Know the law of NYC. If someone stays in your place for 30 days you have 2 take them to court if they don't want to leave.

It is still very helpful if you need a spot. An affordable long term airbnb was extremely helpful for me in a pinch with leaving domestic violence. The problem is with people who price gouge....that can happen with any agency.

The problem is, "THE CITY" trying to tell people what to do with THEIR PROPERTY. If I purchased my home and paying my TAXES, why can't I do as I choose as long as I'm not disturbing neighbors. That's one of many reasons why people are leaving New York City.

I live in a small town near a national park. Airbnb has destroyed the local housing market in my town and hollowed out the community that once thrived here. The majority of homes here now sit empty for half of the year, yet there is no available housing for average working people to live in. The cost of housing here is now pegged to it's earning potential on Airbnb making it so expensive that even with a high paying job it's difficult to live here. The total lack of housing here means local businesses can't find workers, our hospital can't hire and retain doctors and nurses, the school can't hire teachers and on and on and yet the town is full of empty homes. Airbnb is a scourge that should be stamped out.

Blame it on housing regulations and horrible government and local government overreach in a normal healthy economy when housing is getting tight and there is a need and demand for more housing more gets build sustain in the price or even lowering it. Most of Texas is a perfect example of this And they have tons of Airbnb‘s. Sounds like you live in somewhere like California that has awful regulation. Across-the-board I do feel bad for you, but it’s not Airbnb‘s fault housing was an issue before Airbnb was there and it would be an issue after airbnb but I guess but everybody needs some thing to blame. Coming from somebody that has 41 properties now on Airbnb platform in Buffalo New York, along with tons of other people that do it I can tell you and it’s not caused housing prices to go up in my area whatsoever. In fact, I actually pay for more expensive properties so if you can afford a $3500 property in a place that the average rent is $1500 I’m gonna guess you can find a place in that price range. I love how people try to act like Airbnb people are coming in Snappin up thousand dollar rentals and regular people are not able to get those. Why would you not be able to get the rental over an Airbnb host?

@@sola2351 prices went up because demand went up and because to some extent a lot of the properties were restricted and removed you remove the amount of properties that are available prices go up it’s literally supply and demand 101 places that have a lot of supply. The prices are lower. Orlando is another perfect example of this why you can get nice Airbnb‘s for so cheap because they pretty much let you operate without any restrictions down there same with Texas up until recently and guess what their prices are lower their rents are lower cost to live in his lower over regulation is the death of states and cities, New York City, Los Angeles, Chicago. All perfect examples.

the real reason she doesn't want to let go of her air BnB property is that she can charge tourists $2,500 to stay for 2 weeks but if she had to rent it out to a family shell only make 2.5k every month instead of doubling it.

Yes she can rent to regular tenants, but then after 2 months many stop paying rent and the court allows them to stay for free as much as 18 months while the landlord is on the hook cor MORTGAGE, GAS,ELECTRIC, WATER,SEWER,INSURANCE, AND TO REPAIR the apartment because they trash it before they leave as good measure

It’s not like she’s constantly booked. Also they need to investigate people with multiple properties in the same city , not people with their own home or just the 1 property. Crime and bureaucracy in NYC is horrible idk why people encourage moving there or visiting.

This is her own house that she lives, not some investment home or apartment building, so it's not taking away from housing for locals. That being said some AirBnB hosts are sketch. I stayed at an AirBnB for two weeks in LA, and it was clear that the host was renting the property and the bedroom they gave me was not part of their rental, and they were renting it out without the landlord's knowledge.

If they truly plan on making the minimum stay 30 days, than we need better protection from people who plan to remain on the property past the thirty days, past the time agreed on since after 30 days, they can technically beconsidered a tenant.

Don’t forget it started as a side hustle for homeowners. Rent a room out in your home which has now turned to buy the house rent it all out and you don’t have to live there. It’s just wrong on so many levels.

I'll bet she'll have a change of heart when/if she starts to look up prices on ANY area she potentially wants to move to & realizes the shortage in long-term housing everywhere in the U.S. If she actually took the time to compare longterm housing to Airbnbs available in those areas. Investors have screwed it up for hosts like her and renters. They (investors) did the equivalent of Uber-vs-taxis on renters.

I've been struggling for three YEARS to afford a home and still can't. Along with Bidenflation and people fleeing crumbling states like California, prices have gone up almost 50% or more for crappy 900 sq ft houses that are over 50 years old. And no, you do NOT get a garage or even a back yard with most of the listings in my state. And they want $300,000 for these shitty houses. There will be a housing crash no matter what the media claim. And trust me, it will destroy the housing market for a long time. It will make 2009 look like child's play. The only difference is this one is taking much much longer to build up but housing markets are never ever ever stable. The problem with this one is too many people are ensuring that it will form a bubble. When it pops, well, look at China Evergrande. That's where we're heading.

I stay in Perth Australia and recently visiting Uk .There is a huge problem with renting in Australia because you cannot find a rental even if you are making good money ,people are living in tents moving back in with family.it was never this way and it’s because there are so many Air bbs because landlords can make more money ,I was surprised when I came to the Uk I found a similar problem here and have since researched and found many places in the world the same inc USA. I think that even 30 days isn’t enough.I think Governments and local councils should put a percentage cap on air bb properties being rented.It never used to be this way in the world ,I think Air Bb are the problem and need a solution.If this lady is complaining,Rent out your apartment for a 12 month let . Or rent out a room in the apartment on a 6 month let . She may be missing out on extra income but what about the poor people who cannot find a permanent home to rent and feel secure.

So long as there is a housing crisis in any given place Airbnb should not be operate. Neighborhood housing and/or apartments were never meant to be operated as hotels. I have watched city neighborhoods be destroyed as tenants were economically evicted and communities were lost. Therefore allowing the thugs to take over the neighborhoods because there are no residents taking pride in and protecting the neighborhoods.

New York law lets tenants stay for free if a landlord wants them to leave, sometimes for up to 18 months. Even if it's for non payment of rent by the tenant, meanwhile the landlord still has to pay taxes, gas, electric, water, and sewer which is calculated at 150% of water bill, plus insurance.

The appeal of Airbnb is for those who travel. As a student I save money staying at an Airbnb than a hotel. It gives an opportunity for people to make side money or help others. Renting is also a hassle and many laws around it. Airbnb alleviates the burden and ensures you’re getting paid and verified people are staying. The problem isn’t the many users, the problem is NYC itself and the hotels in the area. Airbnb was taking away customers from the hotels because it was affordable !

I live outside of Vancouver & I believe Airbnbs really are part of the problem. Some people own several apartments strictly for nightly income from tourists. The need for affordable housing is in crisis mode. Government needs to step in. Tenant & landlord rights needs to be looked at on a individual case by case...not a one law fits all.

Why rent to people that don’t want to pay you your rent every month? Landlords don’t want to rent to disgusting tenants who destroy your property and don’t want to move out when asked to. The government should invest in public housing, not strip people of their freedom to make money with their own property. If a city has a housing shortage then the government should reduce inefficiencies and develop public housing.

You’re asking government to do something it’s totally incapable of. Only the free market can sort this out. There are plenty of examples throughout history of government housing, and the effect was the opposite of intention. Other government intervention includes rent control. Everywhere in history in every market price controls reduce supply. In a capitalist market 100% of the time, in the words of Milton Friedman, supply has risen. Whenever money is to be made, everyone rushes in to make a buck, oversupplying the market and causing prices to drop. The government is not our friend. The free market is.

Well it’s pretty bad here in Houston, Tx. Our home and rental prices are mimicking California and New York now. Homes that were easily 500-600k are now minimum 1 million dollars and apartment rental prices 2k-3k for a 1 bedroom. New high rise condos many are starting 2:05 at 1 million. It’s become very expensive. There are still properties that you can find on the outskirts where no one wants to move or lower income apartments and even those have increased in rent while salaries have not

This law will work very very well for my sister in law, she will collect the 30 day payment up front. AKA large security deposit, let the people stay a week or two, then refund the money for the unused time if the place is not trashed, this is a good thing.

There's a way around the 30-day minimum. If you live in the property and aren't renting the entire space then you can rent shorter period of time.

Airbnb hosts want to act like their paying more to turn a house that once was a residence for a family and now a hotel does not affect the housing market. They need to justify their greed. They say that housing was expensive before airbnb which justifies it and removes any liability and now that they’ve contributed to making it worse it’s the governments fault. Never mind that they don’t want to live next to a house with strangers on vacation coming and going either.

Sounds like a hospitality situation..Air BNB’s act like hotels but the city at the moment cannot collect on a bed tax that are usually charged on hotels plus a slew other taxes that hotels get charged..saw this happen in Savannah.🤷🏽‍♀️

Explain, I’m genuinely interested because there is a supply/demand issue at the forefront and the scarcity of apartments is becoming an issue nationwide, not just in NYC. I also am inclined to believe that if these people were really business minded then it wouldn’t be an issue looking for long term tenants seeing as they are guaranteed at least a months pay.

Well the issue is that nyc tenant laws are among the most rigid in the country. Which leads to people not wanting to rent out to long term tenants. It's about supply and demand. The building codes in NYC are so draconian it makes building here more expensive, which translates to higher rents. It's a vicious cycle

Air bnb's are out of hand. They've become properties exclusively used as hotels causing noise complaints and parking issues to the actual residents, while pricing homebuyers out of the market. I live next to a 4 bedroom airbnb and there's a bloody party going on every weekend by new random people who have little care for the residents in the area. They're on vacation afterall!

Every Airbnb house is different. I lived across the street from a Airbnb in Brooklyn and the guests in there were always quiet. You only knew they was there when you seen them leaving or coming in. No music or partying, they used it as a place to sleep.

Good! I'm Glad! MORE laws like this need to be put EVERYWHERE! Airbnb's have contributed to the Housing Shortage for longterm renters and primary homebuyers! They have also caused major disruptions in the safety and tranquility of neighborhoods, causing surroundings residents much turmoil and anxiety due to the constant problems, noise and traffic through their neighborhoods. Residential neighborhoods are not zoned, nor were ever designed for this sort of activity. There needs to be STRICT regulations as to the LOCATION and property types of STR's! Airbnb's shouldn't be allowed to just pop up anywhere they want. They negatively affect the quality of life of surrounding residents.

@@warrenstringham415 I'm sad that your mum's friend had bad tenants, but I only suggested them because when we (united stater's) go to live abroad in certain places their reasoning is the same (foreigners will wreck the property). So often they along with some families are in need of homes but if the landlords just want short rentals, renting to grad students sometimes is a good option rather than AirBnB if it's becoming too expensive.

@@SupaTang as long as these students are decent and not some low-lifes that would do drugs, throw parties, smoke cigs, wreck the property , etc. That was the case with my mom's friend in San Francisco. Luckily, there were clauses in the contract that these students clearly violated, and she sued them exactly for that. She's able to recover the money and seize their security deposits. No more renting to foreign students for her. Lesson learned.

exactly. these are also the exact people suffering currently due to the NYC housing crisis. there is definitely a market for long-term rentals/leases among students who need long-term housing. but when folks buy up available housing for short-term rentals, the availability of long-term leaseable housing dwindles, raising demand to ridiculous heights.

I don’t understand this. I don’t feel bad for her. She can just rent it like normal. This was predicted to be an issue years ago. If everyone is doing air bnb, then where are locals suppose to live? And her dad could’ve invested in a car and join Uber/Lyft. And is the whole family living off of this one income? If so, doesn’t seem very smart.

NYC is notorious for laws that favor the tenant & the courts have been backed up for decades. People know this do they take advantage. It often takes a year or more to get a tenant evicted. In the meantime all those bills still have up be paid.

I have been doing this in Illinois for years. I prove intent to rent for 30 days or more by making reservations showing Start and Stop Dates and collecting the first month's rent and security deposit in advance. By renting 30 days or more compared to daily leases: There is much less turnover, cleaning and make readies, IF they stay for 30 days or more. No law says I have to make them stay there if they are unhappy or move to a new job. No law says that I cannot refund unused days. Many want to pay weekly as they get paid which converts the lease to a weekly lease. There is less Non-payment situations as they always pay in advance or move out immediately. Unlike 12 Month leases, there is less damages, unreported breakdowns and accumulated filth. No law says that I have to sue if they move out early which means there are no biased and corrupt judges that will allow them to stay another 30 days for free, and no court costs or attorney's fees. I do not have to charge and collect taxes. Rent always includes utilities so there are no unpaid bill surprises that you have to pay, but does get expensive when not rented. You can charge a premium and a cleaning fee if they move out early. Example: Your base rate is $59 per night for 1 person with $10 per night added for each additional person. If they move out before 30 days, the base rate is $69 per night plus $10 per night for each additional person plus a $125 cleaning fee. Do the math: $59 x 30 = $1770 per month for 1 person. $1770 x 12 = $21,240 per year. $69 x 30 = $2070 per month for 2 people. $69 divided by 2 = $34.50 per night each person. $25185 /Yr. $79 x 30 = $2370 per month for 3 people. $79 divided by 3 = $26.33 per night each person. $28835 /Yr. $89 x 30 = $2670 per month for 4 people. $89 divided by 4 = $22.50 per night each person. $32485 /Yr. Divide the monthly rates by 4 to get the weekly rates. The landlord supplies all utilities and most all furnishings and appliances. I would bet that is much more than you are making now with 1 house. Families with 4 kids would be paying $109.00 per night, still cheaper and safer than a motel. You can discount that but keep in mind that every kid needs baths and laundry, and you pay for water. Most families will not rent from you and you cannot rent to them. They always have the money for 1st month's rent and Deposit... but will never pay rent again. Landlords do not want the damages associated with having kids anyway. Landlords are there to make money, not to get $10,000 in damages, no rent, and utility bills that they will never pay for. Where are families going to go? The government started this, let the government figure that out. Compare this to a motel at $125 per night for each room. $250 x 365 = $91,250.00 per Year for a family of 4. So, who do you rent to? I look for contractors that get an additional living expense (Per Diem). I would rather a house sit empty that have to pay $10,000 in damages, lawyers' fees, court costs... to never be paid back. The employers pay the rent. The contractor is there till the contract runs out and then move on to a new job, usually out of state. Usually no kids at all, but not always. Pay extra rent and deposit for pets. Always pay on time. No lawsuits, lawyers, courts, or bad judges. Some contractors are making $40-60 per hour plus Per Diem, they do not want trouble. Some contractors work 10-14 hours per day and just need a place to shower, sleep, and do laundry. Some contractors are only there 2-3 days per week and go home on their off days. Most eat out so there is less kitchen cleaning. Use a push button combination door knob and a centrally monitored alarm system for security against break ins and squatters. No keys.

@@ashekhustle4042 These contractors often work for hospitals, refineries, and whoever else hires temporary workers. I advertise on Craigslist mostly. I also use VRBO, but not AirBNB. I do not use AirBNB because they allowed someone to rent my apartment, take a shower and clean up, to say that they found a dead bug that they planted in the apartment and refunded all their money. AirBNB went along with fraud and cost me thousands. AirBNB and VRBO both add huge amounts of fees which keeps them from being used. Craigslist is free so far.

@@ashekhustle4042 Be sure to state in your ad that there is a 30-day minimum as these cities have people trolling the ads for law breakers. Many cities charge a tax for less than 30-day rentals and they want to sue you for back taxes. You can state that the unit is fully furnished and is set up for contractors, but not that you won't rent to certain people. Read the laws of your state and city. Learn to ask certain questions to callers to weed out undesirables.

How much they stay rented depends on a lot of things, including on your location to these employers. But beware, an empty house can cost you big time because you still pay utilities, although less when empty. You always pay taxes and insurance. Income from 1 or 2 houses can keep you afloat, but having all houses rented will put you into good money.

Yeah, everything in this was sus - the new laws just say you have to reside in the apt/house while it's being AirBnB-rented. If they don't fit that, then it means they don't really live in the house. They surely have a property manager or service to keep the place clean/maintained while guests cycle through - they just don't want to give up that out-of-towner illegal hotel money in favor of normal NYC rentals (and safe-housing regulations, which AirBnB folks wouldn't know about).

I have done and do both. Short and Long term. The difference is night and day. You make four to five times more money with Airbnb with much less hassle. I have never had an issue with any of my Airbnb guests. However, with my long term tenants I make way less and have way more problems and I mean significantly more issues. I hate being a long term landlord but I have so many units I still make good money. I treat them like an ATM now. I care nothing for them and do the bare minimum. I have tenants that I never even met or even talked to on the phone. I raise the rent on them every chance I can and if they’re even five minutes late on the rent I Charge them a late fee and I they’re more than one week late I start the eviction process immediately without hesitation. Kill my business that’s what they get.

There is no hotels (perhaps a motels near the Holland tunnel) for $130-$145 a night, unless you came here from January-March which most families don't. People visit NYC during the warmer months and during holiday season. . Hotels in NYC during primetime will cost you $250-$400 a night, Also a family of five or more would need multiple rooms in a hotel not just one. Airbnb gives families access to kitchens, with hotels you are eating out everyday of your stay. A 29 day stay for a family of four in downtown Manhattan is $16,171 plus taxes and fees.

Sell and move to FL, you can buy a very nice place for $500K, plus dad can Uber as side hustle. He would have 500K left over. Look at Brandon, Odessa, just outside Tampa.

Airbnb is the reason why the housing market has been so crazy and prices are sky high, a normal house is about $1,000,000 minimum. I hope they pass laws like that everywhere. LOL

My neighbors own a total of 6 houses/condos in 3 states. 5 are only Airbnbs. They are the cause of the housing shortage.

You’re a cab driver for 30 years and in all that time, you not your family has helped you figure out how to get another trade? A skill other than driving? 30 years as a driver is definitely a choice.

20 years ago, a medallion in New York was a high value stream. Lots of people stopped driving & rented out the driving privilege. It was another form of rent seeking. A taxi medallion in NYC was more than unskilled labor, it was a limited scarce privilege worth 6 figures. The driver obviously did not anticipate Uber or the demise of medallion value, but many drivers retired on their medallion sale, so it wasn't some entry level unskilled labor dead end job.

I'm not from New York. But where I live if someone stays in your home for 30 days they are considered to be living there and than we would have to have then evicted. Does newyork have something like thism

Greed is the problem that before airbnb was used to help pay the mortgage of your house but then it became a business of turning rentals into that, so I guess she will have to rent those spare bedrooms.
