Alex: Check with the building department. I think you will find out that, In the building code you cannot let your rain water drain on your neighbor’s property. The neighbors down pipes should be draining on their property. Therefore draining into their own backyard. You may also check with the city, because the neighbors might be responsible for any damage as a result of their actions. The city may also be responsible for damages because when the property next door way built. Who passed this drainage plan. Who inspected it . Cheers

When I was 17, (eons ago), a friend of mine had her first apartment and her landlord gave her permission to redecorate as long as it was easily removable/coverable. She decided she wanted a tin tile ceiling but, like you, it was too expensive... We were young. So we had a brilliant idea, and it worked, so yes, I'm sticking with brilliant. We bought clearance embossed wallpaper, that stuff they use to hide damaged walls, and cut it into 12'' squares, sponge painted it with silver over black then used wall paper paste to apply them to the ceiling. Looked great, even the landlord liked it and looked good with the sage colored walls.

In light of the space constraints, what I would do is move the kitchen area into the room across from it and repurpose that area as additional sales area. That would also make access to the addition cleaner for customers by having a direct pass-through from the main sales area to the large item area rather than passing through an employee area. The area across the hall could then be a combination break area and office space.
