Hi Guys,
Welcome back to the channel! Something a little different today. While my wife was gone, I snuck in a little home review of our manufactured home. It has been a great journey, and part of the purpose of my KZbin channel was to chronicle that journey. We have been in our new manufactured home for over two years, it is a good time to look back and see how our home has faired. Thanks for stopping by!

So, this is crazy. We're pondering buying a manufactured home and in doing research I came across your video. While watching I noticed the humpback whale painting on the wall in your hallway - that's my painting! I'm the artist who created that artwork (I work with a publisher and my art appears in various stores). Pretty danged cool to see it out in the "wild"! :)

When we got married we had a 14' x70' single wide Fleetwood with 1/2" plywood floor. Help up well for 14+ years ! Bought for $14k and sold for $10k...happy with that ! So our cost avg'd out to $23.81/month to live in for 14 years ! Can't beat that !

I live in a 25yo Palm Harbor 16x68 and it is still in great shape. They are structurally sound.

I sold Palm Harbor homes in Florida. These were the Premium end in Manufactured Housing. Depending on location in the USA, there were Factory's building for that location climate. I believed in the quality enough that I custom built myself a triple wide. I knew every available option and had to strike many items from my WANT list to settle my price down, as I was my own Salesman. My Home was Fabulous. I added a few hundred square feet in additional ceramic tile flooring also did carpet and padding upgrades. I prewired the whole house for wifi and wall sconce outlet boxes with dimmers. (No table lamps needed. CATS). A few years Later I became a construction project manager of a new development featuring Palm Harbor Homes exclusively. I Installed 217 homes in 24 months. Drywall issues I handled daily. There is a correction owed to you. You also are correct in those kitchen beams. A simple Center seam would have been the logical fix. It Sounds like you had a fight on your hands accomplishing what you did get fixed. Was the Dealer contacting the factory on your behalf? Have you dealt directly with the factory staff? Palm Harbor doesn't like a bad rap for what is sub standard to them.

Hi Amrak! I appreciate your comments! We did have a hell of a fight with them on a variety of issues! I did not go too deep in the weeds in the video, but we have a file full of correspondence regarding issues. For the most part, they seemed unconcerned with our issues. Nonetheless, we are overall, happy with the home. I appreciate you taking the time to comment and watch the video! Take care!!🚜🇺🇸🍺

This video is quite an eye-opener, and I'm glad I stumbled upon it. My hubby and I have been considering getting something like this to replace our deteriorating farm house. Yeah, it would be a huge improvement to what we have now. But given the cost of these homes, and seeing issues like the cracks, etc. in a "newer" home, not to mention how the dealers' responded to your concerns, definitely gives us more things to consider before jumping in feet first. So, Thank you!, for allowing us into your home, and providing details into your experiences as a manufactured home-owner!

My husband and I bought a custom stick built home. It still had issues. Every new home has issues. The difference with the custom stick built was we were able to catch many things as they were building as we were on site several times a week. And, still they did or tried to do stupid things. The house that was supposed to be built in 9 mos took 18 months, costing us thousands in rental costs. Additionally something that paid off was we self financed and were not under pressure due to financing to move in or lose the financing we had counted on. Our house was built pre-Covid 19, so the delays were their issues not manufacturers. It also allowed us to withhold final payment until certain issues on the punch list were completed.

We had a home built 20 years ago and it had a crack in one of the walls in the master bedroom. You will get that with any home due to the ground settling.

The seam that you can see, and the reason for thecrack is because the house was not set right in the very beginning. That’s why it’s so important to have these homes sit on a permanent foundation on the ground rather than any other way because you’re going to have these problems. The only way to fix it is to completely reset it. I would go after the people that installed it and make them do it. It’s not gonna get any better and it’s going to get worse. A friend of mine has the same problem in man 30 years it’s gotten so bad to the point I’ve even asked her aren’t you afraid the ceiling is going to fall in on you?

Beautiful home Mike we have a 98 model we love it. We bought 10 acres in 2010 built a beautiful metal home was to be our forever home but life happens sold it 3 years ago bought this 4 acres with manufactured home we actually love this place more than the other one and it's paid for lord knew what we needed before we did. I've waited a long time to say My little bride of 49 years

Hello, We purchased our first Palm Harbor Home back in 2000 and it's time to upgrade. When it was time to do the walk through the representative was not happy. I had a list of things I saw that were wrong that they had to fix. I have been researching and looking , but its almost scary because the pricing has gotten crazy. Wife and I are in a 1991, Palm Harbor single wide mobile home - 18' x 80'. Some items we changed over the years: Garden tub is terrible and was replaced with a large walk-in shower (Lowe's purchase). NO carpet - replaced it with quality laminate flooring - very easy to install - snap together - use small area rugs where needed and all are washable or toss out and replace. Replace roof with metal roof and added insulation (has more than payed for itself over the years). Replaced oven and cook surface.

We purchased a Champion Ranch Home last October. Our home came with a 12 month warranty, so any defects that we found after moving in is covered by Champion. There was only 2 minor issues and they have been repaired. Glad we went with Champion. We were recently told that even after the 12 months, if there is an issue to let them know and the repair (depending on what it is) will be done by them.

Palm Harbor is a brand that has been around for decades, and is known for higher quality homes. Homes Direct is a dealer that handles various brands, depending on what is in a certain area. Besides being cheaper and usually smaller, people don't think of a singlewide being better in any way, but with a singlewide, no marriage-line separation issues, cracks being the most minor problem with that. But a doublewide like this is good looking, more like a conventional home, and with the high ceilings like yours, it's just a nice looking home. Even with cheaper cabinetry, or a whole range of cosmetic things like the beams, one way to avoid things like that not being quite perfect in a is to buy a lot model where you can see they are perfect on the lot, the one you're actually buying. That way you may not get the pot filler you want, or the most attractive tile or whatever, but it's an advantage over ordering a custom home. Oregon is one of the states that has the highest state standards for manufactured homes, so that's an advantage for a buyer right there. They're not selling the cheaper 2x4" exterior wall homes that are common in the South. It seems pretty cheesy what they did with the 2-piece fake box beams but you have things in proper perspective, as the most important things work well. No major roof leaks, drafts, high energy bills, sagging of the floor or the other nightmare problems that more often plague a person who bought a very low-end home, and sometimes plague people who buy high-end homes. Prices have gone up even in the last few years, so it sounds like you got that for a very good price. Before I retired, I had a custom stick-built home that was 7 years old when I bought it, the interior was beautiful, but it had the roof replaced once already by the first owner, and it still had a roof leak!

This is really a great video. The prices on these now are ASTRONOMICAL but are coming down again fast. I'm pleased to see that you haven't had major problems and the house really does look very high end.

My mom still lives in her Palm Harbor double wide from 1983! It's in great shape still. She took out the carpet and painted the 'wood' paneling walls. Later removed the garden tub in the master for vanity area. Added a front and back porch/deck. I think some windows are overdue for replacement. I don't think she has any regrets overall.

Enjoyed the tour Mike!! Beautifully done and exactly our style with the farmhouse design. We've owned several manufactured homes and have always liked the thoughtfulness they put into the layouts. Probably have been some of our most comfortable homes of all.

Josh from Palm Harbor OKC here, glad to hear that y'all are enjoying your home for the most part! One thing, where they put the two pieces together they did whats called seamless close up, as the home shifts over time it will have that crack there. Unfortunately nature of the beast. The beam idea is a great one! To match your other beams they are real cedar and the color we call it mud river, not sure if thats the stain color name but I thought I'd let ya know!

Hi Joshua, I am considering the modular version of a Palm Harbor home, likely the LaBell or Timber Ridge Elite. Seeing the "seamless close up" gives me pause as I am pretty picky and would expect that for the price of these homes you folks would buy the correct length to cover the area without that seam which of course will show over time. Also, the marriage line separation from settling over time is a huge concern for me; hopefully the modular version that includes greater structural lumber would help reduce this.

I wish you the best. Unfortunately, I think if you have sheetrock, you are going to have cracks. As mentioned, we have a full 30 year old established slab under ours and we still have cracks in multiple areas. Both from settling and expanding and contracting. Some will cover with paint, others will need mud. I am sure that is why they do not warranty any of the drywall. Since the video, we also had a significant window leak ( no longer under warranty) I hope the one you get meets your expectations! Take care!!!🚜🇺🇸🍺

Thank you so much for your video. I am shocked that they will not stand behind their product and fix the ceiling problem and they were fine with the fan over the stove. All the other little things that they did not fix like the shelves and cabinets, it just says a lot about this company. For this reason Palm Harbor is off my list.

I just loved the layout of this house, especially the kitchen and living room. It's a gorgeous home! Before I married my second husband in 2001 I had a deposit on a Palm Harbor Home which was the only one I would consider owning after research. Then I married my second husband though and he is a contractor so canceled my manufactured home and they were gracious and gave me my deposit back. Palm Harbor is the only manufactured home company I would ever do business with. Buyer beware in this business! Thank you so much for sharing your beautiful home with us!

Thanks for the video. You folks are very kind. I find most of these problems very annoying. A cracked ceiling that the company basically told you 'you're on your own' and the multiple times you said 'we ordered this but instead got that' makes me ponder if buying a manufactured is a wise idea after all.

My wife and I are considering but we have a lot to learn about buying the right/suitable land to have it sit on and etc. Your video gives us an idea of some issues we could run into. We purchased a new townhome and it had quite a few issues. I don’t think you can ever get away from them. Thanks.

Hi Mike, thank you for sharing this! I am interested in manufactured homes because i have never seen such houses. The houses in Germany are made of stone or have a wood frame . It was also interesting to see how the guyes transport and place the house in the older Videos. I like the big windows. The view is great in the middle of the nature! Hi Christian… my industry is construction… traditional site built structures - both commercial and residential. I can tell you that I am very impressed with the construction of the current manufactured/modular homes as they are manufactured inside a huge facility. The advantage is that materials are not exposed to the elements during the construction process. That’s a big deal if you live in an area where rainy weather is common (as I do in Florida). This allows them to build in a controlled environment and construction doesn’t suffer due to on-site conditions. They are big on quality control. I’ve seen many site built homes that are still damp or wet (the wood framing) be covered by impermeable weather/vapor barriers in order to speed the construction process. I’m sure you can understand what happens when you cover wet/damp wood with a sheet of rubber or impermeable membrane: Rot and mold. Check out these homes… some manufacturers are much better than others. Palm Harbor is very good..

@@christianstumpf1503 From what I know about European construction, it is built to last….VERY LONG TIME. Sadly, in America they typically build a “25 year structure” ( I’m not joking). If you want to spend a good deal of money, you can get a “100 year” set of plans from your Architect. That’s for general building construction… not the infrastructure nor military buildings. It’s a bit embarrassing. Everything here seems to be “disposable” including the buildings 😕 Stay well Christian! 🙏🇺🇸

Very familiar with the mobile home industry due to working in it and extensive research. I’m aware of which manufacturers to avoid. Cavco is the mother company that owns Palm Harbor, Destiny, and Fleetwood. Unfortunately, there are several complaints and reviews regarding similar issues that you brought up in your video and the customers could not get any resolution from the dealers or retailers. It blows my mind that you spend this kind of money and get shoddy work and no cooperation from the people who sold you the home but gladly accepted your hard earned money. I would encourage anyone who is considering buying a mobile home to do your research and make sure you do business with a reputable retailer who takes care of any issues. There are some great mobile home manufacturers and retailers but if you deal with one that is inferior, you will experience a lot of problems and headaches.

Yep! No matter what, there are generally issues you have to work through. We almost canceled our order a few times along the way. Over all we are happy with the home, unfortunately, the sales staff is always selling and there is little follow up once they have your money. Good luck to you!!👍🌲🇺🇸

It's an interesting video. I'm not a big fan of manufactured homes, myself. Near the end of his life my dad had one for about 15 years and he loved the thing. I know, in the past, they depreciated wildly in value. If you're in your 60's and plan on staying parked that's not really an issue. And, with the housing market currently going insane I've read that the things can actually appreciate in value - not something that I think will last. Stuff like cracks in walls and ceilings.....that's just pretty weird for what I am assuming this thing cost. Anyway, thanks for the video and the only that matters is if your happy with the house.

Glad to see the video. Palm harbor used to be the best and it looks like they have fallen from grace. And it looks like their service is bad also. When you pay a premium price you want a premium job. So sad the say you will have the live with the problems. Unacceptable. Thanks for the review. When I get one I will demand heavy wall PVC pipes instead of gray pipe. My Palm Harbor is 29 years old and in fair shape.

It’s been several years ago 25 years since I had purchased and lived in a mobile home all the stuff you’re talking about. Never heard of it sound like me. It’s a cheap build home but you afford what you can afford. Sounds like customer service sucks but as long as you’re happy, I’m happy but I would not put up with that. I’m on disability and I’m not a handyman so whenever whatever needed to be fixed, but come out of my pocket and that’s not right for new home but if you’re happy, I’m happy

What kind of foundation did you go with? We were given a choice of crushed rock, concrete runners, or a complete concrete slab. We decided to go midway with the runners. Slab would have been nice but to have a 36'x66' four inch slab poured was going to be right at $15k if done by them, which is kind of pricey seeing as how my 4" thick slab for a 30'x40' shop with extra rebar was only $8500. Hopefully, with the concrete runners, we won't get much settling, especially since there had already been a house on this spot, and there was a good foundation here. Thanks for sharing and most of all thanks for being honest and with the issues and not nit picking every little thing like some people do, one lady complained on her video saying Flys got in the house to easily when they went in or out one of the exit doors because the doors shut to slow. Come on! Again, thanks for your honest review.

There are always items that need repair or attention. Sure, we would have loved to build a new stick home, it turned out to not be in the cards for us. Everyone has to do what works for them. My parents purchased a mobile home once and had it over 10 years. It didn't have any of these problems. It was solid. Palm Harbor is a no then. It's pretty though.

Thank you I have actually been looking at Modular home they have to pass the same building codes as a stick built Even so I looked at reviews from those as well and they all have issues. I used to live in Austin, Tx where Palm Harbor has a manufacturing plant. They are entire Plam Harbor neighborhoods. I always wanted to see a review on them It seems that Warren Buffett is the MAJOR owner of All these companies and Not to Interested in the Buyers concerns. Maybe one day America will return to MADE IN THE USA with pride..wonderful review. Oh just one thing what is the tub in your guest bathroom like is fiberglass?

I'm a huge fan of Palm Harbor homes and Golden West, and I stay up on their models and other information You mention a name change for Palm Harbor Homes? Sorry sir but I think you're maybe confused. Pal Harbor is/has not changed their name...Palm Harbor is the manufacturer, Homes Direct is the seller. You chose a great home. After owning a Golden West Mani, I'd never own a conventional home again. Here's wishing you many more happy years in your home.

Hi @kocojo6105 We regard to the rounded corners on the drywall, it was pretty minimal, but I can’t remember the exact amount. We did do any wall upgrades, other than adding an additional window which I want to say was around 1k. The ceiling height was standard on this model. Thanks for checking out the video.

I see KZbin about most manufactures and mobile homes are having some issues with not being built right or something ales- which some owners are not happy about, (though the client didn't know until purchased and while living in their home to find out what's happening their own home ) and this is the problems where the companies doesn't tell clients whole true about the how made of home and so on, they just take the money and run with it , it's very sad, but being client should research it and involved with true realtor who knows better knowledge ( mortgage, town code, zone area and so on) of these kind of homes

Love the puppy,that crack makes your home look cheaply made ,I would think that a real carpenter could go up in the attic area and install more 4x6's to attach the dropped drywall, to,I couldn't live with that look now. There's manufactured homes,and modulars personally I would go with a modular, and a basement for storage and therefore reducing clutter on the main level

I am curious the way they did the foundation, does that help with making the home feel a little less like a manufactured home? We aren’t crazy about the possibility of living in a mobile home, but it a huge saving compared to building. We thought also may do a wrap around porch with s self standing roof, thinking it may make it safer in storms and make it last longer. Do you have any thoughts?

Hi there! Well, we’re sitting on a full slab with concrete board skirting. You can certainly do a cider block or concrete foundation, they can be costly. We’ve considered a deck, but haven’t pulled the trigger yet. They require permits and can’t attach to the house. This will last our lifetime and longer if we keep up the maintenance. I am in process of buying a new mH for my lot. this is helpful. How can I inspect the floor joists and make sure the marriage line doesn't separate? I will have all wood floors. Can I have my own floor person install this? Did it include decks?

Hi, You can have your own floor person, if the company will allow it. Separation at the marriage line tends to happen in the drywall when the house settles, that is why companies do not typically warranty drywall. Decks are not typically included unless they are part of the original floor plan. Our county does not allow decks or porches to be attached to the house, you have to have them built after the fact and butt them up to the house. Best wishes with your purchase! 😍🚜🇺🇸

We are in the process of getting the construction done to prep the land, and then they rushed to bring the house but they basically dropped it off and ran! Those guys were probably saying good luck, but they didn’t speak English so I couldn’t really ask them anything.. now they are trying to force us into funding the loan- but they haven’t done the work that we paid them 50k to complete. Why would we want to give them any more money?? Their “bank” is not a bank, they are just like the lenders from the 2008 home market crash! 😅😭😭😭

I’ve watched your video and someone who bought a Clayton. This definitely looks a little more upscale but it seems like both companies have issues with fulfilling the special requests and issues with cracking, quality, etc. Do you know if some of those issues are “better” if you buy something already in stock rather than a special order manufactured home?

Hi His lively stone, I really don’t think that would make any difference. The sheetrock cracking is from the house settling and temperature changes. That is one of the reasons they don’t warranty drywall. A person can go around and repair them are they occur and I think eventually it will no longer be an issue. Damn. This video made me look into Palm Harbor. Yeah..seems a lot of negativity about Palm Harbor and rating is like 2 out of 5. Palm Harbor does have some good floor/house plans but everybody seem to be saying that Palm's quality control is poo poo.

I'm thinking of getting a triple wide manufactured home (La Hacienda III model) from Palm Harbor. Makes me a little nervous to invest in "3" parts since it's semi a new concept. I noticed your seams were cracking. How do you know the framing isn't coming apart and the parts will detach? That's what makes me a bit nervous. Do you know of anyone else who has bought from Palm Harbor we can ask their input too? If you know of someone with the Hacienda model or triple wide that would be even better to get their input.

😊 Hi There! We looked at a ton of homes before we bought. Some of them were triple wide. I am not what you mean about new design. The triples have been around a long time. I am not concerned about the house coming apart. It is sealed and connected in a variety of ways. You will have cracks in sheetrock and they do not warranty sheet rock. Outside of the normal settling cracks you get, the seam crack in our living room seems to be a flaw in design, not having enough to screw into at the seam. I think Palm Harbor makes a decent home, but they are not perfect. There are always issues to deal with. I wish you the best. Take care!!🇺🇸👍

Certainly couldn’t hurt. We have a full slab underneath that has been here over 30 years. Some of the cracks occur with they move it. They typically will fix those, they just don’t want to come back later. We got a commitment from them and they fixed it twice and still did not hold. We also have pretty good temperature swings which I think can be a factor.

With the ceiling cracked from settling, does that mean you may get leaks in your roof as a result?

😊Hi Shirley, No. The roof is solid and has no issues. The cracking results from the fact the sheetrock on the center seam does not have structural timber to attach to (at the seam), because of that there is a small amount of flex that occurs at the seam. Thanks for checking out the video!🚜🇺🇸🍺

Mike did I see that you have the home set on a block foundation? It seems to me that if you set the home on a concrete slab foundation with footers there would be no “settling” of the different sections. Am I wrong in thinking this?

😊 Hi Jonathan, Earlier in the videos that I have done on the property I show the removal of my mothers old double wide. Our house is on a 30 year old concrete slab that was in good condition. The flex with regard to the center seam has more to do with the lack of structural wood to attach to, according to the many I have spoken to. Hi Brian, I wish I could. Our particular purchase included “standard “ delivery. Since our property is very hilly, we had to pay $1200 extra for the little cat to drag the house up the hill. Other dealers did price out delivery as an additional cost, I guess it is dealership dependent. Hope that helps!🚜🇺🇸

The Palm Harbor home that I had several years ago was a piece of garbage. Had nothing but problems that they never were able to fix properly, they always used very old parts to repair faucets. Maybe they have improved but mine was nothing but garbage.

There are areas they could definitely improve on, but considering it was probably more than half the price of a stick house, we are satisfied with the result. 😊Hi, We looked at several homes before we settled on this one. Most of the builders we visited included delivery and setup in the price. Additional costs they did not cover was the skirting and porches which were required by our local code. Prices for that will vary a lot depending on materials and local costs. Since we removed an old home and put in a new one. The county required septic inspection and repairs and electrical upgrades. When we started, we had two loans, in the end we consolidated into one.
