We don't like immigration agents - the ones' that aren't authorized by ICCRC and qualified to help you with your application in exchange for money - first of all, it's not legal to do that, and second of all, it's so easy that you don't really need paid help! We are a young couple who started their Canadian Immigration journey in 2018 and moved to Canada 3 days before the pandemic hit in March 2020. Over the course of our application, we have seen so many people getting screwed over by greedy / fraudulent and unauthorized immigration consultants who promise you the world in exchange for thousands of dollars and deliver a whole lot of NOTHING; to an extent that in many cases, the applications get rejected, due to their negligence.
Therefore, we are taking matters in our own hands. In the asian community, especially for vietnamese in Calgary, my aunt and uncles own 8 houses, some of their friends own about the same. Its crazy for me knowing I wont get a single house within the next 20 years and the prices gonna keeps spiking up. Investment is good, but the rich keeps getting richer and the poor will forever struggle unless we hit a jackpot.

I doubt they were all born rich and I am guessing some of them are immigrants. If they can do it why can't you? Anything is possible. My parents and aunts and uncles are all immigrants and own homes. Myself, cousins, and siblings do as well...we did not come from money.

@@canadianjatti i guess that you made this comment knowing the housing market from 1990s to early 2000s are a completely different market in comparison to after the economy depression 2009-2012. Job markets are different, mortgage rate and inflation. These big factors are enough to make younger people like me choke thinking about getting a house. Exclude your family, and connection, if you can build your finance within the next 10 - 20 years to get a house, then good for you. Too bad I havent found a job that pay me well enough to think about getting a house. And thats me talking about perfect condition where nothing change for the next 20 years.

Congratulations potatoes. We have lived in Calgary and have been to Seton/Mahogony Calgary number of times. NE Calgary is the best area if you are looking for renting it out even if it’s a small basement.

Expecting $2000 from upstairs and $1000 from a small 1bedroom basement in Seton is unrealistic. I have been in Calgary for a very long time. These rental prices don't even hold true for properties near the transit line. One could rent a whole house for $2000 with a front garage including the basement for maybe another $500. There is a reason that why new construction houses are cheaper in the deep South East Calgary. Seton area is very far from the core and other major employment hubs by transit compared to other parts of Calgary. Having a hospital and YMCA close by is sure good but not desirable compared to locations closer to Downtown, University of Calgary, or Mount Royal. I am sure that's what the realtors would want to tell you to sell you the house. Also, one could easily rent an apartment in Downtown for under $1400 or a house for about $1500 close to the C-train. People who have been in Calgary know the housing boom in 2012-2013 due to the oil industry. Everyone thought that housing will keep going up in Calgary, and that was based on a real industry. Right now the Calgary housing is based on hopes and dreams of future growth (we all know it's more so because of the cheap money). Most of the engineering grads in my circle have actually left Alberta because there are no opportunities here, there haven't been any since the 2015 oil crash. Good luck with over-leveraging and I hope it plays out for you guys.

2013 & 2021 are lot different. At that time other parts of Canada were affordable. Currently Calgary is the only major affordable city in Canada 🇨🇦

And there is no restriction in building new homes and thus no supply issues as it is in Ontario or Vancouver. So cant really charge these huge amount of rents in Calagary. But greed makes everyone blind

@@WorldTraveller0001 just go and see the no of houses sitting in market in Calagary. When supply is way too high, prices are controlled. And Calagary is building more. I agree it's affordable to buy and live not to rent it out

@@WorldTraveller0001 nope . Not like it is in Vancouver and Toronto. Urban sprawl is very much allowed in Calgary as there is no geographical restriction. They are building more to keep housing costs lower

We bought our first home in Edmonton back in 2016 and that house was built by Brookfield. They are good builders. But prices in Edmonton has not gone up much since then. But calgary does looks promising in growth. Congratulations.

I am curious, when you say upper floor can be rented for 1800 to 2000. Did you analyze this scenario? I mean individual paying that much rent in Calgary can easily afford to buy a house in Calgary and there is a sufficient inventory as well. Why would anyone pay that much rent in Calgary?

They need to understand this is Calgary not GTA. Rental market is not like this as he is dreaming off. Check out the apartment rentals and Calgary real estate history and then make a plan.

Guys, atleast he took the risk and invested in the calgary market. Worst case scenario may be that if he does not find any tenants then he can live himself and put his properties from Ontario on rent. He works from home while his wife is in a profession where she can work from anywhere. How about think of better options? If a property is cash flow positive then it is all good. Be positive and spread optimism.

Hi in china , it’s now a law that one can buy 1-2 personal home properties & if they buy more properties, they need to pay more taxes on them( after buying 2 ) . Is there any same law in Canada ?

Hi , a few questions if u could answer: 1. Ur already paying EMI for ur condo, made a down payment for ur Ontario house. And now ur buying a 3rd property. How is the bank extending you such a big line of credit ? 2. How much did you down payment for this house ? 3. Sry for this being a bit personal on this one , How did u guys save so much money in Canada for this house or r u guys making use of the funds u have wired from India while migrating 4. U said “ money goes out of pocket in Ontario if u rent out a house. “ didn’t get this point . Could u explain this a bit Thanks and congratulations 🍾 Hope to hear from you on these points

So Robin people use Home Equity Line of Credit or Refinancing existing properties to buy investment properties quickly. Money goes out of pocket in ON means, given the high rates, the total expenses on a rental investment prop per month is less than what you get as rent from it. So its short term negative cash flow, but people cover it good and big by the property appreciation

for point 4 i think it means you cant rent them to cover your entire mortgage since the cost is so high. If mortgage is 5k you wont be getting 5 k in rent so you are paying difference from our of pocket. Here the mortgages are much lower since the cost of the whole house is much lower so you can actually have your entire mortgage covered by rent each month so no money out of pocket.

your main car insurance should also cover your for the rental insurance on the car most big car insurance companies covers rental car insurance coverage complimentary / with package. Credit card insurance can be tricky if its not from a big 5 banks.

@@jatinmalik9370 what if the saving for the next 9 months was $7000 / month. If you work hard enough, it pays off :) We did mention that we are making a lot more now vs earlier - also, this investment is in partnership / and we just paid 25K now, the remaining amount is to be paid end of 2022

I don't understand why people becomes so greedy. If you want to invest, then do it in a way that will help society as a whole and you also get good returns out of it. How much money would you want for better living in future? Perhaps, investing money in real estate just for the returns is the most immoral thing in my opinion. People like you are making life of lower middleclass more difficult. I am not commenting for myself, but on behalf of others who can't even afford one single house for their family.

@@Potatotalkies I really appreciate whatever you do in your life but investing in realestate creates unnecessary boost in the housing market which somehow makes life of lower class people difficult. Ofcourse its your money and no one has any right to ask you question on this... i was thinking for society as a whole

@@ishitasingh5330 Similar thing happened in Mumbai during last decade. No matter how far people would go and stay within BMC municipal limits, rates per sq.ft. starts from INR 25,000 and for good locations, sky is the limit. That means even the 500sq.ft. house costs more than 1 crore (excl. Taxes) which is insane compared to Indian income standards I guess, similar things are going to happen across Canada. However, if Canadian government opens up more land and includes that inside city limits, prices would stay stable.

Hi, I like your videos very much n regularly watch them. I need your suggestion that should we migrate to Canada on investment visa in 50s? Have you seen any example who has migrated there in their 50s? Is it right decision?

Like seriously where ppl are struggling to buy there first houses and stuck in biding wars. Govt should put extra property tax or interest on ppl who buy more than one house. So that this craziness stops

Truly amazing because the majority of the funding is coming from India. Definitely not from their Hard earned Salaries or YT earnings for sure. And ofcourse selling LMIA's to pr seekers.

​@@smitamin5853 Technically its impossible to afford 2-3 mortgages. Even if both the partners are working on an above average salary and paying taxes. YT earnings coupled with their salaries also cannot fulfill such property acquisitions. There is something missing in this scenario in terms of financial earnings which will never be disclosed. Here are some points to give some clarity to naive viewers. ✨Most of Indians immigrating to Canada come from wealthy backgrounds. ✨ Experts at cooking up stories about their struggles after immigrating to Canada, whereas in reality they never struggled bcoz they had money(Indians love emotional struggle melodramas). ✨ I know a couple of close friends who are working their h-ASS off to make ends meet in Canada. Forget buying a premium car or multiple properties, they can't even dream of a entry level condo till now. ✨ 70-80% of Indian Immigrants will start a business in Canada. ( Min $100,000 is required- Where does it come from?). These so called Entrepreneurs will sell LMIA's to fellow Indians desperate enough to get a PR or work permit. (There's no shortage of fools willing to buy it as well for 40-60k CAD). ✨ Check out job bank and try approaching any employer in Foreign Workers Category and you will understand my point. Jobs are only advertised to obtain a Positive LMIA so that the Employers can easily extort money for entry level jobs and so on. ✨ Why most of our Indian Immigrants with KZbin Channels have diverted from their core NOC professions and transformed into Realty Agents, Uber drivers or doing some odd jobs. Demographics can change but Skills dont change. Conclusion: Until and Unless you are from an In-demand IT field and there is a good demand for your NOC in Canada, you will never ever get a Work Permit for Free or get approved for PR in a reasonable manner. Tell me how many Ytubers making videos and buying crazy properties come are from such In demand Professions? The answer is almost none. The Funds are always coming through some X-source.
