Hello pual,im really interested in starting but i do not have a morgage yet or even a deposit for a morgage,please hw do i start earning so i can start raising my own capital for my own morgages please?

Property investment is of course more straightforward if you have capital and good credit. What is best of all is a great plan, huge commitment and continued action to deliver that plan. I asked myself "how do I buy a property 12 months from now whilst going to university?" I was approaching my 17th birthday. I earned a place on a sponsored degree course and Ford Motor Co. paid me £1,000 per term while I was studying. I also got myself 2 other jobs at the same time. Next I asked "How can I live for free?". I got a job as a servant in a huge house. I lived in the servants quarters and did 20 hours work a week to pay for my accommodation, food and bills. I literally lived for free. Just within the 12 months I bought 269A Roman Road, East Ham, London, E6 for £9,000 in 1982. Summary I worked very hard and spent almost nothing for a year. That gave me the capital to buy my first flat for cash 42 years ago. It is so much easier now. 90%, 95%, 99% and even 100% mortgages. Planning, execution, action, determination will work far faster today than what I did, Good luck Olufemi. Regards Paul

Luss is gorgeous.... instinctively yes.. parking can be an issue but more than worth the effort...

I asked for a "Transfer Value" .. from memory the precise figure was £396,000. At the time annuity rates were circa 2%. £8,000 divided my .02 = £400,000 (very roughly). This is my understanding. Of course I did not calculate the transfer value, the pension companies did (I had 3 smallish pensions from different employers over the years). Hope that helps?

I agree. The UK has a massive housing issue. Huge demand for housing and massive shortage. Does the money that is created by holiday stays and business trips add to the local economy and boost tax receipts? Of course. How does the government or council pay for social and emergency housing? They tax people and businesses. Or how about the private rented sector? This now houses about 1 in 3 of the population. Should private landlords just sell up? Local authorities have not built any property for over 40 years? Where would 15,000,000 people live if private landlords were banned overnight? Do you really think if I buy a few more properties or some other landlords do that we would leave them empty? That would be madness. Who is doing more than anyone to house struggling families, landlords. Who is responsible for fixing the UK housing crisis? Me personally or maybe the government? I am proud to provide safe comfortable accommodation for people to rent. The more homes the private rental sector can create the better. Do you agree? What are your thoughts?
