Continue the series for sure. Its interesting following along as you grow, and see your dream through. An idea that comes to mind is you might want to include an area for merchandise to sell. Whether just Antonelli gear or become a distributor for some brands, it will help subsidize some of the operating costs. Exciting stuff brother.

Owning the Real Estate for your business will be the key to success long term. It will give you great flexibility in not just operations but your ability to tap the equity in the property. If you are renting the property then the goal should be to own the property at some point. If you make the decision to purchase it you can section off the property how you want it, rent out the rest to other companies or other training companies (football or hockey). I would consult with your accountant / CPA to discuss how owning the real estate and renting out the excess space would be a benefit to you.

Matt...I basically do this for a living. Finding spaces, reconfiguring them etc. It sounds like you have a fair amount of experience as well. I typically double the first year lease cost to cover the cost of building improvements, etc. Good luck with it!

Cool! We just opened our own place here in TN! We have 12,000 Sq ft and have players lounge, weight room, 2 cages and an open infield quad area. Excited for you man!!

Great video you can feel your excitement! I opened a gym (fitness only) on the east coast we had to change zoning as it wasn’t zoned for a gym at that time. some of the issues were parking spaces, hours of operation and traffic patterns/issues, it took a while and cost 20k (15 years ago) but worked out. We worked our butt off as any small business owner should and was successful. The money was good, not great, the stress levels were high but the pride of ownership was worth it all. Excited to watch your journey and see what you create being a younger, passionate guy who is current with what this generation wants and needs. Best of luck Matt!

Every baseball facility I've used in the Reno area is in an industrial center off the beaten path. Three were in converted warehouses (one had an infield in it, the other two were just batting cages) and one was in an old Shipping hub (so essentially a warehouse, but with a lot more truck doors) so I think you're looking at the right kind of space. Your drawings look like it's gonna be a great space for you guys.

Our organization in Cincinnati has some former Reds people, have had our own space leased for a number of years, and we're currently in the process of trying to build a facility. Dreams certainly happen, but for us it has come down to having a solid business plan, realistic commitments, and options to keep revenue consistent during those summer months when everyone is outdoors playing baseball. Look forward to seeing your progress!!

I’m actually considering opening a state of art facility in my neighborhood because there isn’t any state of the art training facility around here. There’s a couple places but it’s OLD and basic tunnel and infield … keep this going because I’m taking notes

Need to find a way to incorporate an infield in that space for you to be fully satisfied. My daughter’s travel softball program is too small so it ends up just accommodating pitching and hitting. They built a pitching tunnel over and existing tunnel so keep that in mind. You can utilize vertical space if your creative.

What's the farthest throw you'd be able to make if you pulled the nets to one side? Thinking about fielding work. Catchers throwing to second, etc. My back-of-the-napkin math says around 80 feet or so... just looking at the three cages on the right of the map... but if all the nets were pulled back I bet you'd get close to 100 feet.

The facility looks good. Could you make the middle hitting tunnel with a removable partition between it and the last hitting tunnel? This way you could do infield work?

Absolutely if you can afford it do it. I can tell you one of the best travel teams in my area has their own facility. They definitely have a competitive advantage because of that. I think a players lounge well nice would be kind of waste of that space. A weight room might be a better use.

Have you looked into financing one of those inflatable domes a lot of community soccer clubs use? From what I see they can be about 30 dollars a square foot and then pop it onto some land outside of town that you can rent. Zero poles. You can take it with you. Just a thought.

Content-wise, giv'r Matt... can't recall seeing the like before. Bit of experience in the process, so creating a space for people to see and share their experience (and maybe better appreciate what the existing spaces have had to go through) related to operating an athletic training facility... and how folks actually go from "man, I wish I had my own training facility", to ~Insert whatever highly unglamourous/unpleasant task related to "Living the Dream" relates best for the them of your essay. Pretty messy from snout to tail, so there's plenty of content there. Might be good for angling some deals on facility product (netting/turf/mounds/equipment/etc./etc.).
