Yes, it could decline! UBS has recently established its center in Hyderabad rather than expanding its workforce in Kharadi. The infrastructure in Pune is quite poor, whereas Bangalore and Hyderabad are much more developed. Kharadi is overpriced. If more companies begin moving from Kharadi in Pune to Hyderabad, similar to how many foreign banks relocated from Hinjewadi to Kharadi, it could affect the market. The government should focus on improving Pune Infrastructure without increasing the cost of living for IT people.

Sir I have bought a 2 bhk in Baner two years back for 1.11cr, In my experience buying a home in Baner is a total waste of money. Water shortages are very frequent even today our society brought a water tanker, roads are bad except few roads, lots of traffic. Everything is expensive as compared to the other areas of the city. Pollution is very high due to close proximity to the highway. Lots of dust and noise due to numerous projects are going on. I mean those are even more expensive. Overall a very bad experience so far, anyone looking to buy in Baner please reconsider. Hopefully this will help to some buyers.

I am from Kharadi and Now there is oversupply, rates are stagnant for past 3 years. Rental income is as low as 1% to 2% (2.4L annual rental for a property worth 1.5Cr) as maintenance cost is very high in many societies. No water, zero public transport. Daily necessities are super expensive here. School fees not less than 1.75L per year !! Not at all worth living. 24 x7 all Dusty .. Can't even breath properly even sitting at home !! Traffic, congestions all the time in all 6 directions ... except 2 directions... either you go heaven or get buried in the earth !!!

Because currently we seeing very bad quality construction happening even most reputed builders? Feels like its organized loot as customer paying high but that much importance not given quality of construction. Arey gyani baba metro plans which are operational were done 10 years ago which budgeted cost. Halwa hai kya idhar nahi udhar nahi. Sab hoga phases mai jaise abhi dpr hai. Look there are no industrial clusters in chandani chowk.. not in viman Nagar.. Neither any industrial cluster in pimpri or Swargate If you want to solve the problem of traffic that is the true essence of any public transport.. connect the areas where you need to ease the traffic.. You have connected the affluent areas of the region.. who are anyways not using the metro.. On the whole, you have not connected the high density areas.. I had raised this issue with the Smart city officials when randomly we were discussing traffic issue in as informal seating. I was the lighting consultant in smart City project.. they too acknowledge the same.. Remember our great pm has essentially inaugurated the same metro station 3 to 4 time till now . And yes the design was not made 10 years ago but 20-25 years ago.. that's urban planning.. But nothing was done due to political brownie points.. Eg your Laxmi road was supposed to be a 4 lane road in the 1980s keeping future prospects in mind .. but it wasn't done due to political pressure by the shop keeper..

Pune's infrastructure is the WORST amidst major Tier-1 cities. No traffic planning, Broken Roads. Dont know what PMC is doing. Property prices should drop down to 50% given poor infra in entire city. Pune doesnt deserve flats costing more than 1 CR for 3 bhk. If PMC doesnt improve now also, punes downfall is sure. People are not fool to invest crores of rupees where we dont get enough water and lacks basic infra. There are many other good options like Hyderabad, Bangalore, Delhi Ncr to invest and appraise ur money.

So I booked a flat in March 2020, Flat rera date was Dec 2023 but verbal promise was June 2023, Now 2 Covid waves hits and we got to know there are 2 6 months extension so as per that new Date is Dec 2024. When I asked builder on 1st Jan 2025 on email that I am eligible for compensation from today he told me they have a grace period of 6 months and I'll be eligible for compensation only after June 2025. Is this legal and can Builder claim extra Grace period as he mention it's in agreement but agreement date is still Dec 2023. I might get flat in March , can I fight for just 2 months compensation in Court, is it worth it? Flat cost 90 lakhs amt paid 95%

No space left for marathi people to go. Plus language is gone. You don't have to agree, it's my opinion. Just don't lecture, Marathi is my language and I must defend it.

Stay away from Vilas Javdekar for purchasing commercial property. Happiness Street at Hinjewadi Phase-2 is a scam. He promised to offer a Multiplex and Gym. He failed to bring a multiplex because he is asking way more than market rate to the respective multiplex partners. Gym size he reduced without consent of his buyers now no Gym company is ready to take such a small space. He sold office spaces at the rate of commercial shops at really inflated price.

Sahi bola.. Datta Mandir road k allocated area he iske upr k construction hataye .. uske allava ek bhi dusre construction p buldozer nhi chala ..faltu m logo ko dara raha.. Road area k bahr ek bhi ghar ko dhakka nhi lagaya .. chahe wo illigal ho.
