Like I have always said, the word luxury is too loosely used these days, even cheap laminate flooring, vinyl planks, or quartz are now considered luxury, far from it.

The need better protection for the buyer post sale. The developer should have responsibility for fixing defects at least 1 yr post sale.

You suppose to have log book/ data of the building process; that contains pass inspections of each of the building phase. So, from the foundation and structural work all the way to electrical and plumbing to finish work must pass inspection with the date and inspected by the relevant persons names. Then we won't have so much of thosr problems.

In my opinion, the top 3 critical issues to be mitigated against are namely ensuring there are no breach of covenants on the title, conformity to building code/approved drawings, ensuring defects are addressed before handover.......... the issues referenced were merely superficial to the building and not so much fundamental as he mentioned in his opening comments.

Why are home buyers not requesting a home inspection before buying? Also why would you walk away from the signing without your deed? As home buyers you have to educate yourself and realize your power. This is the largest investment you will make. You don't own the home until the title transfer is complete. This story is wild to me.

That's exactly what I am wondering. I also don't understand leaving the signing table without the title/deed. That's crazy.

In my opinion banks granting mortgages on these so called new developments via stage release payments should bear some responsibility by appointing a bank building surveyor to sign off on various stages of the work, for example, drainage, electric to an acceptable building regulation standard before releasing next stage of payments? Should the surveyor find works are not acceptable then no further funds should be released until defects resolved. In would be in the banks interest to do so, because the technical own the property until the mortgage is fully paid. It would also give the buyer some confidence that the development is credible.
