Isn’t it crazy how mortgage rates continue to rise with higher imports and declining exports? meanwhile the FED is yet to lessen cost. Something will eventually break if they keep raising interest rates and quantitative tightening

indeed the mkt & economy has gone berserk, price of great assets like real estate, dividend paying stocks, or gold never comes down easily, in my humble opinion, buy what you can afford today, and working with a financial advisor certainly helps

Right, since 2020 amid rona-outbreak, I've avoided the drawbacks of trial and error simply by FA assistance. I'm semi-red now, and only work 7.5 hours weekly, with over $600k pulled off after subsequent investments to date.

Thank you for the assistance. My finances have been in disarray, and I have experienced multiple losses in my 401k, IRA, and mutual funds. I hope that Janie can provide me with the guidance needed to rectify the situation before it reaches a critical point.i will check her up online

Wife and I live in Atlanta and have been talking about a move to central FL in the coming years. Given the real estate market ups and downs, we are just not sure when in the next 5 years is best to sell here, rent there for a year then buy , but this video helps us in that regard, so thanks for the video.

When I relocated from Jacksonville to Orlando, we didn't know the area that well so renting for a year worked out for us. I had to move quickly because of the job here with Disney. However, we were able to get a sweet deal on a 2400sf vacation home for only $1200/month - which was pretty good even 12 years ago. We ended up staying nearly 2 years in that rental before getting a great deal on a bank-owned (REO) property in the Hunter's Creek area.

New construction is the way to go considering the houses cost about the same as older versions of themselves in my opinion. Plus getting everything like roof, kitchen, bathrooms brand new saves money overall without needing to fork out money to update soon after purchasing.

It really depends. There are plenty of horror stories about contracts falling through and builders keeping all the earnest money over a technicality, then flipping the house and making a huge profit. Some of that has cooled down over the past year, but contracts are still _very_ one-sided. Read everything multiple times before signing your life away. Also, new homes have their own problems - like foundation settling and possibly issues with poor build quality with lower end builders.

I have seen an agent in Dr. Phillips who makes videos where she attends an open house (not her listing) and describes the neighborhood using language such as “safe”, “good for families” and “liberal.” Is this “puffery” allowed or considered ethical in Florida?

Could it be people moving from CA and NY that can easily buy after either selling what they had for lots of money or renting it out to cover high interest rate mortgage payments in FL? I can't remember a time with such unfavorable lending and costs. Or can I?

I have a feeling I’m priced out of relocating to Orlando from CT. Even when I see a townhome that’s affordable the HOA is crazy high and I’m afraid to know what homeowners insurance would be

HOAs are really all over the map. My HOA is only $22 per month (single family home) and we have an amazing community center with a huge pool and 2-story waterslide. HOAs and Condo boards for buildings are a bit different since they manage the building, landscaping, and amenities.

My main concern right now is just the issue with property and auto insurance, rates are starting to get crazy to the point it erases the benefits of not having a state income tax. We are considering relocating since I used to work for Disney and no longer (now fully remote). I have the ability to live anywhere with a good Internet connection and I really won't mind a change. However, I am a bit hesitant because I have an amazing rate locked in and my mortgage is lower than a 1-bedroom apartment in the area for a 2900sf waterfront home with palm trees. Decisions, decisions... Orlando has near perfect weather during the month of Winter (j/k). Actually, I like it here for about 3-4 months of the year (November - February). It's that second half of the year that is so oppressively hot and humid that gets me. I can understand why no one lived in Florida until A/C was invented.

Yes. Any political antics both DeSantis and Disney does will not effect the housing boom in Orlando, or Florida for that matter. Florida is a booming state along with Texas. 51.3 million of our 330 million Americans lives in these two states alone. Just don’t be a liberal sheep moving to a red state with way different cultural values. A lot of liberals that moves down here switch parties here anyways.

Yes, because there is more to Orlando than Disney. Even so, Disney isn't going anywhere anytime soon. It's not like they own a San Francisco sized area anywhere else. Disney might slow down or even stop relocating their Cali staff to Orlando. Some more conservative families are opting out of Disney as a result of their political involvement, but who knows if that will end up being a significant impact on their business long term. Other than that, Florida is an overall business-friendly state. I'd be more concerned about getting property insurance at this point.

515 on average for a single family home⁉️ 🏡😂🤣 Bruh...I hate the idea of the economy being crippled and my home city isn't even able to be lived in due to finances at the current time. A million will soon be the new hundred thousand 🤦🏿‍♂️

This is bonkers when you compare that to the average family income of $88k (which seems high) or median income of $61k. Someone is likely looking at a $3600/month payment (P&I, HOA, taxes, insurance) with a 20% down payment - which using the 3x rule means you should be earning 10,800 before taxes - or about $130k annual income - which is significantly more than either the average or median income.

@@uhohcuzzo Unfortunately, I'm seeing this in many desirable locations. I'm considering moving to Colorado - and homes average another 150k to 200k more - depending on the area - especially around Denver. Perhaps in about 20-30 years, Tampa and Orlando will be one continuous metro area - at that point, you would be right.

Careful, if you buy in Florida you will not be able to get insurance for your home. Florida has one insurance company and they are not solvent. If you don't believe me ask before you buy. The insurance company ran from Florida lost to much money.

@@kenpozek Yeah. I have Farmer's for my home owner's policy. But, there are far fewer choices today - but only one seems like a stretch. My last company dropped me since they left the state so I had to scramble to find a replacement. Farmer's was the least expensive for me but still 2-3x higher than my previous company. Also, they don't offer auto insurance in Orlando so I had to get Progressive (which doesn't offer property insurance here). However, it is a concern worth watching.

LOL - I was just doing some research with my daughter regarding living costs in the area and I was shocked how much rents have increased in the past few years. Heck, my mortgage is less than what a 1 bed apartment rents for today.
