Watching this in Aug 2024. Very informative video. It would have been great if I had seen this before I purchased real estate properties in the Philippines. Do you have any videos covering the nuances of selling properties by foreign investors? Are there challenges or special arrangements that need to be followed to repatriate proceeds of sale back to home country? By the way, I really enjoyed watching your video.

I just wanted to clarify lang po, are we going to attend an online oathtaking ceremony as a part of the requirement to be a salesperson? Is there a default regulation if there is no contract to sell between buyer and seller. But, buyer have all payments paid with OR/sales invoice and buyer is delaying the project for more than 4 years and no title ?

Hi! Kung gusto ko na po kunin ung naibayad ko ka share ko po ung principal borrower . Pre selling pa po ito. Puede ko na po ba kunin naihulog ko. Gusto po ni principal pag nabenta na daw po. Pero naka kuha na po sya ng sumalo sa part ko. Thank u po

Question po, naglapse na po ung MRI namin few years ago. Hindi po kami nakkabayad nito but continues pa din ang home loan namin. Pwede po na lanh na hindi sya bayaran? Ano po ang pwedeng maging effect sa property po namin kapag hindi nakapagbayad ng MRI. Maraming salamat po.

Good day ma'am! Ask ko lang sana kung ano need pag magpapaclose sa BIR? Dati po akong real estate salesperson. Matagal na po akong nagresign. Then last week po may dumating na letter from BIR, and may nagsabi na baka daw malaki na penalty kasi di pa rin po napapaclose hanggang ngayon. Sana po maka-response kayo😢 Hindi pa po kasi ako familiar masyado sa ganto😭 Thank you in advance po ma'am.

Mam puede po makahingi ng payo nyo. Sapat na po ba nakasaad sa contract to sell ng condo unit na wala ng puede maghabol sa property kapag na notarize na ang doas. Hindi kasi ma produce ng seller ang cenomar nya. Single kasi nakalagay sa original deed of sale. Salamat po.

Hi! Pwede magtanong kung sa Lolo ko ang bahay at lupa pero pinagbabayad pa rin kami ng tax kasi daw malaki ang bahay namin kahit sarılı naman namin ang lupa at tama na na monthly ang singil nila at pag di nakaka bayad monthly eh may interest?

Pano po pag pasalo assume balance nag internal agreement with seller then we have a deed of sale with assumption of mortgage. Pano po ang computation ng CGT? Hindi po ba ma transfer ang title if hindi paid ang CGT?

Hello, can i file a formal complaint po against a developer if initially yung offer nila pwede ipasok sa pag-ibig or bank but after paying the entire downpayment, ilang months after ko pa nalaman na kaya pala hindi nila ako maupdate is wala pa silang accreditation sa Pag-ibig. After series of follow-ups, sabi nila pwede ko ipasok sa bank but with higher interest rate and shorter payment term. Hindi nila ako mabigyan ng definite na sagot sa mga questions ko so i decided to get a refund. They were telling me na may mga magiging deductions, i wont get the reservation fee, bayad monthly sa agent and all, but I told them since misleading yung offer nyo, wala dapat akong maging deductions. I told them na labas ako sa usapan nyo ng agent na nag-assist sakin and ang pinirmahan kong contract is between us, buyer and developer. Now, my problem is antagal ko na po nasend yung formal request for the refund pero as usual, antagal nilang sumagot and walang mabigay na timeline kung kelan nila ako irerefund for the entire DP. Lagi lang pong sagot is nirereview pa. Ano po kayang magandang gawin sa case na to?Hope to hear from you po. Thank you in advance!
