Max, New South Wales has a duty of disclosure for sellers of property. They must disclose that the building has asbestos upon selling. I would pursue recourse with both the seller & building inspector. The cost of rectifying should not be at your expense.

You should think about getting several industrial size fans and run them in your house to make sure that all the water from the rain has been dealt with before you start closing in your walls and floors. If there is still some damp in the walls or floorboards, it could lead to serious mould problems down the line.

These are the kind of people you want to keep in your life as long as possible because they're there for you when you need them, which means they are true friends. @lynziekirby8882 Жыл бұрын
It is not confrontational Max as he is a Professional surveyor and should have picked up on the asbestos which is a major threat to health and safety and also the termites chomping through the house. He will have insurance so you do need to consider going for compensation as this will help you with the major costs of doing the work needed. Don't feel bad about this as you could do with the money to help you with the major rebuild. Also you may have been able to drop the price on the cabin if you had known about this so it is quite negligent and has cost you a lot of money and will continue to do so. Max you are lovely and kind but, sometimes, it is necessary to take some steps toward a fair outcome for yourself.

What a great community of friends you have Max. All of you are a wonderful collection of people. The roof looks so fresh and clean and my back was definitely aching for you. The previous owner may have been a nice, but he had to know some of the problems because he just covered some of them up. Maybe he didn't have the funds to address the issues or he just was lazy, but the price of the home should have reflected the cost of fixing the problems. In the end, he's not your friend and selling the house to you was a business transaction and the inspector should have told you about these issues.
@le_th_
@le_th_ Жыл бұрын
I've had to *really* hold back from stating exactly what you said. The previous own didn't give him a good deal... He did not "see [himself] in Max, as he claimed...he saw an opportunity. Nice guys are the people you need to avoid like the plague because their charm can cover up the fact that they have no conscience...and no moral compass. The previous homeowner was either predatory or opportunistic...and neither is good. The malfeasance of the inspector is just...actually, I have no words for this level of incompetency. If he is licensed, the board that oversees that licensing needs to review his competency. I hate to seem negative, but the facts of this situation need to be brought to the attention of others so that others don't fall prey to these conscienceless individuals. It's infuriating to know so many scam artists walk amongst us.

it was not the previous owner's responsibility to tell the new owner what the problems of the property were/are. he just wanted to sell the property. it is the new owner's responsibility to ensure that he takes all the necessary steps to see what the condition of the property is in. Max did that - he employed a professional inspector. The professional inspector failed in his job. The termite damage should be have been noted, as well as the asbestos. Max should contact the inspector and sue for negligence and damages. That the inspector is a "nice guy" is irrelevant - Max is seriously out of pocket because of him. Worse even, this useless inspector could be causing this negligence elsewhere!

Hi Max! Great video- showed my tradie husband and he has a few concerns about your roof. Here are his thoughts- when the foam deteriorates the wind is going to blow the rain straight up over the sheets. also that 90 degree lip on either side of the ridge capping is meant to stay at that angle instead of what you’ve done which is bend them out and bolt them straight into the roof. this is possible when you cut the corrugated profile into the lip so the capping will sit flush on top of the roofing and you’ll then be able to bolt it from the top. the capping also looks a little skimpy on the width. after seeing your downpour, would have doubled the width of the wings. your existing one looks about 200mm on either side. would go about 400mm on either side. also, the bolts seal the capping but because you’ve bolted so close to the edge, there’s nothing sealing the bolt hole on the roof sheeting. a little wind and rain would cause a slow leak

Maybe check with some local roofing contractors on how to dry out the underlayment and the wooden strips beneath your insulation and new roofing. In the video it looked like the underlayment and the stripes were still damp. You can kill mold and mildew with bleach but it would be even better if everything could completely dry out. The question is how to do it.

Well done team! What’s not so well done is, the wiring THROUGH the battens for several reason. Replacing or adding a cable is impossible w/o taking the roof off. One cable catching fire, might set the roof on fire. Nailing/ Stapling the insulation with the metal foil into the battens plus the many roof sheet screws might potentially short the entire roof to 230V and even cause electrical shorts in between the different cables. If I really had to wire through the battens, I would at least put metal pipes through them, that any potential nail or screw can’t penetrate a cable. I know that’s the way roofing is done in Australia but that doesn’t mean it’s best practice. Many years ago someone was killed by electrocution stapling insulation into battens. I’m glad your wiring wasn’t live yet.

I think maybe Occy deserves a little vacation weekend, with swimming. He’s been working really hard in the supervisory position (which is clearly the most important job). And he’s put up with a lot of commotion and things rapidly changing in his immediate environment.

So happy that your friends were able to come give you a hand!!! That property will be worth it...and it is probably better in the end that you are overhauling that house. I hope that your travels refresh your soul!!!!

You have such good friends! Wow. What a journey. Have to be honest, the last thing u would have wanted was to do that whole project without professionals, but you did it! And it looks better than 99 % of roofs Ive seen! Enjoy yourself now. After you get back from overseas you deserve twenty pizzas, eighty beers, and all the free time you can get! Also, I would LOVE Occy to be my boss! ❤️ 🐾

Beautiful job on the roof. Great teamwork. Seems like all the long time Van Lifers are building houses, having a baby and settling somewhere. I was backwards. I went to schooland , worked about 35 years, bought house and now I'm getting that wanderlust fever. So, we'll see what's next.

So happy to see a 2nd cavalry arrived to help you Max. I was even telling my 81yr old mum about what you were going through! With regards to 'confronting' the surveyor, I think you know confrontation doesn't need to be aggressive in tone and I definitely agree you should deal with it in a timely manner. So wait for a while, have a churning belly, have endless conversations with yourself, about what you want to say, procrastinate A LOT, then finally be brave and put your big boy pants on and speak to the surveyor. Oh wait!? That's me, but no big boy pants! lol

I am not sure if it works in Oz the way it does in the US, but here, full disclosure of all hazardous materials, flaws etc. are required by law. If the previous owner doesn’t do full disclosure, and/or the home inspector missed huge problems, you are legally entitled to compensation from both. It would help offset your costs considerably. Good luck. I, myself once purchased a money pit, and as a female, it was twice as bad. Luckily, you have friends and family to help you. You and Occy have each other, and he is such a calming, peaceful soul. Bless you all. Best wishes.
