Nothing is cheap in Nuvali at 50,000 pesos per square meter for dirt. The entire city is living in the Stratosphere believing they are Taguig or Makati without any of the amenities, nor MRT nor the new subway, nor BGC, nor Glorietta, nor One Ayala, nor Parqual. Nuvali is just ordinary. It’s a nice friendly city with good roads to drive around. However it’s far overinflated with huge speculation. No different than Upper East Side Bacolod or Festive Walk Iloilo.

Gregory is spot on. Nuvali's current prices -50k per square meter for what? Developers are milking people with overinflated prices, and buyers are falling for it. Once the market is oversaturated with overpriced lots and no real demand, the bubble will burst hard. developers need to start pricing these properties based on what they’re actually worth
