Very interesting Jakub and well done for looking at this new investment model so soon after it's "going live". Personally I find this interesting but I will wait a while to see if this platform performs as it promises.

Is Housers, mostly in Spain, a competitor or is this new platform actually rebuying some of their recent defaults?
@P2PEmpireАй бұрын
Housers is offering development loans in Spain vs. Indemo is offering investments in discounted debts (from banks) in Spain. Those businesses are different.

Making money on spanish people who lost their properties, given that their mortgages are sold in such a low value without them having the possibility to buy them back in that same value. Quite unethical if you ask me but still its happening

It is the opposite. Compared to banks who originated the initial mortgage loan, banks will battle to recover all their capital frozen, meaning any last cent with all the penalties and late interest. Cooperation partners of Indemo-servicers, who buy and overtake the debt with almost 40%-50% discount from the bank, are focused on settling with the debtor out of the court / auction, and release it from excessive debt and penalties, as they need to recover just a 50% discounted claim and 15% return per annum given for Indemo investors. In terms of business ethics this is much ethical debt product rather than pay-day-loans to consumers in third countries where APR can reach hundred or even thousand percent per annum…

If you are in debt to buy something, it is your obligation to repay the debt. If there were no means to enforce the repayment of the debt, the bank would either not grant loans to anybody or do so at a higher interest rate. If you stop to consider that there is more debt than money, you realize our whole modern economy relies on tit for tat.

@@GabrielCazorlaPersson1 I dont deny that. Im saying that in Spain, people lost their only homes due to not being able to repay mortgages (reasons for that can vary), and then you have their mortgages sold in discounted prices in the secondary market, and then sold back higher. And in that process, the homeowners are excluded from that process of being able to buy back their own mortgages. The process is fully legit, and yes, more money and profit is created in this way, but still unethical in my opinion

@@sbisasAs I mentioned above if the defaulted debt comes to Indemo platform, despite as it would be with a bank, they indeed are not excluded from the process and can restructure their debt, sell the real estate at the market price, find other buyer, or get refinancing at other place.
