That's a tough one. They are both quality builders and the houses offered in the two communities here are in comparable budget ranges. In my opinion, it would come down to what home attributes are your highest priority, and then the neighborhood amenties, and the assocaited HOA and CDD fees. David Weekley is in North River Ranch with CDD fees. Windwater does not have CDD fees. Mattamy also offers a larger home footprint in this community if you require more space.

Hi Alan, Yes, any lot can hold a pool. And the builder will build a pool starting at $85K, 3 options, quite simple design. You can build for less after the closing and add the features you like. Would you like to do a tour with Judy?

Why don’t many of the houses I’ve seen not have any pool baths? What if we want to build a pool later? For example this pool model doesn’t have a pool bath? So much house and no pool bathroom.

Hi Jazzy, Many times the floor plan does not accommodate a pool bath. And sometimes it is a structural option that can be included if the home is a To Be Built. If it is an inventory build, which a lot of builders are doing, it won't have a pool bath usually.

@@FloridaGulfCoastLiving Great question - and thank you for watching several of our videos! We have some builders, at least one that I'm thinking of, who designs inventory homes with pools. These sometimes provide a pool bath. If you were to contract a to be built home, if the builder allows structural changes, you can add that pool bath as an option. Canoe Creek by Neal Communities offers pools and pool baths. We featured one of these in a recent update video.

@@judyathari6524 yes thank you! I love your videos! I also saw recently that West Bay Crosswind Ranch has the perfect model- with Pool bath to lanai and also door exit to lanai from primary bedroom! That’s the way it should be! From the pool to the bathroom or straight into primary bedroom! Thanks! More buyers need to think of adding that option if avail! Just in case in 5-10 years you want to add your own Pool!

Thanks for watching Mark. Are you comparing to other builders? They all have negative reviews. It seems like the complainers always get more press than happy customers.
