Just bought my house in boerne. I am from Schertz so very familiar with NB. NB is turning into the new Katy Texas. And Boerne is what NB was 20 years ago.

@@ilovecheesecake516 between SA and Austin on the I35 corridor is absolutely awful. especially now that they decided to upgrade the roads 10 years too late, so now you have to deal with construction too!

Boerne has prettier landscape and feels more "hill country", but New Braunfels is better located off I-35 for access to both Austin AND San Antonio, and NB has more of a river town than hill country feel

Crime in New Braunfels is on the rise due to its daily commuters and increase in population. Also a lot of drunk drivers in New Braunfels area and I-35 is horrible, one car accident on the road that can delay your commute by more than a half hour. Boerne is kind of hidden and you never really know you're in Boerne till you exit I-10. Hence the lower crime rate. New Braunfels has a population of 110k, but during the summer/weekends/holidays, its been reported to estimate near 175-200k. A lot of Californians are moving to New Braunfels so the culture will transfer like a small Austin in a few years.
