Dozens of independent landlords say their tenants have been taking advantage of the COVID eviction moratorium. CBS2's Natalie Duddridge spoke to two elderly New Yorkers who are desperate for help.

Some places have paused mortgages. Taxes on the other hand should be paused as well. Im pretty sure there is a way to get out of paying those too.

@@YesItsLola Many resources like what? 10 million mortgage delinquencies and forbearances? Get ready for spike in housing bankruptcy, housing prices and rent prices. The surviving landlords are pricing in the tremendous risk in future rentals. Affordable housing in NYC has increased by closed to 30% in the past months from $1.2k for single bed to $1.5k. A lot of landlords are keeping the units vacant instead, which is very understandable.

@@tingli9823 “The surviving landlords”? Landlords are keeping housing vacant because they can’t charge unrealistic rent! Smh this world is damaged and all people can think of is a dollar. My mom is a landlord. Her long time tenants did not have any issues paying this entire time because THEIR RENT IS AFFORDABLE!!! Most of the landlords that are suffering were being greedy, yes that’s what I said and I do NOT feel sorry for anyone charging 4166 in any state for an apartment. They can sell their property if they want to “SURVIVE”. There is a damn pandemic, if you can’t keep it sell it. This life here is temporary and humans try to hoard riches down here like you can take it with you. Compassion goes a very long way.

I’m pretty sure if the landlord stops paying for heat, electricity or water that the parasite tenants could use that as landlord harassment in court. New York laws give tenants way too much leverage.

lure basing that on what? When I worked as a PD and even now doing occasional pro Bono civil cases (and by the way, legal aid and the PDs office are completely different; the former is civil and the latter is criminal), my clients often told people to “call my lawyer.” It gave them a sense of power in an often powerless situation. Not saying that’s the case here since these appear to be situational abuse scenarios, but it’s never a good idea to generalize or in this case, blindly guess, about the nature of someone’s legal representation. Particularly when you don’t know the difference between a legal aid attorney and a public defender in the first place

My parent are immigrants who worked really hard for 20 years and we finally brought a house after sending me away for college. We rented out the house and was planning to move in when I get back from school after 4 years and we still live in a rented apartment. But the tenant stop paying rent after Covid and my parents haves to pay the mortgage and the rent for the place we live rn. It just makes no sense that you can live in someone else’s house for free. It’s like going to the store and taking stuff without paying. Then what’s the difference between not paying landlord rent and stealing??

The rent is literally 2500 cause the tenant have the entire house to themselves. they haven’t paid for 4 month, about to be the 5th month. That’s literally 10 thousand dollars.

Hi, you say it makes no sense, I will help you understand. Democratics encourage people to breed that cant take care of themselves by incentives like all kinds of welfare. The exact opposite way that nature works: those that are capable go on to reproduce. Then the Democrats have to keep figuring out new hateful laws for the makers so that their taker class can keep voting for them. They will make laws just for the sake of hating landlords to impress their voters. Troll politicians for troll voters. Tbh you can’t blame them, the government is promoting it. I remember vividly last year around April, Cuomo said on a covid live reporting that “if you can’t pay your rent, don’t pay it. The court isn’t opened anyway.” Think you might still be able to find the clip on KZbin.

To make matters worse for landlords, tenants don't have to pay for their attorneys, the city provides them with free attorneys. But, landlords don't get the same help. Therefore; these tenants are not losing anything, while some landlords are on the verge of losing everything they worked hard for.

And ppl who actually lost their job. I think they should have to provide proof that they're unable to pay $0. They should at least pay something if they can instead of taking advantage. If the gov't wants them to stay they should pay total/ partial rent based on current household income.

Well my slum landlord is trying to get over on me by not fixing anything but wants to increase rent. Although I have never skipped a beat with paying him rent or damaging his property. I really don't feel sorry for some of these Slum landlords they deserve everything that's coming to them.

@@chicaboom3056 So many people wanna be landlords but don't have the money to fix the property that they acquire, rats, roaches, mole, leaking pipes, no heat, no a/c, broken screens, no fire extinguishers, exterior of the building is cracked and leaking, ECT ECT and patch building up not caring about the bodies that they rent to. This is one of the main reasons why some landlords find themselves in hot water. Slum landlords only think about money and not the safety of the tenant or tenants or the up keep of their property.🤮🤮🤮

@@heavenly1539 there are definitely some bad LLs, not suited to the job. But I will say in my experience fom both sides, the way a landlord treats a property and its tenants has most to do with the way those tenants pay their bills and keep the space. But the " I ain't got it this month" and the " its the neighbors roaches" and the "that was already broke when I moved in" crowd always quick to yell slumlord. Public housing has a big budget, and the conditions are terrible. So, its not always because LL doesn't have enough $.

It's sad how tenants have so much more power over landlords. People believe that homeowners are rich and the tenants are poor, but in reality, it's the opposite since homeowners still have mortgages, property taxes, and utilities to pay for. It is the tenants rent that pays for all this, but if they don't pay rent, then the owners suffers.

@@keithjackson4127 I think I know where this gentleman is coming from Staten Island Euro Tech . I never see them in Big Box stores busting balls it's always small mom and pop businesses. My local homedepot is packed to the gills. Always at the ready with the paperwork to give fines and summonses for infractions mostly petty. I have seen it first hand with friends with repair shops etc.

Im on the same situation. Im down more than 20k. I called marshals, cops etc idk what else to do im about to be broke and end up like them. We need to kick blasio and the predator coumo out quick before NYC ends in ruins !

Don't buy real estate and rent it out as a retirement vehicle. It's really a lot of work and there are lots of bad tenants. A simpler and safer way is to open IRA mutual funds, stick with index funds and income funds.

You right! My dad is in his late 50s. And had terrible-terrible tenants and eviction procedure took months/ emotional distress/ property damage/ huge huge financial setback if you are a good hearted being who is renting at a market price or below so it was affordable to regular people. Invest in something else! He learned his lesson with a very hard slap...that no small landlord deserves!

Big problem like this here in Rossville Staten Island Ny....renters move into townhouses and bring in problems..renaging on rents...and loud parties in the 2' x 4' yards.

We call people like that Professional tenants that small property owners need to be aware of when renting out apartments. Now with the pandemic and the laws, these same people are just taking advantage of the situation. I try and see the good in everyone, but in this business best not to trust anyone, at least not until a relationship has been established. Having a relationship with a Good Real Estate broker is Priceless. Been an owner of a small 4 unit property for over 25 years. Do most of the repairs and maintenance within my abilities. This game isn't for everyone especially now house prices are at insane levels. In the end, we keep our fingers crossed and hope for the best. I need to get out of NYC I'm 26 years old with a 3 year old daughter. So many traumatic situations in my life and bad mistakes I've made which I hold myself accountable for. I really want the best for me and my child. I'm aware of what's really going on in corrupted America. I'm losing faith in creating a future for me and my child. The state is simply shirking its responsibility. If it can pass laws to stop property owners from evicting defaulting tenants be they genuinely poor because of Covid 19 or not, then they must be in a position to also assist property owners whose livelihood depend on such properties.

Absolutely sickening. I'm a home owner that is in the same position & I done with renting....I just put my multi family home on the market. No rent coming in....property taxes, utilities & mortgage payments sill due. My savings is gone.. barely making ends meet & no assistance in sight.

I was contemplating to get involved into the real estate renting business. Then I've learn how a pain in the neck tennants can be and even worse with the pandemic. It takes a special personality to be in that business and is not me. Yes, you can become wealthy doing it, but the constant headache is not for me.

Some where able to get forbearance which pushed it to the back of the loan. I can't speak for others who didn't get approved for the forbearance 😔

People will always take advantage but we need to keep it in perspective, for every bad tenant there are far more that need the assistance. What needs to be done is to work out a payment to the Landlord during these moratoriums, it is only fair.

It should be the courts who should determine which person is qualified for moratorium and who is not. I have a rogue tenant who haven't paid since Dec 2019 and bad record before that. Tenant has also multiple squatters living in my property and I can't do anything except to provide free govt sheltor without compensation.

I feel bad for this landlord. If there were eviction notices right on the cusp of covid then the eviction didn't have anything to do with covid and those people should probably be evicted but I do have an issue here they said this guy was out $50,000. It's only been 10 months so what is he charging for rent? He is charging $5,000 a month rent? Wow that's a lot. Where in the heck is this apartment?

Watch the video again. He finally got his eviction finalized and was prepared to evict his tenant on April 2020 but covid delayed that. In NYC it takes almost a year to get your eviction documents finalized. So the guy is probably (was) paying 1800-1900 month rent

Most people were paying their rent until they were face with the dilemma of continuing to pay their rent or buy food. People are out here selling their blood and plasma just so they can feed their families. I’ve been blessed to continue to work from home but I have enough empathy to sympathize with my neighbors, friends, family and the world with their struggles. Most people don’t even have jobs to go back to... you dumb heffa🗣🗣🗣

We have countless folks taking advantage of the situation i even had a guy skip out on paying 13k and moved back to Brazil. I never thought i lived to the see the day the govt authorizes looting!!

I'm In the opposite problem, I'm a Carpenter and my landlord has been remodeling the house for over a year now. He told me if I could re do the kitchen, livingroom and bedroom ( install new wall , lights and kitchen cabinets and Granite counter top , since they have been renewed in over 20 years ) and I that wouldn't have to pay rent for a few months ( I thought , my rent is $1,100 monthly ) well I did the project and idk why the landlord thought the whole project was only gonna be covered with 1 month rents 😑 . So I gave him the real bill and haven't paid rent in 6months .

@Truth Wins OTHER. Will take that much time to do paperwork. However, having money and not paying rent, when they tenant can afford too is not nice. I hate that people will need to move. But not attempting to pay rent at all for months on end. As well evictions started before PAMDEMIC. I would be in that apartment FIRST. RIPPING OUT THE WALLS. REPLACING GALVANIZE PIPES AND RED COPPER. THAT TAKES A LONG LONG LONG TIME. I would figure out a way to find something affordable.

I talked with my old landlord where I used to live, he told me he got 4 new tenants just before covid hit. I know the rent on his 2/2 apts go's for $1,500 and his 1/1 go's for $1,050. He said out of the 12 units in his building only 3 tenants are paying rent, the other 8 are screwing him over. He's helped most of these tenants when they were short on rent before because of one thing or another, he lives in the building himself and he knows none of those people are out of work or are only working part time. I think it's time to either make those people pay the rent or throw them out onto the street.

Yup, once too many tenants stop paying rent it becomes too costly to evict each and every single one of them , so landlords choose to just go for the fire insurance money instead, however it’s very unlikely this time cause this time the fire department has the technology to detect whether the fire was intentional or not, also the insurance companies are ready this time they learned their lesson from the 1970s, if anything they can just declare chapter 11 bankruptcy and run away to another country with the money

After the 08 housing crisis I learned that tenants are blood sucker's. Sold every property 22 of them and moved my money into vanguard long term investment and purchased a condo in the Philippines and some what retired bc I'm only 51yrs old now. I started retirement in my mid 30s. The best decision I have ever made. There's to many people that think the world owes them. Most people don't even save money not even to last them a couple of months and that's sad.

This is not only in NY. In California, many renters are taking advantage and living rent-free. Some even want the State to cancel rents so they no longer have to pay rent and squat for free. I feel really bad for these landlords. They work so hard to buy a property only to be taken advantage of. The American government needs to do something about this. How about canceling the mortgage if renters want to cancel rent?

Cuomo thinks all homeowners are all rich and living the dream. Who still got to pay mortgage, real estate taxes, maintenance cost, and other covered utility cost when the tenant doesn't even try to pay what they could? Most people are struggling financially during covid, but don't foot all your problem to homeowners- they are struggling just as much. If someone signs they are under covid hardship and receives unemployment benefit or is currently employed then they should pay their fair share of rent. If Cuomo wants to help tenants who are taking advantage of covid to not pay rent, then homeowners should also be able to submit a covid hardship to the government to not pay RE taxes during the pandemic. Tenants that are taking advantage of covid should be ashamed. You can negotiate the rent with the homeowner, but to not pay anything is downright wrong.

Large real estate investors can obtain interest free cash and are capable of weathering this storm, and make large political contributions. Small investors don't. They will loose. Politicians and large investors knows this. They will capitalize on the opportunity as usual.

I and my wife lost jobs in this pandemic, so we decided to share my bedroom...but now we have a professional renter in my apartment...she created problems everyday and use those problems as bargaining to ask money...she knew we can’t evict her, so she said if we want her leave we have to give her $10k as compensation...I don’t know what business model this is...they are not just taking advantage of the pandemic, they use NY law as tools to earn money during this pandemic from two jobless people... we went to police station and file a criminal case against her because she assaulted my wife...we’ll see what happen.

thank you CBS for this. We need more exposure like this. This is pathetic. People get approved for a mortgage on a 2 family house considering on their income from the 2nd unit. It takes 6 moths to evict someone in normal times. now its impossible. We need more coverage of this. Millions of small time landlords are suffering!!! they are getting penalized for saving money, working hard.

They should have never put an eviction moratorium on all evictions. If tenants cannot pay now, what makes you think they can pay the back rent 1 year from now? Saying landlords can pursue rent debt in civil court is also a cop out, it takes months to get a judgement and cost money for the collection agency and lawyers that the landlord has to pay. Tenants can drag out cases for months and right before trial, "Settle" so the tenants gets free rent and money to leave. Unfair for landlords who are trying even evict tenants for legitimate reasons as well. Courts should be open to hear cases like these. That is what the court system is for. Taking away the court system and alllowing landlords to bear the cost while just giving them an IOU in the future is horrible. Especially laws that protect lousy tenants. No one is saying evict the single mom with kids who lost their job for late payment, but cases that have nothing to do with COVID should be allowed. They always talk about an eviction cliff, well because of these extending moratoriums, there will definitely be one now. Insteading of letting cases be heard and carried out slowly, all eviction cases are going to happen all at once.

Im in ontario canada and our systems similar! What ive concluded is the province(or state for you) has come up with a plan to avoid building low income housing to shelter the scum bags living off the backs of others and displaced it the middle class landlords trying to build investments!!! Theyve built poor guidelines that allows the tenant everything possible to avoid/lengthen evictions!!! Here in ontario, the only way to get anyone out once theyre in, is to get an affidavit signed by lawyers saying you or a family members moving in OR pay moneys to the tribunal!!! Those are the only 2 ways and the later demands heavy paper work with just reasonings!!!! And the loopholes that exists to lengthen the process is through the roof!!! The only problem i see with their plan, is if every landlord smartens up during their screening process, ALOT and i mean ALOT of scum bags will be left to fend for themselves or the gov will have to build low income housing! What i mean by "smartens up" is, screen any possible tenant... DO credit checks and only accept higher scores, ensure they have a job and how long they've been there with supporting funding!!! DON'T accept welfare cases, those without a job or poor credit scores.... No exceptions for these.... Welfare doesn't hold the candidate accountable, if they stop paying rent and you call them, they'll say "we give them money what they do with it is up to them!!!"... Since then, i don't care what your excuse is, you ain't getting into my unit!!! Don't have a heart as a landlord, it'll BURN you in the end!!!
