Thank you for all the information. So even with owning a residence, one has to re-apply for residency every year? Also, if we have children over 18, can they be included or they would have to have their own property for residence application? Thank you!

@truthful2434 hi, they can be included in the same property as family. But always it better to ask the GOÇ Idaresi as they change rules every now and then.

I bought a lovely, small but beautiful flat near Bodrum, in Kadekalesi in 2007 for 40,000 GBP - and loved it. People were lovely, friendly, food delicious, some very, very good Turkish wines, scenery utterly magnificent, and the views west from our characterful, generous balcony over the sea towards Kos were utterly beautiful. No buildings of more than two storeys were allowed. Because of not being able to get there as often as we like (travel is very expensive and involves three planes and 4 airports) from the Scandinavian country I live in), we sold it a year ago. We got a good price, but the area had changed beyond belief since the few years since we had been there. The charm and character of local traditional stone buildings had largely disappeared - all knocked down, and there were new, much taller buildings ''climbing'' all over the hills which had been bare before. It made me sad, but it was inevitable. We will always miss it, though - spent a lot of time there for quite a few years. If anyone out there is thinking of buying in Turkey, do your home-work and do it fast! Unless you are a millionaire, it will be out of your reach in a very few years....

Thank you! Could you say that you made money on your investment? You bought at 40,000 and probably had some closing cost expenses, repairs, etc so spent 45,000 in total. Did you sell with profit? And was the profit greater than average if you would have in invested in the market (that’s let’s say 5% return per year)?? We are looking at Turkey real estate as investor and I am trying to understand the market from people vs realtors who keep saying that everything is going up 🤣

Due to the war between Russia and Ukraine, there was a lot of interest from the Russians and Ukrainians; Finally, broker speculations was the most important factor for this situation. Most properties are therefore too expensive. Foreigners have now had enough of the significantly increased prices and as a result, most foreigners are leaving Turkey. The current overpriced market, this unsustainable price development will lead to a price correction. Turkey's competition with the rest of the world has been significantly damaged. Many resorts are half empty at this moment in Bodrum etc.

Just reading your comments on Turkiye , so true . We bought a house in a small village called uzumlu 12 years ago up on the side of a hill , looking down on olive and almond groves . But like what happened you they are all gone in place of 2 storey villas . The turkish village people the weather the food amazing , I would sit talking to them for hours , me with no turkish and them with no English, just learning about their way of everyday living . Should I sell up and move ? I will try stay a little longer

I also have been living in Turkey since 2020, it was super economical in 2020 just 200TL for a whole week's groceries now i pay even more than 3000TL to live for a week. now I need at least USD 1500 per month to live an average life on rent with my family. things become very very different in just a few years. it's a beautiful country with really good and loving people i hope/pray things go back to normal Soon

All these foreigners come to these European places and drive the real estate and cost of living prices through the roof, forcing the local residents to no longer be able to afford their own country and towns! Turkey is changing its residency rooms every month.

Food here in Türkiye is poisonous 😅 Vegetables are flooded with pesticides, chicken meat is full of antibiotics and hormones, packaged food is packed with nasty chemicals.

Indeed, it is beautiful. But as you said, Turkish people are badly affected by the inflation while people who have income in foreign currencies aren't affected as much.

Sure it is expensive and hard but the minimum wage went up by 30-40% in dollar terms in 2024. Minimum public servant salary is 1000-1100USD, which is not bad for a country in crisis since 2018. Doctors in public health are on 3500 to 65OO USD net in total on average depending on whether they're in the West or East.

​@@timlaw406 Yes, agreed... Also, this war in Ukraine has affected a lot of people in many countries, and Turkey is having to readjust accordingly. It will take some time, but the economy will stabilize. The experts say within the next 4 years. We'll see...

in Turkey min wage is more inclusive to mid - min levels. So more than half of working pop. is on minimum. It is not just marginal wage only teenagers get. It is kept at 400-500 usd by constant raises, however if economy dont improve it will slide to 300 usd levels i fear.@@timlaw406

Turkiye's old economic model was to grow with exports by reducing prices and increasing production. Over time, this situation has made Turkiye a cheap holiday destination for foreigners. As a local Turk, I am in favor of further increases in prices. In Turkiye, people's income is also increased in dollar terms. This is better for the locals, but worse for you.

It was bound to happen ... Turkiye was cheap and a nice place to live, but then the world finds out and floods in! Sounds like some price gouging has been going on by doctors and other professionals. I feel most sorry for the Turkish people, who are now having to deal with such expensive living. Time to find a new place in the sun ... and ruin that, too!

If we go to EU or USA or Canada, we need to start from the scratch and we could not get a job based on our education. For instance, I have MSc and PhD from EU and working as academic here and my husband is a dentist however if we migrate, my husband's diploma equivalent is not there so what he gonna do? Delivering pizza? Or dashdoor? Or working in McDonalds?

Well change the president and bring a new one. What will change? What can a new government do in short& mid term?With a public debt of 500 Billion USD which is equivalent to 45% of the GDP? This is the "System" the West has created and offered to the developing countries. The US itself has 35 Trillion USD public debt and can't feed 340 M people. 45M of US citizens face "food insecurity" (State Dept.of Agriculture) I just brought the example with the US to expose that the whole western sytem incl. the highly in debt EU countries has failed just accumulating wealth in hand of a few people.

Used to be 4 lira to the £ in 2016 and Istanbul was an extremely cheap and reasonable city. Aya Sofya was about 10 lira to get in, and Topkapi was the same. Now Aya Sofya is 25 Euro and Topkapi is 50 Euro. Ridiculous. Erdogan has finally effed the country

Turkish government is artificially supporting the Lira. Inflation is running at over 70% prices continue to rise, but exchange rates being pegged back. GBP is currently 41, should be at least 80

I lived in turkey from May 2021- to March2023. It was cheap, affordable and we felt welcomed by the Turkish people. Then things changed dramatically and became hostile, increasingly expensive with our rent 3x in couple of months. The turkish people became rude and we felt we werent welcomed anymore and it was close to impossible renew our residence permits so we had no choice but to leave. I still hold so much love for this beautiful country though. The food ❤, the climate, the quality of everything from clothes, food and furniture to quality of live etc. I have lived and now live in a 'modern' Scandinavian country and let me tell you this, Turkish is much much better in so many ways! I have such huge respect for the Turkish people and turkey and I pray for the Turkish people and their country to once again emerge great and superior and welcome us foreigners back. We just want to live with you and contribute to your country because we love it so much❤❤❤

Beer is more expensive than in US. Beers similar quality to Efes is about $1 at grocery stores in the suburb I live. Based on that price, dollar is too cheap. Prices have to reflect the labor cost.

I rent a 55 square meter (600SF) studio apartment in Chicago and pay US$1175, not including gas and electric which adds another US$125 ($1300 total). So Turkey still seems like a bargain to foreigners like me.

Use to be able to live on 600 usd a month in turkey now 2000 usd doesnt feel like alot. Cars, food, rent, restaurants are insane. Portugal and southern italy cheaper

Great video, thank you! While it's true that over 1000 cities or neighborhoods are closed to foreigners receiving an ikamet (residence permit), there was also some type of decree made that if a foreigner bought a home in one of these closed areas before the war in Ukraine, an application would be accepted and there would be a very good possibility that a residence permit would be awarded for up to 2 years. I bought my home 2.5 years ago and just received my ikamet for the first time two weeks ago in a closed Alanya mahallesi. ❤ It is getting very expensive here, but the food, utilities and healthcare are still much cheaper here than in the US.

I left Istanbul in December of 2019. The dollar was worth 6tl. It is now worth 33tl. I had a one bedroom apartment for 1,450tl at the time, 242.00usd per month. It was in a great neighborhood and 1 block away from the Metrobus. It was also not far from the sea. I went out to dinner with friends at least 3 or 4 times a week because it was so inexpensive. Clothes were so inexpensive that I purchased as many as possible before I left. Medicine was so cheap I got as much as possible before I left. When I was there in January, breakfast that used to cost me 20tl was 450tl.

I visited the coast of Turkey a few months ago and it was beautiful north of Antalya up to Gocek, but I have to say the customer service was not good and hotel prices were very high even in the off season. I wanted to stay longer because of the beauty and history but the inconveniences were just too much for me. I am very glad however because it forced me to move on and I took a boat to Rhodes which ended up being one of the best places Ive ever visited and with all the conveniences and good restaurants, natural beauty etc. This was also in the off season so I dont know how it would be there in the high season.

outrageously high. Lara has almost nothing below 500k USD, and at those price levels you better off going to Spain and get a EU Visa.

They're low right now. Because the property must be valued at 200k for you to get residency. Even if you purchase a property for 300k but it's valued at 150k you will not get residency. They can't sell anything right now

@88piolina because someone can sell a home for whatever price they want, but if the home isn't valued at 200k, then it's a problem for obtaining residency. The value is determined by the expertise report. Once that's done and the report shows the homes value is above 200k than you can purchase it for residency but you must also show that you purchased the home for at or above 200k on the tapu or title deed for tax reasons. They want proof that the home is worth 200k, and you paid 200k for it.

It’s not necessary or even possible to get private health insurance if you’re over 65. It’s the 1st time I hear that Istanbul is closed for residence permits, some regions maybe but not all

Obviously Tūrkiye is still still cheaper coming from the EU,US and GB, but not as cheap as before! What will be also affected is tourism, because less people will fly to Tūrkiye which was already a bit more costly to fly to compared to EU destinations, so people might aswell go to Greece or Italy etc. This will in turn lead to more problems with the Turkish economy!

Hello Bilal. Great video and informative. I think it started right after Covid. You're right that it became crazier this year in 2024, but all my friends who've lived in Turkey say that it started after covid and even some of them left. I went to Turkey in December last year, and I didn't have a good time. Too many scams and lots of people are just after your money and seem rude and unhappy. Turkey is a beautiful country with beautiful nature, cuisine, energy, but if they keep treating tourists like this, then they will suffer. Did you know that they removed even visa fees for visa on arrival for some nationalities in January this year just in hope that more people will come. I've been following you since the beginning of the channel and we never had the chance to learn what do you do in Turkey?

I always tell people to check reviews and google places before visiting so they can avoid many problems. There are a lot to enjoy in Türkiye and many nice people and good business. We had a restaurant before covid in Antalya, and this is how our journey started here.

@@fouad5151 Преди години бяха по-любезни, но пак имаше измами, но с усмивка. Щом си чужденец, те виждат като ходеща касичка и непрекъсно трябва да внимаваш да не се разделиш с парите си. Ужасно уморително е, затова престанах да ходя там. Вече ме загубиха като турист, но проблемът си е техен. Вече ходя на по-цивилилизовани места, където ме посрещат с внимание и има баланс между качество и цена.

Price hike is the norm in any country wether in steep inflation such as TURKIYE or iran or Japan. However there are pseudo inflation too. Meaning such increase in price is not economy related but related to people's attitude. Of merchants or clinics excessively increase their price on tourists and expats , the word gets around and then no one will come and tourism crash and Turks ultimately pay the price. Same thing happens in the Phillipines and the government went after price gougers gave them fines. Many countries generate alots of money from tourists and no country wants to lose them.

Hi, yes. Even if you put a Turkish SIM it will not operate. Mobiles will stop working after 90 days if not registered in Türkiye.

Unfortunately this is the law in Türkiye. Any device that accepts a SIM card with IMEI will face the same issue once connected to the network providers.

I am staying where I am. Find always way to save. Foreign language, culture, people, religion. Not way. Too many people wandering around world and 99% always go back to their origin. Many people searching so call hapiness they loose everything, seen stories in Thailand. I travel many country an always go back where I was born, and is better. I have not apetite for countries with too many expa like Thailand and Turkey.

Been to the family around ankara nowadays. Prices there are also same level of Europe which i didnt understand. The Euro Currency should be rising but it stays at 30ish levels, also it just rose 5% YTD to the lira meanwhile inflation of lira is like around 70ish% percent means Euro is drastically losing in value also as purchase power heaven....

Hi Matt, FYI, I am retired and used to live in many places but florida in a 55+ community called century village deer field beach, u can buy condo for$100k and monthly including HOA,utilities, taxes , insurance comes to $750 a month. The amenities are top notch, gated, clubhouse worth at least 20million, golf course,16 swimming pools etc. I used to live 6 months in winter there and the other 6 months, rent it out and used the proceed to stay in Europe.

The problem is that once you leave Turkey after your 90 day stay you won't be able to return for another 3 months and so on which makes it very inconvenient for a property owner. Just for that reason, I will not be buying. You never know. You could be losing a lot of money.

Most properties sold to foreigners higher than real price and if they want to sell it to Turks they need to sell it with lower price than the market or just sell it to another foreigner who has no idea about real prices. @@fato9583 that is interesting because there is only 1 common app for selling properties and if anyone regarding to being foreign or local, they supposed to check prices at least from this app and/or few more local real state. Who can go one foreign country and buy a house from only one person as blinded? Let's say even though, they bought from the high prices, the prices are now more than 20 times. Let me give you my example. I bought my flat for 250.000 TL (34.000 us dollar makes at that time) in 2020 and now its price is 3.000.000 TL (90.000 us dollar). So you can make the calculation how much the benefits get....

Thank you for this informative video! 20,000 Turkish Lira for a beach house, that honestly isn’t bad when you compare that to expat parts of Mexico! It’s terrible for the locals though 😔😔 Gas also in Mexico is very expensive. The checkup sounds expensive 🤯 150 euros? The SIM card for $6 doesn’t sound bad. The internet even if it goes up to 700 Turkish lira is not bad. I mean it’s bad for the locals but for example in Mexico, we pay for internet over $36 USD for one of the apartments (614 Mexican pesos) and I don’t even have the fastest plan 😔 To register your phone in Turkey sounds very very expensive! 🤯🤯🤯

I live in United States cost of living here it’s insane. Supermarket shopping at least $300 and you don’t get nothing, car insurance alone $700 a month rent 2 bedrooms $2300 a month and not spectacular

That is too exaggerated, unless you are in New York City or California. The apartment price I agree with you, but there are also cheap states like Kansas and Michigan and others which an average of 1,500 can get you a 2 bedroom.

Kansas taxes groceries, and sales tax is high as 10% in some cities. There no big difference between grocery prices in Kansas & Massachusetts. Plus, who wants to live in Kansas. Michigan is cheap.for a reason. If only they could get the water situation straightened out in Flint. But yes, you get cheap housing in Detroit & Saginaw, if you can take living in depressed conditions.

The nature and lakes there are lovely and it has diversity. Kansas doesn’t tax all groceries plus it’s low tax. They don’t tax essentials like milk and diapers and rice and water. Most states now have almost around 8-9% sales tax. I agree that shopping in America for groceries and merchandise like clothes and furniture is same almost everywhere and is done mostly online. Maybe no one wants to live in Kansas but there are other relatively cheap areas like North Carolina and Arizona and the Midwest where people enjoy living. Even Atlanta is okay.

I have noticed that the Turkish people are charging Americans much more than the cost of service. I asked a turkish neighbor for the cost to rent a Fiat linea for a month. He told me that 26000TL. When I got to the airport I went to one of the big American car rental companies and got a price 16000TL. Don't trust Turkish people to be honest anymore.

No it isn't. What part of South Africa are you talking about? I was just there last year, and I rented Airbnb apartments in nice areas in suburban Johannesburg. I paid no more than $700 in Parkhurst and $600 in Faerie Glen. That's for 1 month with Airbnb, so prices are much lower renting on contract. It's not hard to lease modern 2 bedroom apartments for 4 to 500 in safe suburbs of Pretoria. And you don't have to hang your clothes on the balcony like they do in Turkey! The cost of meat like beef & lamb is lower in SA. I got lamb chops at Spar for under $4. Lattes at Starbucks for $ l.50. At a neighborhood Chinese restaurant in Faerie Glen with food served by chefs in white coats, meals costed no more than 4 to 5 dollars for takeout. There was also a cheap neighborhood grocer in Faerie Glenn where you'll find fruits & vegetables for less than Turkiye prices. However, at major stores like Woolworths or Checkers, groceries tend to be more expensive. But still far less than the US. Maybe you should give SA another try. Stay away from the tourist areas where they'll jack you, but that's easy because SA is not a big tourist destination like Turkiye

It's expensive to stay in a touristic building in a touristic area in a touristic city in the most touristic region of the country. Imagine that! Try Gaziantep? Medical services at private hospitals are not good value. This was my experience even in 2021 in Istanbul. Likewise phone plans are not cheap. In Canada I use the bus and rent a room in someone else's home. I do not expect to live luxuriously in Turkey either. What do you think is the reason that foreign purchased phones will not work after three months? Surveillance? Promote local economy? Are you originally from Iran? When I was in Turkey there were social tensions with Arab refugees from Syria. How are Persians and Arabs with money treated?
