This beautiful young lady just calmed my very crazy nerves lol..I just started thinking about buying my vey 1st home last week and have been FREAKING OUT about all of this info on YT and Tiktok. Theres alot of bad and outdated info out there and she just cleared up 98% of what I was confised about. I will admit that I went house hunting today and was a deer in headlights. She was NOT lyinh about the model homes being decked out. I thought all of them came like that until I saw the prices :D Thank you Nicole!!

If you’re buying new be aware that your first year’s taxes are usually low because the house is new. Your next year’s taxes will be dramatically higher. Quite often agents and title companies forget to mention that.

If you are buying a new construction home outright from a builder like detailed in this video, your first payment would likely be 2 months after your closing! If you are carrying a construction loan and hiring a builder for a custom home, that is a different process. You would likely pay monthly throughout construction!

Even before the recent NAR settlement, consumers have never been obligated to have a buyer’s agent. So no, you don’t need a buyer’s agent for new construction. It’s your choice.

wait if the builders are paying for the realators, then why do they have an interest to support me? i suspect both the agent and the realitors are working against my interest?

Builders will hire a Realtor to represent them and market the house. When they do this, the builder and the Realtor have a contract stating the total commission to be paid and how it will be split if another agent comes in to the transaction. If you were to purchase the house, your Realtor would be paid a portion of the commission from the other Realtor based on the agreement that the listing agent had with the seller/builder.

great advice except for #6. go harass your builder every freaking day if you have to. be a stalker if you have to. you will be amazed how many mistakes they make every day at the scene. and of course, they are not gonna give a shit after closing.

I’m not saying you shouldn’t go frequently, but home buyers should not show up unannounced and walk the job site. That is very dangerous and a liability

@@Palantir_Daily I don’t work for a builder but I do understand risk. When representing a buyer, why would I want to create additional tension between them and the builder by condoning my client walking the job site unaccompanied. Instead, I use my client’s desire to go as an opportunity to set up appointments. Most of the time the builder is not there, but there is WAY less risk with me being present. Plus, my clients usually want me there. They may not have as detailed knowledge of new construction as I do, and have questions. If we spot an issue, it’s valuable that I’m there to put my eyes on it personally. Sure there are lazy agents but I’m not one of them. If you happen to be someone who thinks agents are unnecessary, that’s your opinion and I’m not here to argue with you.

@@NicoleNark I see tremendous value in a good agent. If one of my agents ever tried to convince me not to go to my property being built, they would no longer be my agent. The agents job is to support the buyer in all aspects.
