Greenville, South Carolina: The BEST Small Town in America??

I've rarely been to a place that was as charming as Greenville, South Carolina.
Now I’ve been to a lot of big cities and small towns and everything in between. And I have to say, of all the places I’ve been, there are very few cities and regions that I would consider to be just about perfect. There are some places in Colorado and North Carolina that I like a lot. But none of them are quite like Greenville, South Carolina.
Actually, I might have to say that Greenville might be the best small town in the country right now. And I’m sure people in Greenville might be like - DAMMIT. Some KZbinr with a bunch of subs just told everyone about us. There goes the neighborhood.
Sorry Greenville peeps. But it’s true.
I visited Greenville during a southern road trip in late November of 2021. We’re going to take a drive of downtown Greenville in this video and talk about what’s good and if there’s anything bad about this place. We’ll even talk to someone who lives here to get his perspective on what it’s like here. It was a really nice morning when I took the drive. I think you’ll be quite impressed.
Greenville south carolina! Woo whee this place is special. Right now we’re in downtown Greenville and it’s early morning on a weekday. There’s no hustle and bustle here though. That’s because it’s not a big city. There’s only about 70,000 people here.
Greenville is located in what South Carolina people call the Upstate region. It’s the part of the state that touches the North Carolina and Georgia borders. The whole upstate region is a pretty neat place, actually. Everything from Spartanburg in the the east to Clemson in the west is one big newish safe neat region. The total population of upstate South Carolina is 1.3 million people. You could break the metro area up into three regions - Spartanburg, a neat college town that’s home to the University of South Carolina, the Clemson-Anderson metro area which is home to Clemson, and the Greenville metro area, which has more than 700,000 people.
Greenville has won a bunch of awards for being an awesome place to live. Forbes called it the south’s most tasteful town. Another publication called it the most underrated travel destination in the nation once. And Money Magazine called it one of the best places to live in the country. Yahoo, CNN and ME - we’re all saying it’s super cool here.
But Greenville’s growing fast. In fact, it might be growing TOO fast. That’s my opinion, because right now, it’s the perfect size. A few years back, it was in the top 5 for fastest growing cities as a percentage of its population. There’s a lot of room to grow, and Greenville has done a great job of managing it’s growth. Apparently.
The area used to be off the radar. But then BMW opened up a manufacturing center, and tire company Michelin did the same. That jump started a big growth phase, and other companies, jobs and people followed. Today, there’s a lot of growth here, and there’s even some tech companies moving into the region. Lockheed, 3M and GE also have a big presence.
With all that growth comes change. Locals might say Greenville is getting too crowded, and that the culture is changing. Greenville has managed to remain a very southern place, but it’s slowly becoming more posh and cosmopolitan. That’s not necessarily a bad thing. But it’s happening. People from outside the region are diluting the southern vibe here.
Cost of living wise, Greenville is a STEAL people. It’s far below the national average for a home- as of this writing the average home price is pushing $260,000, but it’s going up fast. South Carolina is in the top 5 for fastest growing states, as people come for the warm weather and low taxes. So for many people, they can experience the south without it costing a lot. And did I mention it’s at the base of the Blue Ridge Mountains?
As we’ll see, downtown has a lot going on. There’s plenty of bars and restaurants and shopping. There’s also lots of artsy stuff, but it’s not posh artsy. Just regular artsy. There are events here all the time, too.
They have an ice skating rink downtown during the holidays.
The coolest part of downtown at night is Falls Park. There’s a river that runs through downtown and they made it look really cool. From the top of nearby rooftop hotels, you can see how cool Greenville really is. The whole region, actually. Upstate South Carolina people.

I’m an upstate resident. My son works for a major construction supplier. If you move here do not buy a new home. They are substandard. They are throwing up subdivisions to take advantage of the migration. These homes will give you headaches for years to come.

This is true. I know a bunch of Yankees that moved to a place called Lyman on the outskirts of Greenville/Spartanburg to one particular subdivision, they bought up the whole street, one for daughter, one for mom, one for and so on......now they are in a neighborhood battle with the construction company as all the problems are coming to light. The construction company is winning lol 🤣 They are losing everything. The "jobs" they came for are non existent and last I heard the wives were trying to find work cleaning houses.

@@mamaaddison I’m sorry to hear that. I can’t imagine buying multiple houses and dealing with these construction woes. Most of these subdivisions were picked up by foreign investors. Bottom line is, people will keep fleeing to where the rent is cheapest, until there is no affordable housing anywhere. If we had affordable housing in our cities, we would stay there. Many of you now saying "ok but don't bring your politics with you and ruin our town" Are the same people that months ago when people were complaining about cost of rent vs. minimum wage, you said "lol just move then if you don't like it! Housing isn't free and money doesn't grow on trees! Just get a better job!...oh wait, now your displacing ME? Not OK!!!"

"Greenville might be one of the best small towns in the country!" It's not going to stay that way if people keep moving here. Your guest not being a Greenville native surprised me. He didn't sound like a Charleston native the least little bit either. Lots you could have found out about the city if you'd asked someone who's done more than retire here. I grew up there. The Westin Poinsett hotel downtown you passed is where Jesse Jackson worked as a young man. Greenville was once the mutual hunting grounds of the Cherokee to the west, and Catawba to the northeast. No Native Americans lived between the Saluda and Broad rivers in the Upcountry, which is what it was called before "Upstate" became popular. This was because there was the Low Country, Charleston, and everything more than a day's round trip by horse from Charleston was the Backcountry. The Upstate was settled mostly from the north, and mostly from Western PA, with the Scotch-Irish being predominate, though with plenty of Germans, English, and a few Sephardic Jews. Probably the first Jewish man to die in any American war died in SC's Yemasee war prior to the Revolution, though that happened in what is now Oconee County. When I was a boy Greenville had two main industries; cotton mills and Donaldson AFB. Donaldson serviced aircraft, including combat aircraft from the Vietnam War. I used to watch Phantom F-4's take-off during the war. The Palmetto Exposition Center, or whatever it's called now, was originally Textile Hall, where new products and equipment of the industry was showcased at events that drew people from all over the world. Greenville called itself "The Textile Capital of the World" back then. One last little anecdote and I'll wrap up this "comment." It was a married couple from up north who retired from the Air Force at Donaldson who opened the very first ethnic restaurant in Greenville; Capri's Italian. As far as I know the original location is still operating.

I really hate that people are migrating here...for financial reasons. People moving here seem to be making things more expensive. Yes, building beautiful "housing" that the "locals" can not afford because people from other areas who have had the opportunity to make more money over their life span are bringing the out-of-state money here. Building expensive homes right next door to less valuable homes only to make the taxes on the less expensive homes increase and eventually taken from those families. Then the home is bought by a developer and fixed up to be sold to someone from out of town at an exorbitant price. Downtown has become apartment complexes on every corner. But, yes....Greenville is beautiful and SAFE! We are loving people who rarely meet a stranger. So, if you move here....love us back!

Great video! 1) Annexation laws keep the city proper small. It's much larger than 70k. The city has done a great job with in-fill development. 2) There's a lot of established, unincorporated communities around Greenville. Many are lower income areas. Not sure if Greenville's been gung-ho in annexing these areas. 3) Because Greenville's city limits are tiny and the rest is surrounded by unincorporated areas, the suburban sprawl is consumed by Greer, Mauldin and Simpsonville. These towns are affordable if you have good-paying jobs, but expensive if you're considerablly blue collar. 4) The wealth is here, but definitely subtle and hidden. Most of it is displayed in downtown, around the natural amentities and pocketed communities in East and Southeast Greenville.
@apaladin

Correct Jonathan, you can literally walk to the city limits in a few minutes in several directions from downtown. If the city limits just went out 5 miles in a circle from downtown the population would push 300k. Not exactly a small “town”.

Prior to the concert, we visited a bar for a drink and a restaurant for dinner. I saw and experienced the cultural diversity that has evolved over the years. My most prominent impression was that it reminded me of Chicago. Only, a much smaller version. But, it was packed with authentic restaurants with food and owners from other lands. Many other businesses owned by transplants who have brought their products to Greenville to offer genuine quality and diverse shopping experiences. Again, think big city appeal and opportunities, just a smaller version. Very Charming and very safe.

Why didn't you ask a REAL Greenvillian instead of folks that have only been here 5 years? I was born here and can tell you a little better what is going on. BMW has been here beginning in 1992. A great many jobs were created., and it and other industries have attracted many newcomers. A previous commenter mentioned the fact that Greenville City is small which is true and it creates the illusion that all is great. Greenville city stays small and manageable so that it is clean, safe, and fun. There are no vagrants spare changing you or urinating on the sidewalk. This is because it is NOT TOLERATED. The problems occur in the surrounding counties. The influx of all those moving here is making the cost of living soar.. This, in turn, creates more poverty since the cost of living outprices homes for many born here.. Also, all these overpriced, cheaply built housing developments are swallowing up all the rural farm areas. New residents are clogging roads with traffic, overtaxing our infrastructure, and yes, diluting our culture. This of course is not visible from the pretty clean streets downtown. We are nice people, our culture is to be so, and we welcome those who come here and want to BLEND in and become good neighbors. What we do not like are those that criticize our way of life and think they must CHANGE it. We ARE conservative here, We evaluate people based on WHO they are not WHAT they are. We have traditional and religious values and will keep them., We do have crime, gangs, and drug problems just like everywhere else, but we do try to eliminate those when possible.

The first is the water quality/taste, it’s been ranked some of the best in America and it shows, when ever I go on a trip and go to rinse my mouth with tap water, I spit it out forgetting that it isn’t Greenville tap water. The second thing is the children’s museum, which you can see down the road he turned off of at 9:43 ish (it has a colorful statue made of geometric shapes), it’s a 3 story building filled with both fun and educational activities for kids, with an outside playground and indoor “climbing maze” (hard to describe it but if you know you know). Of course it has been on the negative due to COVID. There is also a section that gets changed every month so there is always something new to do.

Greenville is growing too quickly, and people moving from the west are raising prices and pushing locals out of their homes and neighbors. The rate of pay is smaller than most of the country making it difficult for many people to pay their bills. Traffic is getting hectic and unfortunately the southern hospitality, and the southern attitude that draws people to the area is also being pushed out. I am a native to Greenville and have lived all around the country, but returned home for the southern feel. That unfortunately is changing and being pushed out. Also the Ma and Pa shops and restaurants are bring forced to close being replaced with bougie establishments killing the Greenville feel. Locals here are not happy with the rising prices and losing their homes due to all the talk on what a great place Greenville is. Any place can be great if people put some work into it, so we want you to stay where you are and if you want to visit, fine, but do not move here or you can be a part of pushing locals out of their homes.

It's awesome hearing people bragg about my home!. Still , we remember where we came from. This town is completely transformed from what it was before 1980. From 100% textiles to a wonderfully diversified economy. The latest thing is our entry into the automotive industry, much more than just BMW. I'm an optimist,I believe that many of the people coming here will add to the experience in ways that can't be foreseen. It can also be pointed out that all of Greenville Country has risen as well. Most of that has been more recently. The county is narrow and long, running north to south. All of the smaller towns are quite nice and each deserves a look based upon their own merits. As for the other towns, Travelers Rest deserves a special mention. This small town has changed from a "drive through" to a fashionable destinaton.

About four years ago, a friend from Richmond called me excitedly with news that he had accepted a software job In Greenville. I thought he had lost his mind. First, A drive up to Richmond from the Raleigh area for the change of cultural experience was always fun. Secondly, WHY would a sane person move from VA to SC ? So, he picked me up on the way down to see his new office space, meet coworkers, etc. I must admit, I was amazed by the downtown; if I had been blindfolded and taken there, I would have never guessed I was in SC. As the gentleman mentioned, the food scene is varied and sophisticated. After work, we joined his coworkers at a brewpub, then strolled to a great sushi restaurant for dinner, and finished the evening at a rooftop bar. The next day, we had brunch near the stunning park and walked along the river; in the afternoon, we had appointments to see a few downtown apartments because he wanted to walk or bike to work. Now, I look forward to long weekends in Greenville where there is so much to see and do.

Athens or Braselton GA and outlying towns of Atlanta GA or... CHARLOTTE NC 💎 all HAVE way MORE JOBS and way more new apartments complexes and new subdivisions so beautifully fountained gated too and new wide multi-laned smooth roads... than little Greenville SC which is way behind those cities in infrastructure projects for those who want modern-day newest technology areas to live in so... Don't get tricked away from those modern-day newest technologies using areas... ...but if needing quaintness because of well traveled wealthiest standards ...one might like Greenville SC 😆 lol ...however... ...your wealthiest will STAND OUT more in little Greenville SC than in Athens GA... Braselton GA... or CHARLOTTE NC 💎 because those places have newer things to see opening and many many more JOBS JOBS JOBS from wealth holding areas already established firmly and progressiveness

Well..Greenville is far from a small town. Im from a town in NC population under 5,000 and one traffic light. The Greenville downtown area is around 70,000 but Greenville County is over half a million people. I have been here for 8 years but grew up in NC so I have been coming to Greenville for decades. I live in Simpsonville. So it has more of a smaller town feel but I'm only 2 exits from Greenville. But it is growing to fast because people keep telling everyone to move here. We do have lots of outdoor space, which I love. We have more than half a dozen state parks within an hours drive and several nature preserves. We have a cute small zoo downtown. We do have a thriving arts scene with the Peace Center which is our PAC. Our restaurant scene is incredible. We are equidistant from Columbia and Charlotte NC. We are 3 hours away from Atlanta as well as the beach. The NC mountains are less that an hour away. Ashville is about an hour. We have a number of incredible destinations that are within a 5 hour drive. Our only negative is 1. Lack of a major music scene. In the summer we have outdoor concerts but those tend to be small bands. We do not have a huge amphitheater for the summer outdoor concerts. You have to head to Atlanta or Charlotte for that. We don't have a lot of bars with live music. We do have an area for shows but again it's on the small size so we are generally overlooked for concerts. And traffic is getting bad. The area with the big boxes he was talking about is Woodruff Rd and traffic is a nightmare. Even where I live it is getting horrible with traffic. Thank goodness my job is off hours. But the pay here is not as great as everyone makes it out to be. Many of the plants only pay around $15 an hour. I do fear it will become another Ashville and will eventually get to expensive to live. The downtown area is already pricey. But if everyone will stop thinking they have to live here..maybe that won't happen.

Greenville is growing. BMW helped for sure! What is a city without its jobs. I think the city did a great job of re-vamping the downtown. The town really started to take off when downtown re-did falls park. Built a marketable bridge over the falls and cleaned up that area. Which has slowly pushed rejuvenation toward west greenville. It has gotten more expensive than 5 years ago, but it's a wonderful place to live. Paris Mountain is a great place for a quick hike, and the swamp rabbit trail is still growing. Which is fantastic if you want a safe place to ride your bike! I have only been here for about 10 years, and in that 10 years it's grown but the vibe hasn't really changed much. It's still a small southern town in that it feels like a homey family town where everyone is sweet as iced tea.

Nick, you won't believe this. We had purchased some land on an airpark in Tennessee, planning to build a house (I'm a pilot and we have a small plane). After seeing this video we also found out that there were problems with medical services in the area where we had purchased the land. In retirement I don't want to provide medical services, but I'll need them. We came upon an airpark property just outside of Greenville, SC. Based on your video, we spent several days there and checked the area out. Upstate South Carolina is really booming. The area encompassing Greenville, Spartanburg and Greer has undergone intelligent development, with new industries moving in and well developed downtown districts. It's a short hop to the Blue Ridge Mountains. We loved the area and our offer (much lower than the asking price) was accepted. Once we move I'll get working on the channel idea. You Rock!

I’ve been twice. It’s pretty nice, can’t disagree! They hosted US National Karate Championships at the Bylow Center. Downtown is amazing.

To Everybody here who is ACTUALLY from Greenville, and who doesn't like how the Urban Sprawl is taking over please consider volunteering or donating to Upstate Forever. They are a fantastic organization which focuses mainly on land preservation in and around Greenville, but also Pickens, Spartanburg and Occonee counties. They have a future growth map that extrapolates based on current rate of growth that if left uncurbed development will stretch from Atlanta to Charlotte along 85

I’ve lived in Greenville almost 20 years. It’s still a city figuring out what it wants to be. There are the obvious influences from Charlotte, Charleston, and Atlanta trying to make it feel metropolitan. But there’s also the “keep it small” crowd who still hold onto power in local government. Downtown is pretty but a large portion of it is filled up by corporate buildings and banks. There’s no culture and no atmosphere in large chunks of downtown. Other parts of Greenville are just “everywhere USA” with Starbucks, Chipotle’s, and big box retailers. Greenville wasn’t founded around one particular industry or historical landmark so it feels like it’s a metropolitan area starting from scratch.

Appreciate the compliments on my home place!! Really don't want more growth. Its already getting over crowded with foot n vehicle traffic. Its perfect the way it is. The past year has been extremely noticable the amount of growth n change. We have our bad areas tht u may not come out of if entered. Most ppl r nice n respectful but we talking a 50/50 chance. The thieving has gotten completely out of control the past couple of years. U cant leave anything out anymore. Tow trailers by the dozen everyday. Ive had 2 trailers stolen, a 2017 Polaris ATV, a 6 month old zero turn. Many many other things. There is alot of bums everywhere u go. U obviously got very lucky on ur trip. Im sure there is worse in other cities but i would never say its the best place. Amazon just opened a huge delivery warehouse operation, Ryobi has a few large plants now.

I stayed in Greenville on my way from VA to Chateau Elan. I stayed at the Fairfield Inn off of Fisherman Ln. There were tons of stores and restaurants on Pelham. I felt comfortable in the area. Would visit again. It didn't seem small (70K) and your video footage gives me large city vibes. Thanks for sharing!! 💚

don't believe in city limits greenville is the center of a 560k county and a metro area close to a million and a csa number 40 in the entire country everyone thinks it's a 70k town

@@IvanLopez-cw5xq now that makes a lot more sense because those big city buildings alone would need all 70K residents employed in them just to make them worth being built. Thank you for sharing!! 💚

average... ...extremely quaint or nosy... ...not a lot of new things to see ok... ...as for as new businesses openings or jobs always... ...so will get boring .. ...sights are nothing... compared to CHARLOTTE NC 💎 and there is no infrastructure for traffic but Charlotte NC is breath-taking and movie settingish infrastructured... ...all over especially its surrounding outskirts even the surrounding towns of Charlotte NC are spectacular sights filled ...tons of huge extremely beautiful new subdivisions and new apartments all over in Charlotte NC so shockingly landscaped THE TRUE GEM OF THE SOUTH Is CHARLOTTE NC 💎 Don't get tricked away from Charlotte NC 💎 which always has new openings business-wise for sightseeing NO boredom to come ever Jobs Jobs Jobs Jobs Jobs Jobs and more Jobs --and did I say J-O-B-S IN CHARLOTTE NC 👍 with very open minded people unlike gvl sc... Have relatives in Greenville SC who I often visit in their area of Greenville SC which is known to allow street racing as well as interstate racing up and down the interstate at the Butler Rd exit on I-385 by motorcycles and cars/trucks so it always sounds like a drag race show is happening in that area ok due to the highway patrol and police allowing the constant engine revving and racing along that road and portion of the interstate I-385 by motorcycles and cars and trucks with extremely loud pipes... ...so yes... ignorance is in the culture there... be warned of it

Michelin has corporate headquarters on I-85, and tire manufacturing plants in Greenville, Anderson, Spartanburg, and Lexington, SC, in addition to Dothan AL and other locations. Their research facility, Michelin America Research Corporation (MARC) is adjacent to the Greenville plant. Their test track is in Laurens County, just south of Greenville.
