I had a viewing of a new build house last month and some of the finished work was appalling; different shades of mortar everywhere, missing weep vents, uneven walls, missing air bricks - just not fitted, broken bricks, loose joinery and flashing wow! I wouldn't go near a new build now. Watching you Steve and Alex, along with Darren at Build, Repair & Restore and others on YT I've learned so much valuable information. Thanks for doing this.

Nice video guys brings the essential info together in one place. Just embarking on building a double storey extension and finding the problems of sourcing the insulation and cavity closers. Very limited stock at merchants most have order it.👍👍

Chaps, Well done that was a really good practical over view and working assessment of the regulations.👍👌😁 It is all very well people saying, "Its all a load of nonsense and its full of anomalies," (which it is...) But it is here to stay. The implications of the "Future homes standard," Carbon Neutral & Net Zero and ever changing amendments to Building Regulations will have huge implications for clients, customers and the Industry as a whole. Like a lot of Governmental policy it is well meaning - but maybe not fully thought through and considered yet. So there will be constant `fine-tuning` which will make life difficult for builders and costlier for clients. So Gentlemen, there is a lot more to come - and it will get worse right up to the point that, when trying to achieve and meet the requirements of ever changing energy and emissions targets it becomes nonviable to use traditional construction methods to construct a new homes - or extensions...........Then what.? 🤔🙄😯 What of existing older housing stock...? What about the soaring cost and scarcity of materials...? How can we "skill - up" as a work force to adapt to the new ideas and technologies that are coming....? An interesting and fascinating future awaits....!

Its even scarier to think that all of this stuff is in the hands of the "Net - Zero" and environmental types who really believe this is the way forward, and will push it through regardless of the consequences for the vast majority of people. Look at the fiasco of the "smart meter" roll out?? Electric cars - too expensive and lack of network charging..!! And trying to force a one size fits all solution upon us for when they switch off our Gas boilers:- "Heat-pumps." This nonsense is the result of government " group -think." and indicative of rushing through policy decisions - without consultation and consideration? Have you got 47k to buy a new electric car??? or 26k for a heat pump...??? Its utter daftness and stupidity. 😳😲☹😮😠😡🤬🤬🤬🤬🤬🤬🤬

@@SteveAndAlexBuild Steve, What is scary is that it is legislation that will be pushed through almost regardless of the consequences to us all......! "Net Zero" and all the legislation around it are all fine and dandy but - it needs to be well considered and thought through especially with regard to the implications for us all and society. Look at Electric cars, Smart Meters, and "Heat Pumps." as three examples of hurried & poorly considered legislation. There is not a one size fits all solution to any of this, and it needs to be carefully planned and nuanced - rather than be thrust upon us as a given.🧱🧱🧱🤪😁😁😯😯😬👍👍👍

Great information great video. I served my time started 1980 and used to get offcuts of timber for window and door lintels from skips and building sites !! .( how times change ) You should send this video to your customers so they understand why extending your home is now so expensive.

yep same here when i started early 80/s 50mm cavity then 75mm ,agree brickwork first get the bond right and get the blocks to fit ,also back then never heard of cavity closers , and glad they got shot of them twisted metal cavity ties like razor blades sure most blokes have caught their nut on them

These regs are another issue requiring more expence, same with forcing electric vehicles upon us, all thought up by those who don't have restricted finances,an example is politicians who have deep pockets, all normal folk are struggling now, with no signs of improvement financially. 👍

@markrobinson1458 Well said Mark. Smart - meters, Heat Pumps, and Electric vehicles. New technology and ideas forced onto people as a "one size fits all" policy before being carefully assessed and matrix-ed. So eager are the political classes to kow-tow to the environmental lobby that, they blunder on blindly at the risk of leaving many people behind financially, and leave them in poverty. A potential disaster in the making.

Hi Steve and Alex. miss the live tonight.just watched the vid really interesting I haven't done the new reg yet .as you know I build most with kingspan .when I have to put the out side corse up first .I build 6 course brick then two block .so I can get it to touch block .it's a pain but probably the only way you can do it the right way .grate vid lads 👍👍👍

We do same as you Steve and on extensions we always do brickwork first. I do think it is a bit pathetic most of the houses we work on have no insulation in cavities. We spent 3k on insulation on the last job. It's fast getting to the point that material costs will make extensions too expensive. Who has 80k equity in their house to build a single story extension.

Men, don’t get lulled into buying expensive foam board for insulation… all insulation of this type on the market in the UK must meet the same standards for thermal efficiency, so all is as good as any make… The suppliers of course will want to sell you the high price boards on which they make bigger profits, but don’t get screwed by this… shop around for the best prices - it all meets the standards or they would not be permitted to sell it…👍🏻

Hi guys,great video by the way not much on KZbin regarding partL building regs. I'm just working on an extension at the moment. I'm building a 100 mm cavity using Celotex TC1090, which you can pick up from Berrys at £13.39 for 450 x 900. This leaves a 10mm cavity. Wouldn't it be cheaper for you guys to go down this route instead of digging your footings at 650mm wide, requiring more material to shift? Then you're using more concrete and having to use 350mm trench blocks which are heavier and not cheap. I can understand in certain situations you can't do this.

It is one of the options but we hate building the inside skin first plus all the extra time with the the tape and discs . A mate of mine used that stuff and it was warped so wouldn’t sit flat on the wall . It ended up being recalled 😬🧱👍🏽

@@SteveAndAlexBuild i know where your mate's coming from. You really do need to keep the blockwork on the cavity side super clean and snot-free. The tape can be fiddly but I would definitely give it a try, lads, on an extension where you have plenty of room to manoeuvre. I must admit I like to build my facework first.

Have you worked with insulated timber cassettes yet, for walls… the new style timber frame, and with an external skin (masonry or other)…?

S.I.P`s panels, (Structurally Insulated Panels) I have used them in domestic construction. The design called for additional insulation and rain screen cladding externally, and similar detail internally The wall achieved a thermal transmittance value of 0.010 W/m2k and nice and easy to put together. But a complete pain to achieve air - tightness on the completed structure. 👍👍 Nice and toasty inside that house......

You need two membrane between pir boards as pir react/soak with concreat. Polystyrene does not react with concreat and is less of water sponge. The backer board contain xps boards, which is better version of polystyrene/eps. Xps is waterproof and is good insulator

It just shows you how different the ‘rules’ are in different areas ( which they shouldn’t.!), we are allowed to put the mineral wool below damp (225mm min) so we don’t have to put a perimeter insulation around. 150mm pir in floor slab and fibrolite’s are way more expensive than celcon/ thermalites down this way (£22.00 compared to £16.50)… bizarre.!!

Great video, very informative. What would happen if you wanted to build a first floor extension on top of a ground floor extension that was built prior to these new regs?

@@SteveAndAlexBuild Chaps, Much would depend on the discretion of your local Authority Building Control: 1) = They may allow you to build both the ground and first floors to the original g.f regs.. 2) = You may have to achieve current regulations on the first floor only. (unlikely) 3) = You build the first floor to current regs, and up grade the ground floor retrospectively to meet the same criteria. Best to approach your local council for your area and discuss with them initially.

@@SteveAndAlexBuild Steve, I am not totally surprised to hear that. I believe the Building Regs are due to be up graded next year 2025. And in the drive to achieve their "Net Zero" targets a lot of local authorities are pushing ahead to reach the targets earlier. So you Builders, will be in the direct line of fire...😳😲😯👍👍👍🧱🧱🧱🧱

you can use 100mm cavity with celotex taped insulation and internal thermal block. I think as many do its all bollocks, none of it is proven other than the air quality in the house is shit so vent the windows? How many 9 inch house exist in england that dont have damp issues built 100 years ago?

great video and explanation guys, I do sub to your videos. I am pissed off however as you yourselves might be. When you build an extension you should be allowed to stick to regs at that time? If not might cause issues elsewhere in the building as cold spots will differ?

Been retired from the building trade for over ten years, can’t believe how ridiculous the building regs have become. Think the 100mm cavity had been in a while just prior to me retiring.

They want the entire housing stock in the U.K to be up to a certain emissions standard by 2050 - imagine who dreamed that up.? Not only are they intending to switch off Gas for domestic consumption, thay want to cease production of ALL fossil fuel..... Alice in Blunderland stuff.........
