Thanks for sharing RJ. This is sad, especially when people try to drag you into their schemes. This is exactly why I just stick to traditional residential & commercial wholesale deals(assignment & double close) - nothing fancy like novations, creative finance, etc. The waters can get muddy real quick and especially with short sales with the bank being involved, she should have knew better that to be forging docs.

This is mostly CAP. There’s not many of my transactions that I don’t know every single thing about. The docs, the parties, the exit. If your signature is on some deals, you know exactly what’s up. Also, when the feds come knocking and you are “compelled” to talk is called “witness statement”

Yeah, this just screams being lazy. As you said at the beginning, getting a legitimate POF from a hard money lender or getting a legitimate offer from an investor to delay the foreclosure isn't hard to do. $4,400 in commission per property and at an average of a $28K loss per property ($2.5M in bank "losses" divided by 88 properties) just screams that she got lazy when she would have never of had to!

I'm absolutely sure this is a shock, RJ. An accusation is not a conviction. A charge is not a guilty verdict. She is innocent until proven guilty. Everything at this point is allegedly, only. She will be able to afford the best defense, possible. Rest assured there.

The way the charges are described in the news, they seem to be describing wholesaling to a tee. I anticipate them aggressively going after wholesalers because of this. This will set a precedent.

Definitely had nothing to do with wholesaling, at all. It had to do with the fraudulent offers and proof of funds to stop foreclosures.

@@RJBatesIII There are many that teach to get a phony POF letter. They already are coming down on the industry as it stands. There are tons of wholesalers submitting mock POF letters to agents. This is a result of the many get-rich-quick gurus on KZbin getting people to do the wrong things, and we will all be at risk of not being able to do this business because of it. At least not without a real estate license.
