It is interesting that buyer is taking possession without CC/OC but with water and electric connection in place.. Moreover, Govt is also earning revenue (stamp duty) by doing registration of such properties!!!

In one part you mentioned that the builder gets OC after providing basic amenities like power, gas, water. And in the next slide you said that the builder needs OC to get the water and power connections. So when exactly we get the water and power connections? After OC or before??

1)I have purchased a flat in Gurgaon. Paid all the amount ,registration and possession done. Builder is not giving important documents like Approved Layout plan(Map),Occupation certificate,completion certificate etc and saying we don't give to anyone.Pl. suggest 2)Is it necessary to to get Jamabani nakal of a flat so as to update ownership into government records.If yes how we can do this?

1. Is building usage (BU) certificate same as Occupancy certificate? 2. A renowned builder in Gujarat is inviting us to register the flat without BU. He is committing that BU will come next month. It is advisable to do so?

Very useful video, sir ek question hai mera pls. answer dijiye ga. 1). Mai ne 1 3bhk flat purchase kia hu , jo ki under construction hai. GST implement hone ke pahelei 90% payment ho geya hai. Abhi mera builders balance 10% demand kar raha hai with GST 18% , aur possession lene , flat registry kar lene ke liye bol raha hai. Completion certificate bol raha hai under processed bol raha hai. Mera question hai , kya builder back date me i.e. 20.03.19, 18% GST INV. raised kar sakte hai, jo ki demand Apr. 19 me de raha hai, completion certificate bhi nehi mila. 2). Is situation par mai kya current date ka invoice demand kar sakta hu with 5% GST.? 3). Abhi kya possession lena chahiye is situation me?

Sir, please meri ek query par reply dijiye. Description: hamara ek flat hai . House mein total 4 flats hai. Builder ka 3rd floor last flat hai. Usney house ka naksha pass nhi karaya tha aur humein bataya bhi nahi. In the meantime kisi ney complaint kr di. Mcd 3 floor tod gyi aur Sara chazza har floor par. Ab regulations mein hum 10 lakh tak Laga chukey par kuch na hua due to early transfer of JEs, AEs. Kafi loss hogya hai. Ab builder keh Raha mein completion certificate issue karwaunga..... Query : kya building regularise ki value hai ya completion certificate ki....plz bataein coz he is asking again share of money.

Actually i have taken flat registry on 28th of August 2023 on 4th floor, Building is G+4, but still building is incomplete, that is Garages, way to enter, lift, paint, nothing is ready. what steps i can take. builder committed me to give possession on Nov or Dec 2023 but still building is under constructed. I have taken loan from market @2% of Rs. 1100000/- for flat registry. I plan after possession i will give mortgage under bank then convert into EMI. Now i become traped..... please give suggestion.

Sir, Occupancy certificate and completion certificate kewal approved zameen(plot) .ke liye hi lena padta hai ya non approved zameen ke liye bhi lena zaroori hota hai.kabhi kabhi koi builder ya developer village area ki zameen par project launch kar dete hai.village area ke project ke liye bhi occupancy and completion certificate len zaroori hai kya.

Sirji agar building 30 32 years purana hai... Mumbai ki baat kar raha hu...usme tab panchayat CC hi mila karta thaa... After 2006 or 2007 shayad OC mandatory kar diya gaya ....now if I'm willing to purchase any flat jo building 30 years purani ho toh waha OC to hai hi nahi sirf CC , 7/12 and blueprint.... yehi hai ....toh kya ye flat illegal hai ???... agar nahi toh iska suitable solution kya hai... ??

We were told by the builder that they have applied for the cc and oc and u have to pay last payment as demand letter and after 2 yrs they still dont have oc and cc ...then wat remedies we have ..? Or after getting completion certificate without oc is dat necessary to take possession of the property without getting damages for the delay?

I am staying in Banaglore.. 80% of builders are not giving oc certificate. At present Sites are in A khatha number but flats which are constructed and ready to move are in B khata because building does not have OC Certificate. But all are getting loan from nationalize banks, getting tax benifit, home insurance, electricity and water connection.......without OC how can they get all these.. Plz clear that point.

Whether you purchase a plot or a complete house, you have to get the Sale Deed registered. If you have purchased plot from the seller, then plot registration is enough.

सर हमारा भी बिल्डिंग का oc and cc नाही मिला है 5साल हो गया है तो उसके लिए सोसाईटी मेम्बर कुछ कर सकते है क्या उसका क्या पोरोसेस है ,ओर हमारा कॉप्लेक्स में 8से 9 सोसाईटी है तो 1 सोसाईटी का oc, cc मिल सकता है क्या ,मिलता है तो कहा पर आवेदन करना पड़ेगा एक निवेदन करना पड़ेगा सर
