Great question and the answer is no, only because we are just talking about the net profits of the project, tax is a different conversation because it needs to take into account the buyers situation and if they are buying into an Ltd etc - we've tried to make our figures generic (just based upon the project)

@ yeah for the average Joe watching this will probably get taxed 40% plus which is really unattractive making property less and less an option for making money.
