发现一个有意思的现象, 越是好的房子其实越难在KZbin看到介绍。当初我研究吉隆坡买房的时候KZbin里推荐最多的就是KLCC那些公寓,还有TRX。desa park的房子几乎没有什么视频介绍。导致我一开始根本不知道dpc这个地方,park place更是几乎零视频介绍,就已经默默的卖完了,根本不需要请中介来推广。而有些楼盘不同的中介都发各种视频介绍, 也从侧面说明其实卖的不好呢😅 我作为房产投资狂热爱好者,这也是我想从买家的角度,做房产分析视频的初衷, 让大家能看到不带广告性质的真实分享❤

DPC 的房产是比较难购买到的, 他们的项目在第一天开盘都已经卖到7788. 剩下的都是大间和方向不好的。 以后DPC有新楼盘, 你可以看看, DPC房主可以优先买新楼盘。 当你住久了,认识DPC里的人, 你就知道DPC房主有多少间房产在DPC。

个人认为中介商最乐意推荐KLCC/TRX市中心的高级公寓,因为售价最高最有赚头。销售量可能没有DPC的好,正因为售价高出许多负担得起的人较少。也基于它们在市中心,是非常热闹方便不过有些人会嫌太吵,还经常塞车而不太喜欢。DPC的位置在吉隆坡的最西北方向,属于郊区(幸好吉隆坡并不大),公寓的售价相对而言还负担得起,因此无需太多促销都能卖的不错。

两个地点都很好,出入也方便。DUKE highway towards KL, LDP highway towards PJ, Puchong, Putrajaya, Shah Alam. Except to avoid jammed during countdown or eve of Public Holiday.

Just a few ideas. Unit facing East or North east - morning sun. Afternoon sun is very hot at Malaysia. Bungalow Condo unit Further away from the lifts, less traffic, more peaceful Ratio of Number total units to number of lifts Views now facing lake or land already fully developed is best. Facing open undeveloped land has no guaranteed assurance of future development.

Currently this area ( Mont kiara , desa park n sri hastamas ) in KL consider price on uptrend n new development continue showing positive sign . both consider past look forward future

确实,广告狂推的最好不要动。在大马,好的楼盘通常很快就会卖完,很少需要打广告。Park Regent 也有一间。建筑手工真的是一流,一贯GDB 的水准。但有个缺点也很明显,他的Parking space太密集和空间不够宽阔,如果大部份入住后,住户在停车楼层驾驶和泊车时是需要小心和有技巧。博主如果有驾车住进后可以去证实下。

FYI. Information from the developer, the next phase will be commercial properties, i.e. shops. Only after that they will review to develop residential units. And do take note for buyers who bought directly from developer, we will get some rebates/discount for the 2nd units (and following units, etc).

Based on wat u shared, Parkplace seems to be a better bargain in view of a better usable area plus the sky garden looks better than PR imho.

在馬來西亞向東才可怕哦,8am-1pm的太陽有試過的便知. 向西還可以接受,因為這邊2-3pm 太陽就相對溫和很多了,而且經過有afternoon rain, 之後整天都不會熱了。 我也是觀察了一年多後才決定再買一間,當時2 選1, 一間向東一個向西,我選擇了向西那間。向東的好處是望到新的湖,好像蠻漂亮,但想到早上那個太陽就怕了🥵

Desa Parkcity 从来没用中介,因为根本不愁卖。反而是 buyers 在 launch 前想办法进入priority sales。我都干过几回。😂

@@A-Nomad-Life 视频主不好看不起房屋中介,我的亲戚就是在新山干这一行。尤其在这年头开始,大马和新国已经签订了柔新经济特区,再加上2026年RTS就能通车,新山的房地产业可不比吉隆坡的差,他已经住上了大房子驾上了豪车。

疫情前经常去Desa ParkCity, 很喜欢那里的居住环境,后来离开马来西亚几年,去年回来吉隆坡,考虑买房在这里,又去那里看,感觉比以前差很多,多了几栋高楼,感觉空间越来越密集,人越来越多,尤其公园晚上好多人,感觉已经没有了以前那种安静休闲的居住氛围,估计再过几年其他公寓完工会更拥挤,现在不考虑这里了

比較起KL 其他有升值能力的地方,DPC 不算擠逼了啦,你看KLCC, Mount Kiara 那些更擠吧 🥴, 更別想說有像park place 那樣在兩個湖,兩個商場的中央,還要走路可到的會所,醫院和國際學校。 要注意別買對Acadia商場那邊,晚上有間bar 放音樂會吵到。

Just curious, what is the ratio of owner occupied to renter occupied in this development compared to other equal or better developments? Furthermore, does this development (and others that you visited) limit owners from renting out to short term AirBnB guest? I have lived in a condo unit here in CA where people on my floor were mostly renters and it does make a differnce in the quality of life and the building. I think our condo building ratio is about 60/40. 40% renters. 0% Airbnb.

For 2000sf, if you are buying for your own used, is good. but for resale, it will be a bit difficult. 1. since u are 2nd buyer, you ady purchase at higher value, resale value probably won't go up a lot. 2. because you're purchase 2000sf, is not easy to let go because not many prefer so big size unit in condo. For 2mil and above, many will consider purchase landed property in DPC or outside, because easy to let go in the future, cons probably is no private facilities compare to service apartment / condo, but can get DPC club house facilities at very good price. Anyway, staying in DPC is good because there are many activities and facilities for access, for children, there's football, swimming, badminton training at club house, from ISP or outside, For adult there's Yoga, Tennis and others to do everyday. easy access to food and grocery. plenty of walk way compare to Mont Kiara and KLCC. you don't need to go far for 365 days day and night activities.

I sold my 1808 sq feet R22 mount kiara for Rm1. 9m 3 years ago and now easily above Rm 2. 1 million above.

我去看过park region的3100方尺的户型,是我见过最差的大户型,3100方尺的大平层,就三个卧室,而且都很小,主卧的衣帽间跟二居室的小单身公寓似的。而独立电梯过道和大阳台的面积跟卧室差不多大,脑残设计,就因为卧室和衣帽间实在太小,所以迟迟没有买,而且中介一直不推荐我park place,我一直怀疑是因为park region是二手房,他们可以赚的多,所以请博主指点和参考,说不定以后我们还能成为好邻居,这两个小区的品质我是非常认可和喜欢,预算也没问题

我当时也是纠结了很久,也是不喜欢park regent的户型, 我觉得park place户型好很多,而且facility更实用很多。关键是价格更有增值空间

那不是park place的话,还有哪个楼盘可以做楼后?south Brooks和Noora都太远。旧楼王OCP又有点太旧了

@@A-Nomad-Life 楼王会因为早建几年就变成不是楼王也太对不起楼王这名号了。。。你只是个贪新的新手。。。如果ocp你认为太旧了,那没几年,你的park place也会变得一样,这是由于residence和management的质素决定的。。。Park Regent虽然确实是以楼王的质素去营建的,但由于有多个不同layout,为了justify最大户型的价值,所以在其它单位上牺牲了实用性。。。马来西亚的condo都要求干湿双厨房,每个客房都还要求要有独立卫浴,2000呎作成3+1房,格局都不会多大气的。。。

@@TheAlbert18361 你可以看一下伦敦老旧的高层公寓的问题,维护成本上升, 导致房价不断下跌,这样的例子比比皆是。你不能拿伦敦victorian style houses那种老房子相比较。高层公寓是不一样的。
