Tama nga si Madam. Dapat talaga dont rush and bigyan ng 2weeks of deep thinking before buying condo or sa house. Sabi nga wag ka muna tumalon sa tubig kung di mo alam kung gaanu kalalim. And your life will revolve by paying the DP and loans pero di mo naman matirhan kasi need pa bayaran.

Eye catching po kasi ang nilalagay nila na monthly amortization....un pla eh for DP lang yun like for 24 months. Pagkatapos, dun na po madadale sa bank. Kasama pa un condo fees. Hindi pla talaga biro ang mag-acquire ng ganitong assets.

I have paid the developer the DP amounting to 500k (10% of Condo Amount). The remaining 90% was Bank-Financed and the developer was already paid; also, the CCT was already under my name. Remarks: Developer 100% paid. 2. So now, I’m paying the Bank for the Home Loan with monthly amortization. Let’s say, nahulugan ko na si Bank ng 1.5M. So, in total may 2Million na akong nailabas from my pocket. Tapos balak ko siyang ibenta na walang profit. 3. Provided na assumable yung Loan ko, ibig bang sabihin pwede kong singilin si Buyer ng 2Million and itutuloy nya yung Loan ko? 4. Or 500k lang ang sisingilin ko kay Buyer then si Bank ang magbabalik nung 1.5M na nahulog ko? Then si Buyer na magtuloy nung Loan? 5. What if ibabalik nga ni Bank yung 1.5M pero may mga deductions siyang gagawin. Pwede ko bang ipa shoulder kay Buyer yung deductions? My only goal is mabalik yung expenses ko out of my pocket na 2Million if ever and ipapasalo ko lahat kay Buyer including yung Transfer Fees and other processing fees like notarization and all. Is that a good deal or is that too much? Appreciate your good advice Mam. Thank you!

Answers to your questions, starting with no. 3… Since the bank loan is nearly paid, it is best to ask the buyer to pay your balance with the bank so the mortgage gets cancelled. And then the buyer can secure a home loan to pay the P 1.5 million. Mahirap maghanap ng cash buyer kapag ganyan po ang market segment. At mas makakapaglabas sila ng pera kung mas mababa ang amount at sa situation na ito, kaunti nalang plus interests matatapos na ang loan. Dahil kailangan pa ring magbayad ni buyer ng taxes and fees para malipat sa pangalan niya ang titulo po, all the more na yung P 1.5 million ang utangin niya dapat po. No. 4 Hindi na po ibabalik ni bank ang P 1.5 million with deductions not unless ipapa-foreclose niyo. Siyempre, lugi ka po rito. No. 5 refer to no. 4 answer plus kapag nag-home loan po ang malaking bahagi ng binayad ay sa interest napupunta. No. 6 It won’t be too much for the buyer if he has the financial capacity to pay and he sees your unit as valuable. P.S. linawin niyo po kay buyer na siya rin ang magbabayad ng capital gains tax para hindi mabawasan ang P 1.5 million mo 😊

Hi, Bago lang po ako sa group na eto but wanted sana makakuha ng insights. Kumuha kami ng unit sa SMDC Calm Residences in Laguna. For investment purposes. Naghuhulog po kami ng downpayment for almost 2 yrs. Ano po kaya magandang gawin? Option 1: PASALO Paassume namin ang unit while nasa downpayment stage pa para madaling TOR? Can we use the current market value? Or the TCP based sa CTS? Option 2: RESELL AFTER TURNOVER OF UNIT We will pay in cash then resell the unit based on current market value? Thanks po sa sasagot

Good content. Question po: 1. Fully paid na ang DP, on-time payments for 4 years already pero plano nang ibenta yung unit as pasalo. Paano ang tamang pag-compute ng selling cost considering na marami nang renovations na ginawa sa unit with better fixtures, and fully furnished na rin? 2. Is it acceptable sa industry na ibenta/pasalo yung unit for a higher price? For context, meron pang 3 new buildings under construction sa condo complex na ito, at yung same unit specifications sa new buildings at unsold units ng same building is now worth P1M higher. Hello po. Answer sa question niyo po: 1. DP palang po fully paid meaning naka-mortgage po sa bank yung unit. For computation, depende po sa klase ng renovations. Paminsan kasi mahal yung ginastos pero wala naman talagang contributory value po. Tapos walang pakiang buyer sa furnishings. So pag ganito, mas okay ipa-appraise niyo sa real estate appraiser. 2. Pag ibebenta at a higher price, hindi po yun pasalo, considered condo flipping na po iyon. Although you can’t use the price of the units sold at the newer buildings as the basis of your selling price. Most of the time, hindi po yun market value at kasama sa pricing yung financing para sa stretched down payment term.

Hi, sir/ ma’m, thank you so much for watching my videos. Yes, I’ll definitely make a video regarding it sometime in the future po. But just to give you a brief answer, foreclosed properties may not be necessarily cheaper. When a foreclosed property is sold, it’s on an “as is where is basis” so if there are unpaid utilities and even unpaid real property taxes, the buyer would have to shoulder it 😊 Another risk is that the property might be infested with termites. Sometimes that can be missed even with a house inspection.

Under RA 6552, you should have been entitled to the cash surrender value of the payments on the property equivalent to 50% of the total payments you’ve made since you’ve done installments for at least 2 years. However, since it happened 6 to 7 years ago, I’m not sure if you can still compel the real estate developer to give what is due. They may have removed your records 🥺

Wow LA! That makes me miss In-n-out. Anyway, if you’re a real estate investor, what you should be focusing on is condo flipping or leasing and not condo pasalo. You don’t earn from condo pasalo po since this for those who can’t continue paying for the condominium they are about to purchase or they have already purchased.

@@GenandJoeStories hi po, I can’t offer consultations yet since I’m not yet a licensed real estate consultant 🥺 I still have to wait for three years before I can take the board examination (REVALIDA and written). 10 years of practice as a real estate broker is part of the requirement.

Pero wala pong charge si developer sa transfer of rights? O meron pa rin po? Sa projects na hawak ko po kasi hindi kung ano ang old TCP yun pa rin po pero may babayaran lang na fees.

Hi, rate depends on the real estate broker. Pag mas malawak network ng real estate broker at mas magaling, mas mataas ang rate. But the usual rate is actually 5% of the selling price. The person who pays is the seller 😊

Hi, kapag na sa ibang bansa ang nagbebenta po, na sa kasunduan niyo kung uuwi po siya rito para asikasuhin ang transfer of rights sa pamamagitan ng Deed of Assignment pati ang ibang requirements ng developer. Kapag hindi po siya uuwi o makauwi, need po ng consularized SPA. Pwede rin pong naka-apostille na SPA kapag yung bansa na pinaroroonan niya ay miyembro ng Apostille convention 😊
