Take the maximum loan sanctioned possible even if you have self fund to pay. Instead of sending money directly to the builder pay amount towards principal. By doing this you can report this amount in 80c towards tax

You can opt for the Overdraft Account as well and can make payment at any time any amount so basically you have to pay only for remaining amount. So no matter you are payimg only interest or principle + interest or returning principle amount in lump sum which is withdrawable in emergency situations.

Pre EMI is only for 18 months period in my case . Is it same for all banks ? But Possession is not done in this 18 months and now actual tenure of loan started . Now builder will not pay Principal part of EMI. Possession is delayed by 6months due to pandemic . This is nice video for new homebuyers they will know what it is before booking.

We don’t have to set pre emi for 18 months. Pre emi is there upto possession date. So even if it delayed it won’t affect. Full emi will start after possession only. As per my knowledge.

NBFC don't give choice to customers whether they want to opt Pre EMI or Full EMI. NBFCs say it is compulsory that Pre EMI will be charged till possession and only after possession full EMI will start. But banks like HDFC, ICICI etc give choice to customers to opt either of the options. NBFC making it compulsory to choose pre EMI till possession is it allowed by RBI ?

According to me 2 difference: 1. Tenure will finish early in full emi case 2. Builder is taking advantage of not reducing price for buyers who are not going to no emi till possession option. This no emi till possession increases flat price. Because builder would say last month me agreement kiya x price me. But wo hua tha no emi wale scheme se.
