Beautiful home. Glad they thought about all bedrooms downstairs. Architecturally two story homes are very attractive but for me, I’d never venture up the stairs. All season porch, very nice.

They clearly planned to get old there and avoid the stress of walking up the stairs. But they killed 2 birds with one stone. They get the grand nature of a story home yet functionality of bedrooms downstairs. They shouldve added a balcony off the loft and have a big 2nd floor patio for gathering.

@ Yep, thinking ahead. Seeing the home only has two bedrooms and a dedicated office, they may not be the entertaining type other than just another guest. Noticing the pictures on the walls, looked like no children. Just them. The patio room was roomy. I’ve only ever lived or owned single story homes. Even at a young age stairs were not my thing. Funny enough with my career, I climbed poles and ladders everyday of my life.

The textured you're talking about its called sandblasting. Uts been around since the 80"s in the Philippines. Usually done to eliminate painting the outside wall. It can be also mix with colorant to give color.

Thank you, It gets a little warmer up there, but we have an air con up there if needed. However, if we have the two big units running downstairs, its surprisingly comfortable up there. But the upstairs unit comes in handy when you dont want to run the big units downstairs.

very nicely built home. It's not my aesthetics/color/decor but one would be a fool to deny the craftmanship of the house. Missed opportunity to enclose the garage though. I see more builds in the PI doing US style garages and his house was setup perfectly to have it. The silouette of the house looks similar to many US tract homes. Also not having the typical gated front you see in many PI homes (which im sure they figured less reason to being in a guard gated community) still adds for added sense of security for the cars if he wanted to keep that open front yard with no gate. But I digress. Still a beautiful home. How about those grate drains? Do you think thats really necessary/overkill? I guess they wont ever have to deal with waterpooling/flooding.

Their house sides a creek which if it were to overflow the drains system around the house would be insurance against flooding. Good call on the part of the homeowners and contractor.
