While I didn't know that the nails being set below the surface compromises the zip system,... that makes perfect sense. It also makes the zip system useless, because, let's face it, Juan isn't going to set the pressure on his compressor to set the nails exactly flush ( as though that were even possible!), nor should he have to.. He's not working by the hour.. he gets paid to produce. This is just not a tenable system, although everybody seems to be adopting it these days. I also noticed that the tape was never rolled..............

There's a depth adjustment on the gun, though. Just poor site management. I'm surprised a county or city inspector, passed these, well, same with the plumber, did no licensed contractor walk through the job site?

You shouldn’t have to “stay on” the builder.It’s their job to adhere carefully to the report or ignore at their own liability.

What I am wanting to know is how the plumber start and how he takes measurements to dig the trenches and and run all the pipes to the designed locations in a land where nothing is yet built. How everything (bath, kitchen, laundry, etc) matches to the precise location after the house is built?

B Hirshey from the amount of fasteners I would say no but it creates a weakness in the system performance. Creating a possibility of water getting in the structure.

It is weird because the builder spends the extra money on Zip but then only gets 1/2 the details right.

The main issue is water penetration. The installer need to regulate the pressure on the nailer. The builder or superintendent needs to catch that early to prevent extensive damage. The superintendent should have catch most if not all the issues caught in the inspection. That said, the guys in the video did earn their pay. It is less expensive to correct now than later.

This is what makes me nervous - u guys do an awesome job in finding improper build of expensive investment and people’s dream home and the builder does a horrible job and doesn’t do per code or simply he right way. We expect them to right but if we call it out by inspectors and they still don’t fix - we spent money on inspections and still end up with Scotty work and we can hire inspector for follow up and the either have covered without fixing but how r we to catch the time to ensure when we as homeowners may not know or remember all the issues pointed out by inspectors. Chris and his guys do a fantastic job and it seems like these builder contractors don’t care about their shorty work. I just bought a home and waiting on permit and with crazy high cost lumber costs, wonder if more corners will be cut to use little lumber and with slim availability of qualified workers and paying hundreds of thousand dollars, I am wondering if me buying a new home now is a good idea. I have sleepless nights after watching these type of vids.

contractor nightmares!! sometimes they run away with your money and you can't do nothing. but atleast with phased inspections unless your a builder yourself they will give you an update on the quality and the job of the contractors. so you can decide to mitigate with the builder or or hire a new one before a catastrophe

I can’t remember where this one was that it was a long time ago. One of our biggest problems with phase 2s. Is the vapor barrier. A lot of people underestimate its value.

If it's on an adjoining wall, open up the wall and flip the plumbing to that side. If drains in the floor... They make cement saws and jack hammers. Where there's a will there's a way.

Builders are not obligated to do anything that an inspector asks or a client. If they disagree, it is up to the client to continue or move on from the build.

I feel like a lot of this is way overboard. A lot of old time houses just had blackboard (basically cardboard) with plywood on the corners and or some just had board cut in on a 45. Then they bricked the outside. Still standing warm and no big deal.

The Window sill sealer was used when they used aluminum windows and the window would sweat if water gets into the framing and runs down the jamb you have way bigger problems . Think about it wood is very poor thing I’m sorry moisture gets soaking wet before it runs down the jam. No sill silver in the world will fix that in fact it’s going to run behind it no matter what and prevent it from drying out.

Is every house inspected as it's built? Or is this something I'd have to find someone to hire in my area for? Can the potential home buyer come with? If I do hire an inspector and they find stuff are the builders obligated to fix it? You said to keep on the builders, but is there any fine/contract obligation? Or will they just move on to another buyer hoping they don't get an inspection? I've got money down on a spec home being built and I'm a little paranoid they're gonna do the typical corporate thing and cut every corner they can. I don't even pre-order video games but I'm pre-ordering a house... yeah, just a bit paranoid.

Builders have there own inspectors that should be inspecting ever phase. However, things get missed and the builder may determine that some things aren’t worth fixing, and they have no obligation to share the report with you. That’s why it is important to have your own 3rd party inspector, like these guys, to do an inspection for you, so they can find the things that the builder’s inspectors missed or are trying to hide. Most builders are honest, but you need a Realtor on your side to help you track whether things are getting fixed or not. If they are not fixed, you have to make the decision to pull out of the contract or stay in, but at least you’ll have the information.

I do believe a builder would be obligated to install a product in accordance with the manufacturers instructions as not doing so voids the warranty. 100% they must do so according to local code. Thats the law. But I imagine there are general fit for purpose clauses in the contract as well as what's known as implied warranty of merchantability. That implied warranty exists even if it's not stated. That buy the way is the law that says a merchant That sells you something designed to do something must do that thing. If I pay you to put on tires and you don't tighten down the lug nuts and the tires fall off. That's a case of even if I didn't write down on paper by the way you will tighten the lug nuts it's implied. Any reasonable consumer expects lug nuts tightened down as part of a tire change. If a builder installs a weather protection system in such a way as to prevent it restrict it from actually protecting against the weather. If I pay you to install weather protection it's implied regardless of contract that you install it so it actually does that. An implied breach is actionable.

Why isn’t the General walking the job with you ???? If the General or supervisor isn’t there with you during your walk . If they don’t fix it and brick over it ??? What do you do then as an inspector ??? Tell them to pull everything off and correct what was listed on inspection! This so called builder needs to know he or she can not continue doing work like this at this level without consequences. I’m a retired custom Home Builder . The trades are being lost everyday, no pride , no experience, bad news .
