Hi Elena, I may have partially mentioned this, some time ago... but if you were to have a contact there peruse the building permits that are expected to soon "break ground," research their funding, etc. and then maybe also offer to make promotional videos (perhaps, on a separate dedicated channel... to position yourself, as the "go between?") along with adding an addendum, to the course (e.g. "The best builders, developers and remodelers in the Banderas Bay" segment) then do more: forthcoming pre- sale opps, walkabouts, then walk- throughs and resales, and maybe also set- up a related business... with a local professional(s) as a ltd. partner (i.e. Mexican national/s, with the credential/s) vs. working as an standard employee, in feasible? It seems to me that that (vetted builder, et al) info, would also then lead to them (and you) commanding a PREMIUM... as it would then behoove them... to work, with you.😉 ATB 😃

You also mentioned at approx. 3:00 that you had to return to Canada in order to transfer funds, to purchase RE. This would be a good video for say the Nomad Capitalist and you to discuss together, in cross- promotion. (It seems to me, then... that opening a checking and saving accounts in perhaps the country, of Georgia (?) and getting another passport... before purchasing in Mexico, etc., might make more sense... while also then running your 'business' from there... vs. paying US or Canadian, EU, UK, AU, etc. taxes? (Of course then one would also have to 'denounce' US, etc. citizenship... if intending to no longer, be 'taxed...' since that's how it works, here!)

Thank you Scott for your comments, always 🙏🏻There is a way to transfer funds without having to go back, the way you mentioned is definitely possible but in my view is more work unless one is wanting to obtain Georgian passport ( I do not 😅). There are so many opportunities to go about business here and that is for sure a great one!

It may not be Georgia (I'm not interested, either... but Dubai is apparently not looking like such an appealing "mirage," of late...) however those low, to no... "tax havens" tend to mostly appeal to "trust fund" inheritors, wanna bes and paper/ digital, billionaires. (But it would be "prudent" to have three passports. (I guess you already have them, however. I only have one, which isn't smart, henceforth!) Now I recall... as I thought of that (escrow- wire service) "idea" awhile ago... but it should catch- on there, soon enough. @@ElenaNevza

Can I ask you about a property in Punta De Mita ? It seems too cheap to be legit ...

You can absolutely ask, but in order to confirm if the development is in good standing permits and paperwork has to be checked.

Does a condo board in PV have a reserve fund, if so how much, and can they demand money for special assessments?
@ElenaNevza
@ElenaNevza 9 ай бұрын
Hi Rob, each HOA will establish that based on the requirements and the bylaws. Special assessments usually need to be approved via special assembly.

@@ElenaNevza ok, wasn’t sure if there were minimum requirements for reserve fund, so new purchasers would get hit with a sudden levy to bring it up to that level
@ElenaNevza

@@HamiltonRb you will have to pay in to the reserve fund yes, so there will be an initial payment, amount is decided usually by assembly votes. Ours was reasonable, about $1,000 USD if I remember correctly. There are definitely expenses to keep in mind when buying pre-sale, but that's why it's important to do your research and get in early to rip most benefits.

It’s not a scam but the project is on hold. Connect with your realtor to help you. They should have the information.
