had a buyers agent in Oregon years ago. I supplied him with a map and an area I circled in Red. I said this is the area I want to live in, so focus here for houses. I drove thru my preferred area one weekend and saw a for sale sign. I asked my realtor why he didn’t notify me. He said, “But you qualify for so much more than that house is selling”. Total loser. I ended up buying that house.

@@Robert-sy9ji I had to make a spreadsheet identifying all the school districts I liked along with my must haves for a home. My agent was still to stupid to send me the homes matching that criteria so I had to do all the searching myself. The agents only purpose was literally to schedule a time to open the lockbox to get a key. Useless parasites

I started my property search while living overseas, and shopped for realtors first. I identified several properties that I was interested in, asked the listing agents for more information, and explained that I was looking for an agent to help me find a property with X description. Some ghosted me, some sent irrelevant information, some sent scattershot property information, and one showed that she listened and followed up with only reasonable properties within my parameters. I signed a buyers agent agreement with her the next time I was in the country and she helped me buy three properties over the years. She explained up front that she was contractually obligated to work for me, and she stood behind her word. She retired in her 80's and I sure do miss her!!

When we bought our current home almost 4 years ago, our agent was great. She told us DO NOT talk about the house while inside or even close to the door areas as there may be cameras or even an Amazon device that may be listening. Anything you say can and will be used against you!

Even if Baby Boomers decide to offload their properties or more housing stock enters the market, it won’t alleviate the underlying issue. Wealthy investors will continue to absorb the available inventory, which will keep home prices elevated.

There's also a lack of discussion about the role that major financial institutions-banks, private equity firms, and giants like BlackRock-played by purchasing properties post-2008, treating them as investment assets. It's impossible to fully understand the current housing crisis without acknowledging this trend. Additionally, larger luxury properties are inherently more profitable than smaller, more affordable homes, leading developers to prioritize luxury developments for higher returns.

While I anticipate a future decrease in home prices, I currently recommend diversifying investments away from real estate. Shifting capital into the financial markets or commodities like gold is a safer bet given the current high mortgage rates, recession indicators, and tightened lending standards. Housing prices might need to correct by 40-50% before the market stabilizes. In uncertain times like these, getting independent financial advice from a market-savvy expert is essential.

Years ago, I let slip that I wanted a home for below $300,000 but that I was pre-approved for a home around $400,000. I let the realtor know what I was looking for. He kept showing me homes listed for around $300,000 but they didn't quite meet what I was looking for. Then he said, let me show you something. We went to another home and it checked off all my requirements EXCEPT it was $399,900. I finally did find a home for $280,000 that met all my requirements. I'm pretty sure the agent was purposefully showing me homes around $300,000 that he knew wouldn't meet my requirements because he knew I was pre-approved for $400,000.

@@gtarules1 How would he know what? I told him I wanted to spend $300,000. I, foolishly, let him know that I was pre-approved for $400,000. Rather than find a home under $300,000 he tried to convince me that I had to spend $400,000 to get what I wanted. Knowing what I know now, I would have told him what I wanted and wanted to spend $250,000 then let him talk me up to $280,000.

That's exactly our experience. The homes we were being showed were not in good shape. We finally found out about a house on our own but felt obligated to use her to schedule a showing because she had put in a fair amount of time on us. She was negative about the house (surprise!!). Eventually we saw the house again and bought it, lived there 19 years but did NOT use her when we had to sell.

We didn't let our agent find homes for us . We only needed her for the paper work part and closing since we were 1st time buyers.We compiled a list from the internet and driving around and only saw those . I didn't want to be drug around looking at homes that didn't fit us . We ended up buying a HUD foreclosure that she had no idea how to bid on. I ended up doing a bit of research and guided my own agent through the process. This is what worked for us .

Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800k to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Personally, I can connect to that. When I began working with Sophia Maurine Lanting’, a fiduciary financial counsellor, my advantages were certain. In these circumstances, I would always advise getting professional help so they can steer you through choppy markets and just give you indicators and strategies for knowing when to enter and exit the market.

I know what you should say to your real estate agent - "No HOAs! And not next to a highway." Then if they try to get you to buy into that knowing that it is forbidden, that indicates you need to change real estate agents.

@@kerrybyers257 That’s the trouble with honest people. We would never think of abusing someone else’s information so what’s the harm in sharing the information. I learned the hard way-need-to-know basis only is how I handle 99.9% of my interactions now-with EVERYONE. Not everyone can handle the truth, the whole truth and nothing but the truth.

I always tell my realtors what the bank says I can spend and what I know I can spend (and those numbers are never even close). Realtors know what I want and what I won't abide very quickly as I don't mince words. Never been a problem.

What you're saying, then in effect, is that you can't trust real estate agents to have your best interest in mind, rather it's their commissions that count to them. That's good advice. I appreciate it.

Wow! This makes me even more grateful to have worked with the realtor I did. She's amazing, showed me only what I wanted in my budget, totally matched my energy, offered great advice and resources but never tried to steer me.... and cheered me on when I was the one who ended up finding the house we're closing on this week! Totally not her fault for missing it- we're pretty sure the selling agent was on drugs, because the listing was all messed up (switched the number of beds and baths, for example) so it sat for 2 weeks because it kept getting filtered out of searches. Wild! But I'm SO lucky with my realtor; she's been like my best friend through this whole process. I'll be recommending her to EVERYONE.

I had a 25 year career as a mortgage underwriter. It is so interesting to hear these comments by our host for this video. I can tell that she is a woman of integrity and is giving honest direct observations of what she has experienced . Oh the horror stories I could tell you of Mortgage applicants and their realtors would make you go screaming into the woods and want to live in a tent. Well not really. I love her no nonsense approach. I love these videos and I’m retired and I’m watching them ha ha ha ! I am very impressed.

Been house-hunting on/off for a couple of years and have learned firsthand that buyer's agents are your enemy. Tell them NOTHING except that you've been pre-approved. You don't even have to say for how much except "in this range." They will, absolutely WILL use any and all information against you because in the end, they're also working for the seller to drive that cost up and increase their own commission. Keep your cards close to your vest!

@@uktea9610 They don't have to be a dual agent. It's a matter of "conflict of interest." If their interest is focused on their own commission, then their interest logically aligns more with the seller's than the buyer's.

@@uktea9610 there are many other ways for agents to collude than just dual agency... they can do designated agency or be a "transaction broker" and formally represent no one, which as far as I know, are both allowed in ALL 50 states.

Spot on information. I have bought and sold many homes through the yrs. 1st thing i was told. Treat everyone as it was a business deal. You may like your agent or others. Its a business deal. Reveal only information needed to close the deal.

The fact that there is already an excessive amount of demand awaiting its absorption, despite how everyone is frightened and calling the crash, is another reason why it is less likely to occur that way. 2008 saw no one, at least not the broad public, making this forecast, as I'll explain below. The ownership rate was noted to have peaked in 2004 in the other comment. Having previously peaked in the second quarter of 2020, we are currently at the median level. Between 2008 and 2012, it dropped by 3%, and by the second quarter of 2020, it had dropped from 68 to 65.

You're not doing anything wrong; the problem is that you don't have the knowledge needed to succeed in a challenging market. Only highly qualified professionals who had to experience the 2008 financial crisis could hope to earn a high salary in these challenging conditions.

As an agent I'm a little disheartened by this. I (all agents) should always have the clients best interest in mind. The fact that you can even say the words "your agent might use it against you", while I know is true and a valid warning, it is still very sad.

I agree 100%. I have had my own real estate brokerage for 34 years. I have ALWAYS kept notes in my buyer or sellers file what they tell me as far as criteria in a home they are wanting to buy. I adhere to what THEY want. It's their home. I have never sent them lists of homes over that price. If during our search process they are not fining what they want ( perhaps they were too conservative for what the market is ) I will have a conversation with them if they wish to go higher in price. Keep in mind that for every thousand you go higher in price, the payment goes up "X" amount. That is up to them to decide. If they go up $10,000 and find what they want and they are fine with the new payment that will be a win for them. Some first time buyers or buyers who have not bought in many years may not think or know or the ask their lender "how much more is my payment". And I can easily tell them without them calling their loan person. It' is never about my client it is about "them". Not trusting your realtor is not the going to be a good partnership. And another thing, if my client did go up in price, my commission would be not much difference. I did not sit there and think "I was going to make more money." Wow. The difference was small. Again, this video is making realtors sound greedy. & not trustworthy. There is already enough people saying realtors should work for free. The public has no clue what goes on behind the scenes. This whole subject in this video is SAD.

I ignored my first real estate agent who said my hubby and I needed to buy as much house as we could afford on both incomes. Yeah, right. We bought based on one income because I knew I would be a stay at home Mom. We paid off that first house in 11 years.

Every house I have bought could be afforded on the income of the lower-earning spouse and having the extra money allowed us to buy fixers and land for cash. I bought my primary residence with 10% down on a 30-year fixed 15 years ago and now have over 80% equity.

@@RJGa I was told by my buyers agent that I couldn't see the mls sheet. She didn't want me to see the commission percentage on the sheet. She was accustomed to getting 7% and some houses I wanted to see only was offering the 3% split. As a realtor myself in a different state than I was buying in I knew exactly what I was talking about.

When buying my home 9 yrs ago, I told my agent about a house that was 2 min into another state, we liked it and we made an offer of asking price that was accepted. Then I got a call hours later saying that the seller wanted to show the house to two more potential buyers. My agent advised me to cancel the deal completely. I didn’t and we ended up getting the home. Now it’s worth double what we paid for in one of the best town in the state. Funny thing is, my agent flipped houses and I just had a feeling she had her eyes set on the home.

Good suggestions. The one caveat I have to add is we ended up having to tell our realtor our maximum amount we could afford because we were looking in the SF Bay area with bidding wars being the norm. The house was priced high, but it had been on the market a month or two. We were the only offer & came in at 10% under because it's all we could get financed for. The seller wasn't happy & wanted to counter, but the agent was able to get them to accept our offer because of this. She just said, 'that's all the bank will give them, they can't go any higher.'

We were lucky. In 2018, we paid in cash and that's what we stuck to. No more, no less. Our agent was thrilled to work with us, because there was no chance we had to wait for approval for a loan. Our agent had a lot of leverage with us. Cash is King.

@JD-2-k3g cash does matter to the seller, because there is no waiting to find out if the buyer is approved for a mortgage (there is no mortgage with cash). If the mortgage is declined, then the potential buyer has to forfeit the house and the seller is still stuck with their house. The longer it takes to sell a house, the more money the owner has to pay in taxes and utilities. The longer a house sits on the market could mean major repairs after storms, a steap price decrease and other costly issues. The owner can do a quick sale, but then they won't get top dollar for their house. If the seller still has a balance to pay on the mortgage, then the money from the sale goes to laying off the rest of the mortgage and the original owner can keep the rest; if there's anything left over (typically it isn't much). Paying in full in cash guarantees the owner the sale of the house will go through ASAP.

@@JD-2-k3g paying with cash avoids having to wait to be approved for the mortgage. If a loan application is denied for a mortgage it means the seller is stuck with the house until someone else comes along. That could be a while and the longer a house sits on the market the more that could go wrong (like having to pay for repairs after a storm). Also the longer the house sits on the market, the higher the likelihood of a price decrease. Plus, the owner is still responsible to pay taxes and utilities. Paying with cash in full means the sale is guaranteed and there's no waiting for a mortgage. Sellers love cash in hand.

@@JD-2-k3g something else I forgot. When we found the house we liked, there was already a bid for it. The other buyers were offering a few thousand over asking price, but they were waiting for the approval of their loan application to get a mortgage. We came in at the asking price but with cash. The owner didn't want to wait to see if these other people were going to be approved. He had already moved to another state and wanted the house to sell. He was happy we had cash and there was no more waiting. We got the house over the other prospective buyers. There are a lot of reasons a seller likes cash.

When we were looking for a house to buy earlier this year, we were the ones who were determining which houses we wanted to go see. We went on several different home websites that lists homes for sale, we would then go check out the neighborhood and then we would tell our agent that we wanted to go see the house. In one instance our agent did tell us about a house he knew was coming on the market within a few days, we drove past it, but it wasn't in a neighborhood that we liked very much. Other than that, we pretty much controlled homes that we wanted to check out, not our agent..

Important to do, but why are they getting such a high commission when the buyer is having to do most of the work. My last agent shared he would not drive "that far" to a house we were interested in, but said the selling agent was a friend of his. ...yeah...not happy w/that agent at all.

LOL we made the mistake of telling how much we had to spend, which was over the normal price. The car came up to that amount almost exactly.

Last spring we were looking at several homes that were in different states, and some in the same state but were two or three hours apart. So we ended up working with a bunch agents and never told any of them about the others. I figured out how to work with a realtor a long time ago, they are their only to show you a house and nothing more. They might try to make it into something bigger, but it's not. The one thing I dread is the agent telling each and every person they have in the car all about you each time they drive past our house for the next 20 years. If you don't tell them, they can't blab it to others. So the farther the house is from the real estate agents office, the better off you are. If the agent blabs about every house they have sold and every buyer living there, find a new realtor.

That’s some really good info, and it makes totally good sense! I would add that ANY comments made in regards to the property, offers, etc. with your agent be done AWAY from any part of the property, not just “outside”, as surveillance cameras can capture distant voice, sound, etc.

I remember in 2007 when I was working in real estate seeing people buy homes new from builders with the intention of selling before close of escrow to a new buyer for profit. The crash was so brutal and fast that I remember seeing a lot of these units foreclosed on with the builder plastic still on the carpet.

As an investor we often use the smoke detector spy cams with audio, you will be amazed to hear the buyers discussing strategies to get the price reduced 😅

Jackie, thank you for telling clients these things. You are spot on! RE Agents are NOT lawyers and don't have to abide by the same confidentiality requirements. I worked in a large real estate office and saw statements like you mentioned used against both buyers and sellers to "get deals closed". To buyers and sellers...think about it. Agents make a commission that's a percentage of the sales price. Doesn't it make sense for them to get the highest price possible? Isn't that a conflict of interest right there? Good for sellers, not good for buyers. I've known some really good, ethical agents but I've seen many that were incompetent and derelict in their fiduciary responsibilities. Your agents DON'T need to know the things Jackie stated.

Actually, we do. We have a fiduciary responsibility to confidentiality. The only exceptions are for fair housing violations and known defects of a home.

@@personavisceration371 but agents are not doing the right thing to provide the info. Instead the buyer must do the leg work, call the town, do the inspection, etc. It's not right. A buyer should look at the price of the home, with knowledge of the good and bad. The buyer to do the inspection has gotten out of hand, b/c if another person offers, the do the inspection, no one will share, yet the inspectors have to repeat the work. Can we not come to some form of fairness to all parties?

Real Estate is the biggest scam. Agents do practically nothing other than put together a listing, then make bank. They don't even show their own listings anymore. I have bought and sold 3 houses in the last 3 years and the agents sucked, but they still made their commission. On the last house I bought, my agent colluded with the seller to not disclose information that affected the material value of the home and cost us $50K to replace a bridge crossing they said was repaired. So many lies. We are suing both of them.

My daughter had a horrible experience working with only one realtor because that realtor was never available! And when she was, she was always late leaving my daughter burning more time away from work! Yes, realtors have access to the same MLS, but their work ethic is different from agent to agent. How do you know who will do a good job for you unless you have multiple agents to choose from? 🤷‍♀

I told one agent that asked me what price range was in my budget that it was up to 200k and i didnt want to go over that. She showed me everything from 190-210 + and they were crap. I went thru someone at work who knew an agent that knew my family. She was awesome but i had a different strategy, she printed some options off and i took to zillow to see if something struck my interest. After viewing her options and ones i found, i bought the perfect one for 130. I didnt care about modifications in the house, i cared about how sound and solid the house was. New paint can be more appealing but foundation is more important. Paint is just paint. I understand agents make more commission when the house cost more but its better for them to put the consumer first. Idl being brushed off when im not willing to max out my budget.

Most of these "mistakes" are not even mistakes so long as you are working with an actual professional agent who is there in the best interest of the client. These can also be mistakes if you are working with a crooked lender, it's not just pertaining to one profession or the other.

In my experience of 30 years, many of the female agents I transacted with want to be the hero or mother hen. Putting a home sale together with them can be ponderous or nearly impossible, although there are some ruthless female sharks out there in the business.

I feel that you will normally get pre-approved for more then you should so, banks can make more at closing cost etc. if the bank approves you for 500,000 but, you know it’s too much you should tell your Realtor your looking for a 300,000 home or what you know you can afford. Love this channel. 😊

It's always important to remember your Realtor is not your friend. Most the time they aren't even on your side. In most cases they get paid based on commission, the more expensive the home the better for them. They are more often on the side of the listing agent than you, as they share a commission based upon the final sale price. They also want the process to go by as quickly as possible, because again they get paid for closing a deal. So no your realtor isn't going to advise you in your best interest most the time, it's in theirs.

What about the “Sold Price” on Zillow? Is that accurate? I feel like if you ask your realtor to run the CMA, they can cherry pick properties that support their desire to push you one way or another.

@@JackieBaker I see, so the “sold price” listed under “price history” is accurate but Zestimates aren’t. I can see that as my brother recently renovated his place and converted part of the house into a Studio rental. He managed to have the PMI removed because the appraisal came in way higher than the original price he purchased the home for. This work isn’t accounted for in the Zestimate price.

@@IceCat143 Zillow was so bad at estimating home value that they shut down their home-buying arm after taking huge losses. Zestimates are basically just an Automated Value Estimate (AVE) like other lenders and some real estate sites provide to get a rough idea what a property is worth. Some AVE's are more accurate than others, but they are all just a starting point to determine value.

By default, the integrity of a Buyer Agent is inherently compromised because their commission, like the Seller’s Agent, is dependent on the final sale price. Most sales people focus on the products & services that pay the most commission. Don’t be fooled, a Buyer Agent wants the property to sell at the highest price too!!

It is important as a buyer's agent to help a novice client identify the criteria and tradeoffs in their needs vs bars and desirable/undesirable factors by giving examples homes that are both above and below and ideal vs unacceptable to what will be their ultimate choice. I invited a first time buyer of SFR along to a showing with an A contractor of an extreme fixer so that the contractor could educate the buyer about issues which would preclude financing. As a Realtor, I cannot say what the stains on the ceiling are an indication of a leaking roof, that the stuff that looks like pepper on the sills and warped paint on the window frame are signs of.

He said, 'One of the primary reasons IBM is so successful is they have a policy "We will never wave a contract in a customer's face." In general, we honor that, unless we have spent $10's of thousands of dollars up front, and the customer reneges in bad faith and won't help make us whole on our outlayed sunk costs'." Then, ask the buyer's agent if he/she thinks they can meet this level of professionalism: "You agree that if our relationship is strained and going south, you won't wave the Buyer's Agreement in my face." If they react positively, enlightened, and grateful you taught them something--consider signing with them. If they don't understand the value of the policy "Never wave a contract in a customer's face" and instead say, "but a contract is a contract", then run away before you start the relationship. In life, there are givers, and there are takers. Be a giver, and find givers to help you. Let the takers just take from other takers--they deserve each other. Scammers are easy to ferret out up front with the right line of questioning. (Well, I say easy...but, I suppose it isn't. Amazingly about 1/3 of the US population can identify a scammer, and 1/3 can't.)

The initial message I convey to an agent is that I am not in a rush and am specifically seeking distressed properties with motivated sellers, to which I will consistently present a significant lowball offer. Furthermore, to prevent any unnecessary expenditure of time, I will conduct a drive-by assessment of the neighborhood before requesting an in-person viewing, as many properties can be disregarded based on their location. Lastly, I will inquire whether the agent is comfortable with this approach.

I’m a seasoned buyer and a former agent. I never tell the agent any more than needed. I have had my agent tell me things she heard from the sellers agent, shame on them. That is a no no. I’ve also had agents show me homes that were way out of my comfort zone.

My experience is that working with sellers agent might put to advantage when they pick which bid they’ll go with. Say if there’re two identical offers, sellers agent will most likely pick their client over if you were to go thru buyer’s agent since they get paid more that way.

My buddy's wife is a Realtor, she showed me a few pieces of property, then a week later told me that it was Alabama Law that required me to sign an agreement with her. I was also on my own looking at for sell by owner properties as well. I asked her to show me what LAW required me to sign an agreement with her. She never contacted me again. LIAR...

The attorney probably already has a cut and paste contract- this will not provide ANY reassurance when buying or selling- the attorney and inspector are there to make money 😆

How do we KNOW what realtors might use against you? Look at how they are paid. 1) The more the buying price is, the more money they make. 2) The less time they spend on you, the more money they make "per hour". So they are not motivated to show you lots of homes. They are motivated to sell you as quickly as possible.

This is one of the biggest problems I have. Seller's agents went to show you a few houses, then start heavily pressuring you to purchase any house bc they don't want to put anymore time towards helping you. This is why I'm seriously thinking of not having a seller's agent and just using the listing agent. In the end, it does't seem to matter.

Years ago when we sold our condo, the buyers lowballed us on their first offer and listed all of these complaints. The offer was so low, we wouldn’t be able to afford to move if we accepted it. We flat out rejected it, not as a negotiation tactic but because we could not afford to accept that price. We didn’t bother with the counter offer because we didn’t think we could come to a reasonable agreement based on how low their offer was. Their comments on the house were so insulting we wondered why they even bothered but we knew they were buying it to rent as an investment property so that may have had something to do with their approach. Well the buyers came back with an acceptable (to us) offer.

You should also ADD the “Divide & Conquer” ruse. Our agent got super buddy-buddy with my husband who eventually spilled the beans about job bonuses & side hustles I had. He showed us homes significantly above our pre-approval & then pressed for quick decision… hubby hated that house a month after we closed. 🤬

When working with my realtor, I realized that she would only take me to homes which paid a higher commission to the buyers agent. On my own, I found several homes in the same town which met my specifications & were of my liking but she never mentioned them. Also, another scam l came across was when l didn't have an agent I realized that homes that were already sold had "For Sale" signs left outside and served as business cards for the Real estate agents. When l called the agent the agent told me that the home was already sold and if I had a real estate agent working with me, when I said no she said she would be my agent and will show me similar homes.

I bought 3 new construction homes since 2018. My 3rd house was hell. It was hell on my last one. I went under contract peak prices 2022. Interest rates were rising and the builder was taking forever to start the house. I ended up backing out. My agent was too scared to ask for my earnest back so I wrote an email. I ended up getting 5k back out of 21k. We’re under a sell and buyer agreement with him so we had to continue with him. We went under another new build contract same year. He did not check in the status of the house at all till I drove out to the area. I took a pic of the site and sent it to the sales rep who was in vacation. It was a dry wall in just 3 months. He was supposed to list our house let alone have a contract in it by dry wall per contingency. He listed when it met the deadline and the builder terminated the contract. We contracted in an another to build again and he went ghost till closing after selling our house. We the got the keys at closing covered in salsa. We didn’t get a congrats from our agent when he basically didn’t do shit. He didn’t even find the houses or communities.

How about top things a realtor should not do? Suggest two low of a listing price. Suggest including an expensive riding mower, not knowing your phone number when you call and leave a message when you have a house under contract, not showing up for an inspection when you have driven 51/2 hours and spent the night in a hotel. Suggesting sign a contract to buy a house even when seller has rejected contingency to sell current house. Talk about pressure to accept an offer. That’s enough for today

I totally agree ! I fired an agent because he would not take me to lower priced homes because of my prequal letter. I did not want to spend that much as I needed a certain payment. He kept saying “ oh you won’t like those homes”. Really?! Whelp, fired him, got a new realtor and I closed within 40 days. I bought my home years ago and it makes me realize, don’t over disclose. I have told my kids to be mindful realtors are in it to make money while you have to make the payments for 30 years.

My Buyer's Agent found a home listed in the newspaper and decided not to show it to me because it was a FSBO, and the owner was not offering a commission. I also found that home in the newspaper and asked my Buyer's Agent about it. Long story short, I bought that home and directly paid my Buyer's Agent. I will never again use agents. It was in the year 2000 for $215000 in Longmont Colorado, when interest rates were 7.25%. Now, it's worth about $516000 and I recently paid it off completely after cash-out refinancing it several times.

I can’t tell you how angry I have been at harassment by my agent in the past three years, when I couldn’t get the time of day from them when I was standing there with my checkbook doing all the leg work. Real Estate Agents are a lot like defense attorneys or used car salesmen. Most of them became Real Estate Agents to make a lot of money doing very little work. No moral compass whatsoever. I honestly have considered getting a license myself just so I can do my own transactions, free of their unwieldy fees. I used my aunt to purchase my current home.

It is important to have a buyer's agent who can be trusted to follow the fiduciary rule. I offer my buyers commission floor and caps, such that I give them back excess buyer's agent concession as a closing credit but also demand a minimum fee if they buy more or less than the threshold amounts. In other words, I don't reward myself for the buyer paying too much or buying too much house, but demand a minimum fee for my services.

A real estate salesperson is a licensed professional who can assist in buying and selling properties, but that doesn’t automatically make them a Realtor. A Realtor is a member of the National Association of Realtors (NAR) and is required to adhere to its strict Code of Ethics. This Code of Ethics holds Realtors to higher standards of professionalism and practice. However, if an agent is not a Realtor, they are not part of this association, and the Code of Ethics is not mandatory for them. It’s only optional if they are not a Realtor, meaning they are simply a licensed real estate agent without the additional obligation to follow the NAR’s guidelines.

I am planning on paying cash. In doing so , I will present a “ clean and clear “ letter from my bank. I have not done this before, but I believe that has a certain specified amount on the letter. Just spoke to an agent yesterday and she immediately tried to psych me into a panic mode to buy a house now because the outcome of the presidential election, and interest rates will probably cause the home prices to go up. That was the last time she'll hear from me. I have so far dealt with 10 agents in 3 different states, and only one of them was honest and hard working. In my opinion, dealing with realtor agents is the same as dealing with car salesmen. Maybe there should be a law to rate their commission based on the work they did to make the sale.

I never worked with an agent as a buyer that did anything worthwhile for us. It is very easy now to find a house that meets your wants and needs online, and if you don’t bring an agent for the seller’s agent to split the commission with, guess which buyer they are going to push for? Yes, it happened to us. Worked well for us, can’t speak for the seller.

I'll add another one; a little off topic but not by much. Never use a family member or close friend as your agent. My sister was a real estate agent (she no longer is) and I used her to sell my house and find a new house. She obviously knew everything about me and what I wanted and thought she knew everything about my finances (she didn't). She and I ended up screaming at one another on the phone one day over the house I were selling AND one I wanted to buy and I finally had to work with the woman who ran her agency instead of her. Prior to this we'd always gotten along fine and we do now but it took a while to put the experience behind us. It's a business transaction, use someone that isn't personally connected to you!

Jackie, I agree with most of what you said but the first item you discussed, shouldn't a realtor make sure a buyer is qualified before they start schlepping them around looking at houses; for example, how much do you make, what kind of down payment can you come up with etc.??? I'm sure you're not going to take someone on Starbucks salary to look at homes in Saddle River, Franklin Lakes or Alpine, without preapproving them.

I've divulged almost all of this information w/my various realtors (I've owned many properties). If I let them use that information to manipulate me, then that's on ME. (I have always been qualified for loans that are much higher than the price of a house I want to buy and I always tell them that. I have never once bought above MY price point.)

I had a horrible experience selling my mom’s home. I showed the realtor there was a sm leak in the ceiling that I had painted over before deciding to sell. She said “ I wouldn’t worry about it.” When I filled out the information about the house I wrote in small letters under other that there was a small leak that I painted over. She came to me and said I didn’t disclose the leak. After she told me don’t worry about it don’t write it in the disclosure. Ha ! She later brought the paperwork to me and said you didn’t disclose the leak I showed her I put it on the disclosure under other. She tried to get me for thousands of dollars but couldn’t because I did write it in the disclosures under other ( that was the good Lord ) I really wanted to get rid of her after that it was an in-house deal. She didn’t even take offers. I wish I would’ve never used her ever…… she tried to friend me so many times on fb I never excepted her request.

I think you can end a contract with an agent at any time, you just have to tell them.

You have the right to terminate your buyer agency contract. Just email the agent AND their broker saying you would like to get out of it.

As an agent I agree with telling an agent your income, I never ask that and I stick to my buyer’s budget with the exception of showing a house that is over budget that is over priced, possibly getting it within their budget

Work with a REALTOR- NOT a real estate agent- HUGE DIFFERENCE! Also, NAR recently changed the rules so working with more than 1 agency has become more difficult! I am a retired REALTOR but still like to keep current on the industry!

When house hunting, my husband and I went through 4 realtors before finding a good one. Took us 2.5 years due to the 6month contract they make you sign. The last realtor gave us the contract, we didn’t want to sign it, and he said that if we’re unhappy with him, he will tear it up. He really went to work for us and found us a great home and in our price range. We’ve lived in our house for over 10 years and he still brings us a pumpkin every fall and asks how our family is doing.

Wow it’s so different in the UK. You go to whatever estate agent who has a house you like and they speak to the vendor and arrange for you to go round. Estate agent only shows the house if the house is empty. Normally the owner shows you around. The agent will liaise with the vendor for the sale and put offers for you but they are working for the seller not you.. you the buyer are on your own. It’s good because you’re not tied to anyone. Never tell them you like the house. Always be prepared to walk away. Offer way less than the asking price and shut up. Wait for them to come to you

I do most of the work, more than everyone involved (realtors, title company, etc.), need to work late to make up for time lost from all the evil lawyer paper work, then pay all these clowns for the privileged of receiving their awful customer service. The entire home buying experience is hell

I was trying to buy something around 1M, no chance. Only shitty crap on the market. Ended up buying a fixer upper for 620k. And I was absolutely clear with my agent. It really depends on who you work with.

If you are buying a expensive home , some agents even if your prequalified they want proof of funds when presenting the offer so the offer is stronger , they want to know you have that down payment and reserves and closing costs

A very close relative who is heir along with me as executor, insisted Zillow is better than my official appraiser for the estate property. So he wanted more money for us to buy the property from estate. We end up paying more than it’s worth just to get the place and keep the peace. So arrogantly know-it-all and so enthralled with “technology” (and yes, he knows a lot about “technology”, but not so much about anything else). But at least we got him down so we’re only paying some 5% more instead of maybe 15%.

Just send something in writing to the agent AND their broker that you want to cancel your contract with them. Email should be suffice.

Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Personally, I can connect to that. When I began working with Annette Christine Conte a fiduciary financial counsellor, my advantages were certain. In these circumstances, I would always advise getting professional help so they can steer you through choppy markets and just give you indicators and strategies for knowing when to enter and exit the market.

A lot of folks downplay the role of advlsors until being burnt by their own emotions. I remember couple summers back, after my lengthy divorce, I needed a good boost to help my business stay afloat, hence I researched for licensed advisors and came across someone of utmost qualifications. She's helped grow my reserve notwithstanding inflation, from $$275k to $850K...

Yes, absolutely! I work with one because of this. My $520k portfolio has increased by 85% since the beginning of the year and is well-matched for each market season. For this year, my adviser and I are working on more figures. After physicians, financial counsellors are, in my opinion, the most in-demand professionals.
