Up in northern NH we built a 20x30 timber frame cabin and paid big bucks (relative to the cost of the structure) to do a full 5' deep frost wall with center slab with side and slab foam boards for this exact reason. The foundation cost half as much as the entire building structure. I also built a 16x20 shed but went with just a reinforced slab because the building is smaller and isolated. When I put up the siding I keep it a couple inches above grade (but overlapping the concrete). Frost heaves are no joke and I've seen some pretty big boulders pushed up through my driveway and yard over the years. It gets -20F up here from time to time. Our water line from the well to the cabin is 5' underground and 2" of foam board laying on the pipe, so it's like 6' underground.

Hi Mike I'm from Minnesota and have been pouring concrete for 35 years had this happen on a job and we sawed it out and fixed it. Since then we put a treated 2x thickness of the concrete under the trim and have not had to fix one since. love your channel thanks

You got it mike. I dig over a hundred foundations a year. I do the math for where the frost walls are on homes off the grade plan. Just a litte issue for that nice building. Next time more gap on that outside concrete, so it can't grab the building or trim. I'm in Dingmans Ferry Pa but work in Jersey. North and mid Nj. Im digging frost all day. I use a large rock hammer on a 74,000 pound machine then excavate. This winter was tough. We have work in all conditions. That single digit temps were hard.

It’s good that you figured out the issue with your door. I also think it’s good you put out there that you were wrong . None of us know everything and anyone can be wrong and it’s good to admit that when it happens. Here in Western Ky it’s warming up and I’m super thankful. We did get almost 4” of rain in the big rainstorm on Thursday and they even closed down school in my area because of flooding. I’m sure we’ll be glad we got it come July and August this year though. Those hawks are beautiful birds but they sure cause a lot damage to a flock of free range chickens. God bless 👋

Mother nature is a powerful force and incredible to witness her effects on things!. We live in central PA north of Harrisburg. Twice in the last 10 yrs. when we've had temps this low the asphalt has lifted 4 to 5 inches in front of one garage door. But the garage slab never moved. Amazingly enough when the frost left it settled back in place without cracking the asphalt..!! Mind boggling to witness.! Love watching the channel.!! Enjoy your day and safe travels today..!!

Garage slab is surrounded by a footer so it wont freeze, thats why it doesnt lift in the cold.

Honestly you are so correct! In the deep hot south frost Heave seldom happens. But here we have road Buckling in the hot summer. The slabs expand then push the road up. They sometimes explode in front of you driving down the road.

I love watching the deer around here. We drove in last night after dark and there were 20 deer in the pasture at the house. We stood there on the rear deck and counted them as they went over the fence. That's a busy young lady you got there Michael. Way to go Ms Eva, congratulations on your certifications.

Frost lifts usually require repeated freeze - thaw cycles with additional water getting into the spaces. Anything you can do to drain and keep water away might help. Looks like your driveway is higher than the concrete with water draining toward it. If graded toward the hill, would be better.

Hi Mike, I am sure you have gotten plenty of advice, but just to confirm I worked in the building trade in the northeast for the better part of 40 years and that is definitely from the slab lifting. I am sure that you have way less issues under your patio roof, protection from frost driving deeper. The company I worked for always put rigid insulation out 4' from building under any slabs adjoining a building to keep the frost from lifting along the building. Also trim around man doors and garage doors we two pieces, bottom foot or so separate over lapped to allow for movement. Hope the is helpful, really enjoy your podcast. Thanks John

Mike, glad to hear that the issue with HQ is not as severe as you had feared. I had thought that it was attributed to frost heave. Should have bet you an Outdoors with the Morgan’s hat. LOL. It’s a joy to watch you run your excavator in the wood yard. Such finesse! You could really clean up on the claw game at the arcade.

Hi Mike. Ice heaves. I usually leave it alone. Because. It's back to normal. No damage(s.) As a retired remodeling carpenter of 32yrs. I seen all kinds of ice heave damages. In northeast Texas I watched a steel building erected on top of a concrete slab. The slab height was the same height as the loading dock. The building was erected using structural steel with R-panel steel siding. The business is a distribution warehouse for ice cream company is very well insulated and was basically a large freezer. The first hot summer after the business was in operation the R-panel siding wrinkled. The steel frame got shorter because of the temperature inside but the exterior siding was insulated and stayed the same length because of the ambient outside temperature. I don’t think this is what happened with your building but you mentioned that in different areas and it reminded me of the event.

You are absolutely correct for building a barndo in Northern climares it should be on a full foundation and will add about $50,000 to the cost. You building is beautiful and pole barn construction was the way to go for you. Ours is 40x80x18 and has a section 2 story living space and 3 bay garage. Walls are 2x6 stick built. Wish I could share some pics. Keep up the great videos

Mike from Mike- You see the frost heave in roads in Canada all time. They usually occur when there is a culvert under the road, but also seem to occur where the depth of the fill under the road is less than other parts of the road. And they do put signs up to warn you in advance. Also, I built a 40' x 70' "man cave" and I did do a complete footing and have had no problem with movement of any kind. I live in Kansas so there is obviously a difference in climates but we do get very cold temperatures as well, we have seen -14 this winter. I have actually had more trouble with heat in the summer, I've got a aluminum um gutter on the west side of the building that's 70' and it buckled in the summer a few years back because the insta!let didn't put an expansion joint in it. I fixed it by cutting the gutter midpoint and leaving about an inch gap between and no more problem.

Ive been a southern folk for 38 yrs but thr 26 yrs before that i was a northern folk so i know exactly what you talking about with the heaving of practicall everything on the ground from a very deep frost level. My parents' driveway and sidewalks heaved really bad every winter in northern PA. Some of it never went back to where it first lay. We were always trippijg over the edge of the sections of the sidewalk and driveway that never settled back where they were. A couple of the blacks cracked in half, even though we had a lot of rebar in the concrete. The 7 month brutal winters we had back in the 60' & 70' were really hard on everyones driveways, and all the sidewalks all over town were buckled and dangerous to wlak on. The town never fixed or replaced them with the owners that had them on their front laawns just proke them up with jack hammers or mauls and hauled the chucks off and filled in with dirt and seeed for grass. The winter deep frost really caused major havoc everywhere in the north

I would keep a load of limestone dust covered to use for traction on the ice and it will bind your limestone even better after the melt!

From North Idaho, we have the same problem here. Our garage apron heaves a little, our garage man door apron heaves a lot! I was going to dig out from under the man door apron last summer and didn't, I now regret not doing it because this winter it has heaves more than ever.

The plant bed/flagpole bed is introducing moisture next to the building and in close proximity to the man door. That is why the concrete slab rises on that side of the man door and garage door.

Mike when we lived in upstate NY where the winters are terribly cold they built their homes with frost heave in mind. Down here in North TX, we have a worse issue. It is ground heave. Many of us live in TX areas on a clay base. It's called Black Gumbo. It can rise and fall over 10 inches a year depending on how much rain we get or if we are in a drought. When I first bought this house we were told to waste the foundations. Yet wasn't told why. If you keep your foundations watered, your home doesn't rise and fall. The typical building practice is homes on slabs. The old timers built pier and beam which was less prone to this heaving of the ground but cost more to build. I have doors in my house that won't close or work for some of the year and not others. Just my 2 cents and worth every penny. LOL

In Southeast MN on pole barn buildings like yours, we will take 2" close cell foam 4'x8' sheets cut them in half long way. Then, dig a trench around the building after framing is done. lay the sheets 2' vertical and then 2' horizontal in the trench making an L shape. This will stop 4' frost penetration. The vertical is set to concrete floor height. This then gives you something to butt exterior concrete with a little space so when frost hits you, don't damage your tin plus helps with frost coming back into your building. We've had great long-term success.

If you look at my comment from your first video this is what I expected happened which happened to my building in NY but in my case it picked up the entire building 6". Every winter that pad raised up 6" then went back down in the spring. Because the pad went back down in the spring and the building did not I thought the frost had just picked up the posts. What happened is the pad being poured under the door frame had actually picked up the building. I dug out all the posts that had lifted and poured a pad around each post which was tied to the posts by drilled holes and rebar. The next winter the pad heaved again but could not pick up the building so the pad broke at the doorway. Then I knew what had happened. Lessons learned never pour a outside pad directly to a building. Add an expansion joint and separate the two.

I am in Meadville, just a little North of you. What we do is put a 5/4 x6 or 2x6 treated wood nailed to the post on the outside under the siding to extend beyond the siding at the base so when the frost heaves the cement it will miss the siding. Also, we lay at least 1in. of foam under all the concrete before we pour it and it will never heave. It will also work on driveways and anywhere else and it is expensive. Pouring a foundation will not solve the problem but the foam will. I knew right away that was the problem.

@@robertmartin3367 thanks for explaining that. I’m not a Concrete Man so I’m not totally on the know. I’m just a painting contractor been around construction most of my life. I have seven garage doors at my place so that’s basically what they’ve done and with expansion joint between the inner floor and the outside floor and never had a problem, but it may not get as cold where I’m at either. I don’t know, but I’m open to anybody’s ideas thanks for your comment! Thinking I had only a problem I had on one garage door approach. It is on a hill and they didn’t anchor it to the inner floor with rebar, so the outer slab slid away about 2 inches and when I had it redone,they bored holes into the floor & put rebar into the inter slab floor & I haven’t had a problem since very interesting. I’m sure different localities have to do it differently depending on how cold it gets?! It certainly get tricky, depending on what part of the country you’re in?! Thanks again!

Ok, not to disagree with your conclusion of the door. I totally understand about the frost heaving because I live in Massachusetts however, it seems like the buckling was only on one side off the door, and the side where the post doesn’t go to the top plate. I would think that the distance between that door isn’t wide enough to only heave one side and not the other making me still believe that if the post went all the way to the top plate the trim wouldn’t have buckled on only one side. If you’re theory is correct, shouldn’t it have buckled both side ? Just curious, but good investigating. I enjoy your videos. 👍👍

I'm in southern Illinois, and I had to trim the bottom of the doors on my old shed last week. Frost heave raised the ground up so much I couldn't get the doors open. It's always been a problem in the winter, but this year I couldn't get the doors open at all. Sawzall to the rescue.

I have that exact problem on both my garage doors. when the building was built and they put the metal on they take it all the way to the bottom and I did not catch it , but they told me they do this cause people complained about seeing the exposed post and wood along the bottom , and it is done b/4 the concrete inside most of the time so they have no clue where exactly the concrete is going to top out at, I have a covered pad 17 x 32 where my big garage door is and a little pad on the other end and it is 6 inches thick , and the first year we had the metal on both garage doors smashed by the heaving like 1 inch just crinkled then warped all the metal on the sides , so took a cut off tool laid a 1/2 board and cut the metal up to relieve the pressure on the metal and so far seems to have solved the problem . have a nice day Mike

My wife noticed that where your flag pole is is open ground, thus getting more moisture . probably contributes to a bit more of a frost heave. Anyway, glad to hear PoleBarns Direct will come fix it for you! They are located just a couple miles from where I live, and build my building. Great guys....just make the trim a little shorter this time...lol

I mentioned the slab heaving after looking at your picture during construction. I live in NH and orange Frost heave signs will start appearing soon. We would build a structure like that on a 4' frost wall on top of a 10" thick footing. You could have done an Alaskan slab on top of clean material that does not heave with perimeter insulation.

This would be a good video to do with your concrete guy. Talk about frost heave and how to prevent it. I always put 4 to 6 inches of gravel under the concrete. The first pole building we built we had that problem with the man door. So bad you couldn't open it. The second pole building we pored a footing all the way across the end with the big door and the man door. Bo more problems with frost.

I believe the post has raised a little bit as well which explains why you had to grind the bottom of the strike plate on the door jam.

Hello from Dallas, Texas area! You're right - in our area, we really don't have issues with frost heave, but the soil in a lot of this area has a large percentage of clay content which makes it move just as badly with the wet/dry seasons. Neither is fun!

Here in South Texas we have no frost heaves but we have clay soil that moves verthing. As the soil dries it shrinks and when it rains it expands. Home foundations take a beating trying to handle the movement and track houses are famous for having massive foundation problems with major cost to repair.

I have seen some youtube videos about the extreme measures required for foundations in Texas. The clay is the culprit for the frost heave here in the Northeast.

I'm in Texas in the north central area near Dallas. Ive seen the ground frozen down about 3 inches. No frost heave problems here! It might be a little different up in the Panhandle but nothing like your area.

🇨🇦Mike, ive been a carpenter for 31 yrs and been doing concrete for 26 yrs, flatwork the same as the Hauses here in Canada. We get -15 to 105 Fahrenheit temperature fluctuations and anytime im pouring an exterior slab that is meeting and interior heated concrete floor i always drill into the heated slab" obviously being mindful of the pex pipe" and then the rebar from the exterior slab runs into the interior slab. Ive never seen this method cause problems like your having. Contact Hause and see what his thoughts are on the problem your having, I'd be interested on what he thinks as he seems to be an educated tradesman in his field. So why do you think the strike plate isn't lining up with the door latch? Cheers from Canada 🇨🇦

My door latch broke the insides because I have 6" of concrete on top of concrete deep piers and I have I beams keeping it but cold shorten the metal and at 118 degrees this summer may have done it and it just lasted. The door comer on you touches the concrete so I'd leave the flashing under it and have it raised it above. Crazy for both of us. I don't have buckle, but my latch has been trashed.

Hi Mike your HQ construction is fine for what it is I have property in the South and the north I'm well aware of the frost heave you have to get your footer underneath the frost line. If you were to put the foundation in that you spoke of for an extra 50k to 60k you would still have the same problem because the problem is not on the interior it's on the exterior the only way you could have prevented the exterior concrete from Heathen is put the thermal heating underneath the exterior I have a piece of property up north a lake home can I put thermal heating underneath our garage driveway and all the sidewalks that way in case I ever want to go up north in the winter time I don't have to shovel we are southern people that's not part of our lifestyle is dangerous as you age and it can get costly for snow removal my neighbor's up north thought I was kind of crazy when I did all that and then that extra expense but now it works out wonderful I have a boiler system that operates on gas and it's a Bluetooth so I can operate it remotely not that I know it works well because I simply don't go up there when there's two or three feet of snow on the ground like I mentioned it's a lake home I go up there to go boating but I do have cameras and I turn the system on in the fall and off in the spring the whole thing works well I looked through my cameras and I don't have an ounce of snow or ice on my driveways by walkways my patios nothing not to mention it makes the home look like it's lived in Daily because it looks like we have a snow removal service in fact most of my neighbors that live close to me often use my driveway because they don't have to shovel it they simply put their cars and trucks in my driveway and then have a snow removal company come remove their snow that way they can have clear space to work in with your next building that you build if you put the thermal heating under the slab I suggest you put it on the exterior to it would have been Pennies on the dollar as we all grow older their things that we just aged out of doing quite honestly it can get dangerous when you have properties you have to keep the long-term in mind as we age to keep a user friendly!!

I'm located just west of you in Southeast Michigan and have had experience with frost heave door trim damage on my attached garage like you have. I trimmed the bottom of the door frame to gain more clearance between the slab and the door frame. On my new shop build which is conventional stud wall, when we poured the slab in front we framed around the bottom of the door frames with expansion joint insulator so there is no possible contact between the slab and door frames. There's a notch in the concrete under the door frame. Have Tom do that on your future builds so there will be no issue like you have now. I would ask Tom if he could bevel cut the lip off the slab right under the siding so you don't have to contend with that in the future.

I am from the northern part of Indiana where we have frost. Also, the exterior concrete patio should’ve been laid in the summer 1 inch below the concrete on the inside. You would have had a little lip there in the summertime, but in the winter time you’d be almost level, or 1/4 of an inch below the inside concrete, but it would be prevented Anything heaving, the siding or jambs that’s my opinion.

@@ronaldmartin3367 In my case 1" wasn't enough of a gap, my slab was below the garage floor. I trimmed another 1" from the bottom of the door frame otherwise as I mentioned forming around the door frame before your pour leaves no concrete under it so the slab can rise and not make contact with the door frame. There also should be a gap under the door threshold for the slab to rise or don't pour the slab under the threshold at all. The building floor will support it, the slab doesn't need to.

@ thanks for explaining that I appreciate it. I’m not a Concrete Man just a painting contractor and I have seven garage doors maybe where I’m at it doesn’t get quite as cold and it worked for me, but there is expansion joint between the concrete and the inner concrete, so hopefully that explains?!

@@ronaldmartin3367 Yes the expansion joint is a must between a slab and the building floor. The amount the slab heaves is relevant to amount of moisture underneath it and how deep the frost forms in the soil.

Good Saturday morning young fella I just watched your video yeah I live in Michigan but what I thought was the deck trim was sitting on the slab for the barn itself I didn't realize that that piece of trim was actually sitting on the outside piece of concrete yes that would push it up no problem but what I thought by what you showed that if you had put a longer pole in the water went up to the sill plate that because that whole building is floating it would've floated more evenly that's what I thought I guess I'm wrong however I just didn't realize it set on the other cement that were totally answer the problem you have a spectacular week

Concrete warranty is for theft and fire after 40 years working in engineering and building inspections. I’ve seen it all. One thing for certain it will crack. It will heave do the temperature both high and low here in central Arizona or temperatures can reach between 100°F and 122°F. We see flat work buckle and heave as much as 6 inches in high temperatures. Two things cause heaving, expensive soil and temperature. Looks like you got a handle on it. Good luck.👊👍😎

Mike, I think a fix you should consider is to cut about a 2-inch Gap in the concrete between the concrete and the building and maybe put in some Decorative Stone. I think the Gap will create a spot for the concrete to lift up and down and not affect the building. I used this process at my place in Ontario and haven't had any issues.

I have a stone built house, the walls a 2 1/2 ft thick. When I extended the building our new building regulations require a concrete floor on top of boot ring beam which has a plastic type membrane, on top of that is 150mm insulation sheets barrier then 180mm concrete is poured on top, with 2 layers rebar mesh. There are 3/4inch rebar rods which are sheaved in plastic drill into the existing building and tied into the concrete. I thought I was building a rocket launching pad. I'm just south of Edinburgh Scotland.

In the U.P. of Michigan we learn about frost heaves at a young age. Riding the school bus this time of year, we would ride in the back of the bus and every spot of the roads that had culverts would heave and we would get catapulted off the bus seats.

Good Morning. Frost heaving can be prevented by putting in dowels from the slab to the floor. So if you ever replace the concrete have them use dowels. Have a great day.

What we did when I was in Colorado, in the mountains, is we put Wirsbo tubing in the sidewalks and concrete, hooked up to a heat exchanger, hooked up to the boiler. Worked well. I haven't liked the in-floor heating because it is annoying to regulate, and in my experience, it is kind of expensive to run for house/garage heating. If it was hooked up to a wood boiler it would be okay, as far as cost goes.

It would be a good idea to seal the joints in the driveway and sidewalk. That’ll impair moisture introduction from the top down and minimize or stop the slabs from moving .

I can’t remember if you put 2” of foam under your slab inside the building? We use Alaskan concrete slabs under them so 2” insulation and 5” slab with a thickend edge. On the outside all around the building lay 2” of foam flat at the elevation of the bottom of the thickened edge. I have done 4’ out and 2’ out with that insulation both have worked to stop the heaving along the building. Where you have concrete slabs out side, like a garage door slab you will have to saw it at the edge of that foam because it will definitely crack there. I have done two bardo’s this way and now a barn I am building. Workes well.

Living in northeast Wisconsin this winter has been unusual as of today Feb 1st we have no snow on the ground and we were affected by that cold snap a couple weeks back and a number of towns and even Milwaukee had water main breaks. It happens on occasion but most of the time this time of year we will have a couple feet of snow on the ground witch works as an insulater just not this year.

I was one that suggested the cement slab...because we have a pole building that gets a similar issue with a door (that sticks) every single winter here in WNY. Just wait it will correct itself. In your case just shorten that trim on the bottom so the cement has more room to heave without hitting the trim.

Hi Mike. I agree with your theory. I would make the new facia in two pieces on each side. Come up about three inches and then overlap the joint. Bottom piece can move up and down behind the big piece covering most of the frame. Also maybe a small overhang over the door would deter lifting in that area. Take care

If you can wet cut one inch line across affected area fill with expansion material your body should know exactly what to do.if you just replace trim it'll probably buckle again you may be able to shorten your trim but I definitely go to a quarter inch more than it is now just in case cutting a little tight there to the building huh I'm surprised there's no expansion material between the slab in the building slab. I expect to see the half inch expansion joint material material

If that post would have moved a lot of other things would have moved. Gapping the rat guard at the bottom of the panels to leave a space between it and the concrete is important. Same with door trim. This is a real winter and we're definitely getting some heaving. Areas under a lot of snow...wet. Areas where snow is cleared...cold is getting into the ground and moving things.

Texas is a big state. Amarillo sometimes has really bad ice which sometimes hangs on for a week. It’s nothing for them to have below zero weather in winter. I actually live about three hours north of there. We have to bury water lines at least 36 inches to keep from freezing.

Frost heave is a reality in Wisconsin as well. People in the rural areas of WIsconsin want snow with septic systems for insulating purposes. THere's been years with lack of snow that these septic systems can freeze which are more problems.
