Hey Julia! I'm a real estate agent in NYS and I'm relatively new to being an agent. I know the fee sucks but we do jump through loops and hoops to get our licenses and to get hired by a broker to join their agency on top of all of that. And as you know NYC is really expensive to live in and sometimes it's hard to get ahead as an agent. Most agents quit within their first year of being in business. 😭 This should shine a little more light on things and give people an idea of how hard this gig can be. With that said, I've been successful enough to actually make it in the business as a real estate investor/home remodeler.🙌So now I own my home outright and have transitioned into owning my own brokerage with my wife and becoming a real estate agent full-time. My goal is to help as many people as possible to get to where I am going as fast as possible. Girl Zep cleaner for grout for bathroom and all purpose cleaner Zep for everything else and in one weekend that apartment will be soo good. I screamed when i head price. Dont ever leave, make it your home. U litteraly now have 2k for improvement of that apartment monthly!! What a dream

Yeah honestly that would be a good price even in my city which is nothing compared to NYC! I think my jaw hit the floor. TOTALLY worth it, especially with the improvements they're making. Also I feel it must be an excellent place to live since the previous tenant stayed there for so long!

OMG, NEVER MOVE! I wonder how much they can raise your rent yearly or is it the same for your entire tenancy? For that price you would expect half that sq footage! And no laundry, and other negatives. When I lived in NYC my apartment was right on top of NY health and racquet. You can imagine trying to sleep with the noise and vibration from aerobics going on at 6 am (I was working nights)

Insaneee. I would sign up for that apt in a heartbeat. $1050 is cheaper than the average cost of a 1 bedroom apt in a lot of major cities. The fact that you were able to score that in NYC is impressive. Who cares if it’s old and dingy! You can spend the money you save on rent on decorating the heck out of it. You’re only young once! Happy for you!

In Canada, $1050 for a one-bedroom in any tiny shithole with no jobs, no culture, and no people is no longer a possibility. That she found this apartment in NYC is absolutely unreal to me.

@@johnlittle3430 truth! I live in northern Alberta and I pay almost $1300. It is a decent apartment, but there are way worse ones that cost more. There are so few jobs here, everyone is a redneck and it’s so expensive for everything

Congratulations! That price is a steal. Also, the fact that you are getting new appliances, a fresh coat of paint, and buffed floors is a great deal. You can always DIY the cabinets and countertops and install new fixings in the bathroom. That is amazing.

THIS. There are SOOOO many ways you can diy your rental apartment. You could buy laminate wood flooring; stick on floor tiles for the bathroom floors and walls, removable wallpaper. The only thing that would be hard to change is the appliances if they aren’t willing to upgrade them which I would ask for them to do up front.

I think it's brilliant that you got the place you did for that price. I don't know how handy you are but I've seen some renter friendly KZbin videos that go over easy DIY tricks to get a renovated look. Congrats on your new home!

I really appreciate that you went with a place that wasn't your top pick but was financially helpful for you. Not what I was expecting but girl! That price is INSANE!! That’s cheaper than apartments in Houston!! Your bank account is going to be overjoyed with you. 😂 I love that you were able to find a place at such an amazing price in a wonderful location, and that they are going to update a few things for you. I know once you add the Julia touch it will be a beautiful space to call your own. People will always have opinions no matter what. You could cure cancer and people would still complain. I’m a former New Yorker who moved back after a decade in June. I almost got an apt just like this one in a central neighborhood for $1150 but the Broker fee was 15k….and as a single Mom, I was going to pay it to secure an apartment here for many years. These don’t come around often I’m told so this is very lucky. Congrats! I’ve been paying 3k a month instead 😢but by some miracle just won the housing lottery for a 2 bd in Brooklyn [still expensive at $2500] but with a child good for our future needs and it has in unit laundry and small terrace. Manhattan real estate is tricky and your video shows the reality of what we are dealing with unless you find a unicorn which you were lucky enough to find.

Dude, that broker’s fee is criminal! But you got an absolute STEAL! Also, as an old lady…let me tell you, how anyone feels about how you spend YOUR money is not your business. I love the older/vintage character this apartment has! It’s way better than most of the ones you saw IMO, at 1/3 the price! It has so much potential and I slayed out really well. Obsessed with the bathroom tile and the built-in bookshelves by the kitchen!!!!

Agreed, the decor style has to match the bones of the apartment. It might look even more wonky if you use cheap diy stuff to try to get a modern look, but if you respect the apartment’s style you can make it look really good!!

I am not finished watching, but I must say...your budget it YOUR BUDGET- don't let people make you feel any kind of way about it. IDK- I am just saying- it's not like you set the prices out there. I want you to be proud that you can make your dream of living in NYC without a roommate- because I certainly am (and I don't even know you IRL, haha!)

Girl I am so happy for you! You cannot beat that price! And you can always clean a place up, that’s not a big deal. You can upgrade the cabinets and add nice handles to the cabinets. It’s fine. I love it! You’ll be saving money so you can invest in your place. You had better stay there forever! I felt so bad when you said you cried over that one apartment. See, there is always something better waiting for you. 💖✨

Honestly that's a steal.. the paint and polish on the floor will make it nicer, plus they're giving you new appliances. With the money you save, you could definitely fix up the bathroom, especially if you see yourself living there for more than a year. I think it's a great opportunity to make it your own! And there's so much space!! I would have done the exact same thing, especially if it was in a good location/neighborhood.

Congratulations Julia! The apartment with a view of the Empire State Building was definitely my favourite but the one you chose makes SO much sense! You'll be saving a lot on rent and could potentially put that into redoing your bathroom and kitchen by yourself over time. I don't know much about the NYC landscape but living in Manhattan sounds very exciting! Looking forward to see your moving in and setting up vlogs ✨♥️

I think you can definitely spruce up the place. With a deep clean, and nice furniture and decor, you can easily transform it! And the quirks of the space can be charming depending on how you decorate.

This wasn’t what I was expecting, but I think it was a good choice for the savings alone. It’s not horrible. I always tell my kids with a keen eye, anyone can make a cardboard box look nice. It’s not forever, it’s for now. Maybe you could afford to enlarge the window between the kitchen and living room area, to make your kitchen feel more spacious. My favorite was the one before this last one, but I might have chosen this one, too. Enjoy your new space. 👍🏻

I think you got a great deal and for that price you could afford a few updates if you want to do them on maybe the kitchen cabinets or something like that or you might decide to do some temporary fixes like removable wall paper on the cabinets. Anyway, I would happily take the apartment you got and make it mine, which you will! Congratulations Julia!! I'm happy for you. 😊

One thing I learnt from your apartment search is, delay is not denial... you got turned down a lot, you kept your faith up and in the end you got a good thing.

Julia....You can paint, bleach and deep clean the place....Make it your own. You could even replace the ugly brown stove with a new one. Good for you. I watched your last apt. hunt. Going to echo the others and say you did a great job!! 🎉🎉🎉 definitely consider using the money you’d otherwise pay on rent for the other places on getting a deep clean - makes a whole world of difference, especially with that bathroom. Congratulations on a fabulous deal on a really nice apartment. I live in another country but also in an old apt. that has not been much updated or renovated since it's original tenant occupied my unit, and I can tell you from experience that most of my living takes place in my living room, which in your case is a lovely space. I like the fact that the bed can be visually separated from your seating area so easily & completely, and frankly as long as the kitchen and bathroom function (and new kitchen appliances will certainly make a huge difference) a lick of paint or some contact paper over the kitchen cupboards and counter, and even some professional cleaning of the bathroom's hard water staining erc. will make those areas much more attractive. I cannot imagine why anyone would give you grief overtaking this apartment at this price other than being envious of your luck. I think there's enormous potential I this unit, and hopefully you will be very happy here. Lastly, having come across your video by chance on my homepage, I thank you for your well filmed & presented information on the New York rental market at that time. It was both entertaining & informative even for those of us with no intention of moving to NYC.

Holy CRAP!!! That is amazing!!! A spacious studio, pretty vintage floors, looks like three closets, and a good neighborhood...for a 1990s rent!!! CONGRATS! Honestly, for that rent, you can literally re-do the cabinets and put in a quartz countertop, no biggie LOL! Can't wait to see what you do with it!

Wow!! I was hesitant when you said "a steal" but you weren't joking!! This gives me some hope. Thank you for being so transparent too!! I've watched all of your apartment hunting videos and they are sooo helpful. I'm back on the market after my rent in NJ skyrocketed. How do you find all these rent-stabilized apartments? That's super impressive!

Very nice video, thank you. You got a great deal on your apartment, congratulations. The bathroom...as long as everything works and it can be cleaned and sanitized, there is nothing wrong with older fixtures. The only thing about the sink is there is no cabinet/storage space underneath (wasting valuable floor print), if I felt I HAD to change something, that would be it.

I think some marble vinyl for the counter tops and white vinyl for the cabinet doors will seriously make a huge difference and it’s all removable when you move out. Also rugs can hide anything. I don’t think the apartment is horrible at all. And the price is amazing. I’m sure with some comfy decor, you will have it looking wonderful. And just think. All that money your saving every month is so great. ❤❤

The Broker’s Fee typically gets split between: -however members of the real estate team involved in the process -the agency behind it -the Errors and Omissions insurance -business fee charged by the agency and then in April the following year, that agent gotta pay the ~30% tax that wasn’t cut off during the year. So let’s hold your horses before judging… we’re really doing pennies over here in the rental market…

Julia, I’m not going to lie. When I first saw your place, I was genuinely SHOOK. 😳😱 At first I was so confused as to why you would pick this place…and then you mentioned the rent. I was like alright then. Makes perfect sense. Girl you did the damn thing. 👏🏽👏🏽 That price is definitely RIGHT. You’ll be saving TONS of money 💰🤯 More money to travel more in the future , to decorate your space as you please, and to establish an emergency fund. I know just like you I would rather pay $1000/month vs $3300/month for a studio or a 1 bedroom. Shoot, your rent is less than mine and I live in the mid-south (Tennessee). For the price, it’s definitely worth it. It’s way more spacious than your last place. I can easily see you having a full living room and dining room (I peeped the built in shelving 😉). And the property managers are willing to repaint the walls for you, clean up the floors, and give you new appliances..for FREE!! 🤑🤑 The place is definitely is a fixer upper, but I know you’ll transform it into a modern yet cozy place that screams YOU. Congrats to your new apartment😁😁🎉🎉
