I found 2.5 acres in the Arizona mountains 3 years ago. Was someones old homestead. A mobile home and travel trailer were still on the property. $11k. I called the county and found out it had a septic system and well on it, before looking at the property. 😱 My realtor asked why i wanted that run down property. I said i will let you know when the deal is signed. The seller was an investor and never walked the property. I did that 3 times. Signed the deal and my realtor asked will tell me now. I said sure. It has a well and septic system on it. She never checked and the seller never checked. A well costs $30k out here to drill. A septic system is $10-14k to have built. Im rebuilding the mobile home as i post. 👍🏾

I live on my moms 2 acres she got back in 2003 in Arizona. I have an rv permanently placed and plummed in to the septic and power grid. It wasn’t enough space so I got a 12 x 16 shed. Had it wired for electric, installed the foam board myself , did the flooring myself then paid somebody to install a house door , house windows and drywall. I use a midea U shaped window ac unit. It’s the cutest second livingroom. I often think about getting a larger shed and doing a full house out of it .

In 2020 my wife walked out on me and internationally took my 1 year old overseas and didn't come back. Long story short I had a friend with a 2 story one that was abandoned by his dad for nearly 10 years. I worked as an electrical apprentice and kept all materials from work sites that they threw out. Insulation, electricity, some lumber and other stuff. I think without that friend or his abandoned shed I would have been homeless.

We're in Virginia, looking for unrestricted property to have a shed home. Checked out Oklahoma land for sale, but it seems like the prices for unrestricted land keep getting higher and higher....well, I guess it's pretty much the same everywhere. It really does require quite a bit of research to find land that really is unrestricted! Many places advertise the term, but when you check into what the city allows, you find that it isn't really unrestricted at all. I guess they mean no restrictions if you connect to the grid and build the type of housing they permit. ha! We almost fell for that a few weeks ago. We found a pretty good price for two acres in the mountains, really pretty area. The ad said it was unrestricted....the realtor verified there were NO restrictions at all. he stated that you could live in your RV, tiny home, whatever. Just to be on the safe side, I called the county. It's not unrestricted. The county requires you to be totally on grid for water, sewer and electric. You must meet all kinds of criteria, and have everything inspected before you are even allowed to park your RV on the property, much less have a tiny shed home. Well, that was definitely not what we were looking for so the search continues. I just cannot understand why people think you're crazy for saying you'd like to have a tiny shed home! Realtors, city inspectors, even friends and relatives seem to think the very idea is outrageous. After living in an RV full time for the last 12 years, I think it makes perfect sense! Yes sirrrr. Several years ago I found 7 acres of unrestricted land with a year round rolling creek for $3500. It is over an hour drive from my house. I jumped on it. Then a developer started buying up the land near my spot. I talked to the land owner and told him my plans which was to create a buffer from the potential housing boom in the area. I talked him into selling me several more acres for $10,000 cash. I now have 22 acres. I bought a 2 story home depot shed that me and my wife are finishing out. The developer is now selling 1/4 tracts for $5000 minimum. Thankfully, he hasn't had any buyers in 4 years. I spoke with the county and city before I bought the land and was told that it is grandfathered in as unrestricted as long as it was purchased before any new zoning laws. I couldn't pass it up, especially with a good water source. The creek has a few natural springs as well.

I enjoyed your video. What you are doing is great! 35 years ago I did sortie the same thing as you. I moved to a remote island, bought some cheap land, built a house . It was the only way I could afford land and a house. Its the best thing I have ever done. I started out living very cheaply on a house boat while I made money for my move. Jay, Delaware County Oklahoma here. Our home was the first "tiny home" TDS Portable Building did. They did the rough in electrical, plumbing, finished out the 2 full baths, put in the windows and door we wanted and where we wanted them and insulated on our 16x40. We put $6k down and paid $512 a month for 4 years but we ended up paying it off early. We bought the 20 acres we had it set on for $49,900 with $450 down and $450 a month for 20 years owner financed. Obviously we overpaid due to lack of ability to just pay cash but our land values jumped up to double what we paid since then and provided us a place to live.

This is exactly what I was looking for. I think I sorta will get ripped off if I stretch the payments out, but after the landlord threatened to go up on the rent for the 4th time, I panicked and started buying a shed/garage. I already had land to put a tiny house on eventually, but this shocker freaked me out and I felt I had to move quickly while I have my part-time income to help pay for it. If he goes up again, it will eat up all of my Social Security, and I have already had to go back to work part-time after Medicare kicked in. I'm scared to death but I didn't work all of my life to give up every penny of my SS for rent. It's wired already but I need to insulate, etc. Thanks for the video and I'm a new subscriber.

I bought my house in East Tennessee 6 yrs ago, it's a double wide on 3/4 ac. I payed 80k over 30 yrs and pay $550 per mth that includes insurance. Electric is about $160 per mth and water is $40. It's a whole lot cheaper than rent 👍😊

As Dirty Harry would say, "A man's got to know his limitations." Perpetual debt is a MAJOR limitation. Getting something you can pay off relatively quickly is a good idea. You can always add on later as time and funds allow. And the thing is, you know what you got because you put it together yourself.

Back in 2014 I bought a house in South Carolina off of Craigslist. It was a 4 bedroom brick house that was poorly built but still standing today that sits on 1.63 acres owner financed for $24,500 over 10 years. I paid it off in 8 years and now I rent it to my Army buddy. Then I bought a double wide on 3.8 acres in NE Oklahoma and have started turning it into a permaculture microfarm too.

Yeah really it's going to take some detail and coaching on finding a piece of land in your own area finding one in my area is pretty simple. So I would have to do some research on finding it in different states I just know how to find it pretty easy in places like Oklahoma Texas Arizona and Nevada

I got 5 acres, and then another 10 for a total of 15, i pay 190 for the 5 and 400 for the 10 for a total of 590/mo, ive been here 5 years, and i bought a shed for 9k, 300 month, paid it off early, i own it now. the company i used for land was classic country, great people, 5 acres is plenty, im in Oklahoma, no restrictions

Built these for years just out of highschool. Actually hold up pretty well if you make sure the shingles are done right. Have a solid warranty and they will come replace any issues. You can buy the cheap "keystone series" and pay the guys to put black felt paper under the shingles. Only difference in the keystone and the other ones is that the more expensive ones have box corners framed and 16 o/c stud framing. Keystone has no black paper, and it's framed 24"o/c. And has a pressure treated floor base instead of a galvanized steel floor the pricier ones have.

I saved up and bought a 10 acre parcel for $30k. If I had waited a few years, I could have paid half that, literally-my next door neighbor did. Then I put in a root cellar with the help of my best friend, that was about $7500 for a very secure place to store things until I got my cabin. I paid the Amish to build a 16 x 38 building with two stand up sleeping lofts-that’s 800sq. Feet, larger than the apartments I lived in when I was younger. I DIY’d my solar, had a well put in, brought in a DC fridge/freezer (sips power even in the summer), wood stove, propane on demand hot water, rigged up a shower with a hula hoop, shower curtain, and plastic watering trough, installed a sink, apartment washing machine, etc. It’s really not any different than living in my suburban home and I can tinker at it until I retire and have a paid off retirement home in the woods that nobody but me cares about. It has no bills but taxes and enough room to do whatever the hell I want. My neighbors are of a similar mindset and we help each other out where we can. The biggest thing is to make a plan and get a start. It doesn’t have to be perfect and you don’t have to be Dave Ramsey-make payments if you have to…. Lord knows I haven’t been the best at making financial decisions in my life but this one has been a good one and I have no regrets. I literally have a fallback plan if the economy goes to shit and I could live there full time right now if I needed to. It took about 15 years to get it to this point, so plan on taking your time-but the best time to start is RIGHT NOW. You regret what you did in life a lot less than what you didn’t do or never got around to.

I just moved onto my own land here in AZ. 1.06 acres for under $2k. Mohave county has very few restrictions. I'm living in my 11.5' cabover camper. Power comes from my 3 Ecoflow Delta's and 3 big panels. I bought a couple of 330 gal. totes. One for storage and the other to haul water, then transfer it to the other one. I hired a tractor service to clear the brush for a circular driveway and a 50' x 50' pad. I'll pour a concrete pad and then buy a metal carport that will go on\over it. I have a '28 RV 900 miles away that I'll being down here.. but eventually I'll get one of those sheds. I thing a 14'x40' will be more than enough room for this single guy. Then get a 20' container for storage and a shop. I'm living the dream. I'll have about 5000w of solar.

thats awesome to here..but i will just give my opinion and coming from a little bit of experience...i would get an awning to park the camper underneath to work as a buffer zone from the direct sun on the camper...it works like an attic. i would also start building a solar system that completely excludes any power stations. use those only for desperate times when your main solar needs back up . i would also look into getting a well drilled...im sure you will have to drill 900 to 1200 foot...but it would be worth it...hauling in water gets old quick

Expert in personal financial budgeting. There is no affordable pre-built housing anywhere for the service sector. I have a plan though, but first I need to find somewhere on the west coast side of the U.S. that has affordable land to buy with loose restrictions. If I can't find anything, I'm leaving the United States. If this country doesn't want me here because I'm not wealthy enough, I'll go somewhere else. To hell with the U.S., I'm not being a wage slave for the rest of my life.

I got the inside of the mobile home done, change the floors, but new cabinets for the bathrooms and put new windows in it but then I ran out of money. The outside looks like a hovel. Hope my roof and deck lasts until I get out of nursing school if I ever do get out of Nursing school. But I own it outright, I already have a storm shelter, and I have a shed with a loft in it that I'm using for storage right now but when I get my garage it will become a guest house

sold my home after i retired and got a nice used 32 foot motorhome and a small piece of property near Salmon Idaho along the river for 5800.00 now worth over 25,000.00, county says you can live off the grid up to 6 months then leave for 6 months but theres some who stay all year, im not gonna suffer through 0 degree winters when i can drive my home to Arizona from October through March and live in the desert for free

If anyone is fretting over the legality over this, don't. Nobody is paying that much attention to what you do on your land. Especially if there is dense tree cover. People in the vast majority of rural areas mind their business. Proving you "Live" there would be basically impossible. They cant even really come on your property without probable cause. I am just saying this for the benefit of city folk that might actually think the legality of this stuff matters.

My first apartment was $75 a week and the electric, water and heat was included, gas was 0.35 cents a gallon, it was located behind a drivein theater, I had a clear view of the screen and if I opened the window I could clearly hear everything so I watched first run movies whenever I wanted too!

Go and get yourself a 1981 JCPenney or Sears catalog from Christmas. Look at the prices of the things in that catalog. Here are some examples of Christmas present prices. Cowboy shirt-$20, VCR-$242, TV box-$700, remote control car-$75. The average minimum wage was $3.25 an hour. Comparing that to today's minimum wage of $15. At $3.25 you really couldn't afford groceries. You are actually a little ahead today.

Better hurry up then. Developers are buying up land left and right and zoning changes are out of control in some areas. I bought some unrestricted land a few years ago and started on an off grid home. I live in a different county from my off grid area for now. I have watched the city limits move several times towards my current house and zoning changes. My current property taxes has jumped 3 times this year alone. 1 acre of land. My property taxes is $1800 a year. The 22 acres of unrestricted land I own, property taxes are under $100 a year. Me and my wife have attended several zoning change meetings and it's obvious that the town could care less. Watching people lose their homes because they can't pay the property taxes.

I would love to find a patch of land and turn it into a tiny home village which basically includes Milwaukee and all of its surrounding suburbs and towns. I have yet to see a tiny home village in wisconsin... There's definitely a need for one here and I could see this as a money-making opportunity for myself.

Honestly its all about knowing the market, never buy with high interest rates. Never buy more than you can afford and you'll be reaping the benefits for many years. I bought my first home in 1992 for 59,000 at 5% interest rate now keep in mind rates were averaging 8% at that time. That house is now worth 3 times its value and paid off. Im renting it for 1500 month, I never paid more than 650 when I lived there. My second house I bought in 2021 at 198,000 with 3.25 % interest rate,my mortgage around 1500, its a big home over 2000 sq ft. That same house 4 years later is now worth 300,000 plus. I hope this helps someone, buy smart and dont overpay and you'll make out like a bandit.

First time viewer, nice video. I'm in New Mexico, own my home but the property taxes will get me once I quit working. Would love to have a piece of land as a base and travel with an RV. It is hard to find that magic spot of far enough out for no restrictions but near medical and groceries.

I live in northwestern Oklahoma our county doesn’t bother you. We have people living in tiny homes to houses that are falling down. Property taxes are reasonable. Life is good

If you do an RV ,buy a shed to use for laundry, living area and kitchen, with that paid for,then you save for the house.

In most counties it’s illegal to build a house which is less than 600 square feet. In other words the frame of the structure usually isn’t the real issue. Then also most places don’t permit either outhouses or composting toilets. Then also most counties mandate that you electrify. There’s probably only a handful of states that don’t care much what you do provided you’re in an unincorporated area.

@@OKLAHOMAOFFGRID I had my barbershop in Cleveland temporarily shut down by some city bureaucrat simply because one of the work station sinks was backed up. It was someone from the health department and not even the state barber board. The only plumber we could find to fix it was a retired navy SEABEE. To me the only foolproof off-grid living solution is to live in a sailboat.

Look into modular homes vs tiny or mobile homes. They can be financed with conventional low interest home loans of upto 30 years.

What the counties object to is that any structure under 400 Sq. Ft. is considered along the same lines as an RV or camper especially if it is on a trailer, which cannot be taxed the same way. It's all about the Benjamins when it comes to taxes. You really have to do your homework. Some counties won't have a problem if you make it a permanent structure --which you'd either have to pour a concrete slab or dig a basement/foundation to set it on. They also dislike it if you go off-grid, i.e., you have solar power and a backup generator, septic or a leaching pond and a well. The utility companies can't make their money either (I'm sure somehow code enforcement gets kickbacks for that). The more money you try and save for yourself, the harder counties and local government are going to try and prevent you from building the kind of house that you can afford.
