I’m from Melbourne, when we buy a property we inspect home with registered building Inspector. He gives the report with photographs. This report consists of minor and major defects in a building or house. It also gives the estimation price of a building, considering defects found. This practice should be followed in India too.

Hello Sir. Thanks for sharing information. About building material, many builder these days are using MIVAN technology ( especially in high rise buildings) what is your opinion on this new technology.? Thanks in advance

The technology is only for using aluminum shuttering for casting the RCC. MIVAN technology doesn't necessarily make the building better designed or stronger or more long-lasting. But marketers say MIVAN technology as if it is something extra that the builder is doing for you, the flat-buyer; that is NOT true.

@@KrishnarajRaoUrbanNaxalbut sir, in Mivan constructed building there is no seapage problem or minimal, that's wht we heard. One question - in a reputed society made by a prominent builder, OC was received and flats in all 10 towers were sold out, but later builder made an extra tower and sold it too but buyers' registry in that towers were held up by Authority for this default by the builder. Presently I was planning to buy a resale flat in that society in one of the first 10 towers for which OC was there and flat was registered. I am told by broker that in that first tower there will be no problem in registry since it was already registered and now only on resale, so builder is out of it. Is there any potential risk in this deal. Would be grateful for your valuable advice.

Real estate sach mai sirf ek jhooth or makkari ka bubble hai. Agar khud rehne k liye le rahe ho to resale flat hi lo. Investment k liye sahi nahi hai real estate kyuki isme faayda se zyada nuksaan or risk hai. Resale flat jab khareedne jaaoge tab agents bohot jhuth bolte hai or aapko fear of missing out strategy apply karege. Real estate mai sirf jhuth bolo or maal andar Karo yehi chal Raha hai. Aajkal kiske paas hai crore rupaye real estate mai phasane k liye or woh bhi mehnat se kamaya paisa. Mat khareedo flat investment k liye bohot hi kharab investment hai jisme sirf risk or nuksaan hai.

Be careful before buying any residential or commercial property in Ulwe. When we visit Brokers / Builders office as a buyer, they are showing the positive side of investing in Ukwe to sell their products at higher price. When we visit them as a seller, they are showing the negative side of Ulwe to sell the property at lower price. Brokers are not satisfied with their 2% commission in Ulwe, they want their commission much much more than what Investors are gaining. They do not care for investors are gaining or losing. I am very much concerned about the investors / consumers who have purchased the property on loan. They are the victim and getting exploited in this real estate market.
