@@selinaboamah2975 1000% right. Abroad trees are a hot commodity to the point that you can pay anywhere from 45000 dollars to 300000 dollars just to have tees in their backyard 😉. Its important and have it with ease

It amazes be that every where else's knows the value of 🌲 s that they give shade and encourage the rain but those that are building estate in Afrika don't have the common sense that this should be incorporated in the building of estates and greenery is also pleasing to yr eyes why don't they have this common sense flowers help to keep the place looking good and it is another way of employing people to keep the place looking good

i will advice everyone to build on his or own, this amounts are very expensive for this prison-like building. just 1 bedroom for GHS 289,250.00 ( $50,000 )

So, now they are now bringing the same building style of homes in the diaspora to Africa. Small living room, small yard etc. Not cool. I still like the big yards and compounds to grow my fruits and other edible things. Trying to make more money with tiny buildings & space. All na business.😉

You can buy your own land(half an Acre or An Acre) and build your dream home and farm on it at the same time. It all depends on you. These homes are Affordable homes for people who don't wanna deal with land issues/building contractors...etc and other stuff.

I think the concept is wonderful. If someone is on a tight budget they can buy one of these. If their financial situation improves they can expand to something larger. There are too many people struggling to build that "mansion" that never gets completed. This is more realistic for many Ghanaians in Ghana and abroad who are doing there best but are not able to afford those big mansions in high end neighborhoods.

I stayed there when I was in Ghana in March. The place are really nice but it's pretty far from the airport and the staff was very friendly and helpful.

@@wmMustafa where exactly do you live because where I do in Illinois, 50K-75K will get you a fixer upper. I am Ghanaian by the way and have been in the diaspora for years. Great work Dentaa, this will definitely be a great choice for someone!

The problem that I see with all the developers is that, they all do not leave space for trees, which I think is a pity, knowing that it is hot in Ghana. One cannot stay indoors all the time. It would also provide an opportunity for community spirit to develop among the residents, if sitting arrears are provided underneath the trees, without the necessity of venturing community complex.

To be honest Dɛntaa my grandma, you are classic. I love to watch your show not only for how important the contents are, but the presentation. Even the top TV stations in Ghana can't do that. You can build a one bedroom for half the price ($25,000) minus the cost of land. $50,000 for one bedroom is overpriced !

All the amenities that come with the environment is the other $25k. I can tell you the $50k is a steal because the amenities are good

Will The Mango no problem, but when you buy the 25k housing it will become clear why people rush for the 50k housing, you will have 25k Neighbour’s with 25k attitudes, and environment , so it’s not a steal.. in Africa you can even buy a house as little as 1k dollars, but don’t be surprised with the kind of environment and services you will get when you do that

@ DENTAA I think Service Charge can be abit more Reasonable as Is typically about 10% of Monthly rental income Worldwide but in Ghana is start on an average 20% which is on a high side!

The problem of huge profits using small land sizes-capitalism creeping into Africa. Yes, I understand small houses to leverage on cost of development per unit area, but you still need your big backyards to grow vegetables and fruit trees.

Compkining already, why do these peices attract wyners? These are the cheapest property anywhere in Africa. You would oay the same amount of money in the cheapest neighborhood in South Africa and mind you SA has the lowest cost of living. I appreciate what theyvare doing for the diaspora especially coz Ghana is not a cheap place. For an American this is far much affordable than any equivalent development in the states considering 1)Safety 2) a country with moral standards values 3) NO RACISM. The value you get from these is priceless. I cant belive Americcans are complaining when Africans afford 3 times this under normal circumstances

ghc250 per month as service charge after buying your property is like renting an apartment all together again.

@Deborah Arthur.. Well consider if you had to pay individually /directly for garbage pick up. It would be GHS 50 a month. + your gardener 200 a month, 24 hour security a 1,000+ a month and regular maintenance of roads, street lights and drains wouldn't even be guaranteed by your local assembly if you had your private land.....So 250 really is subsidizing your monthly ancillary living costs.

The home's are nice but they all look alike. It's kind of like an African version of the US suburban landscape circa 1960. There's not much variation at all... If I live there, I want uniqueness because I'm escaping America. In addition, it would be nice if the houses had more of a backyard space or is the lack of that a cultural thing? I've seen very few generous backyards. Houses are right next to each other, it's claustrophobic.

Very good affordable house, but it will have been nice if it was freehold. 87 years lease is the downside. Good job though.

aquariusguard yes, you leave after the lease is over or renew your contract. Freehold is better. It’s hard to find freehold ready built in Accra.

This site is beautiful from aerial view but there are no rooms for trees ( I mean, big trees not shrubs). The option of extensions, provided to residents, I believe, if not put under special specification, could become an eyesore to the aesthetic view of the site, with each resident having a different form of extension in mind. Some houses are bound to be fenced in if they decide to remain static, in my opinion. How can any ensuing difficulties be resolved among neighbours ? I hope I am not thinking too far ahead of time. These are BOXES for 50 grand. As an African with international experience i can tell you that such communities are normally culturally sterile. Buy decent land outside the city and build with space,trees,garden and all that you need for comfort. I'm speaking from experience. I built at Nsawam, Eastern Region.

This is similar to developments in South Africa. There’s a lot of room for improvement. For the same price, you’d get a lawn and a bit of space around the house here in South Africa. The estates are paved and the security is tight (you need the home owner to buzz you in or generate a gate code for you to enter). Housing will definitely be cheaper if you start making material locally.

Thanks Dentaa. This project is neat and grossly affordable to a lot of people. The only downside is the state of the road. This is going to generate a lot of 'dust' and when the rains come the usual flood with limited drains ?

Dollar is a global currency for measuring , its easier to pass a message when priced in dollars not whatever ghana uses , this house is targeted towards the Ghanaian diaspora hence the dollar quote

Lease is like a contract by which one party conveys land, property, services, etc. to another for a specified time, usually in return for a periodic payment. So I think technically u don’t really own the land on which the house is built on

When the product is completely Finished, upload again please. That means, paved road & driveways, detailed tour of residence, a well staged home, show the electrical grid, curve appeal, backyard, outlying area interest and alll amenities. There were No details showing the kitchen nor bathroom.

Hi BW Sampson. That is a point. I do not think that cropped their mind. I am sure, there will be a space to accommodate these in the house. Mind you, most people in Ghana, usually hand wash unless there is washery or launderette in the vicinity. I am sure this will be taken care of in their next project.

I believe he said the monthly maintenance fee is GHS 250 a month which covers 24 hour security services, waste removal, landscaping and road maintenance. You can replay the video to verify.
