𝐈𝐧𝐟𝐨𝐫𝐦𝐚𝐭𝐢𝐨𝐧 𝐚𝐛𝐨𝐮𝐭 𝐌𝐚𝐡𝐚𝐥𝐮𝐧𝐠𝐞 𝐇𝐢-𝐓𝐞𝐜𝐡 𝐂𝐢𝐭𝐲-
The Pune Metropolitan Region Development Authority (PMRDA) has planned to develop the first Town Planning (TP) scheme at Mahalunge. The scheme has been approved by the Maharashtra Regional & Town Planning (MRTP) under Act 1966, Clause 60(1), dated 05/08/2017. The Mahalunge-Maan TP scheme has been approved under 86(1)C and has been published in the gazette.
For infrastructure development in the Mahalunge TP scheme, administrative approval of Rs. 616.90 Crores has been given in 2017. The area covered under the TP scheme is 250.26 hectares. The work order was given to M/s L&T Ltd, but it has been canceled due to the Covid-19 pandemic and other reasons.
Currently, there is ongoing progress in the variation of Blue/Red Line plots in the map due to changes in the boundaries. Mhalunge has been added to the Pune Municipal Corporation (PMC) limits, and PMRDA has been appointed as the Special Planning Authority for this area.
In the financial year 2022-23, Rs. 101 Crores have been provided in the PMRDA budget, and Rs. 30 Crores have been approved by the Central Government under Special Assistance for the development of the Mahalunge TP scheme.

2 mins silence for those who booked in godrej and VTP projects there ... hard times ahead to rent it out and very difficult to live in such a small flats with chal type layout...more than 8 flats per floor 😅

Par Mahalunge mein rates kitne jyada hein.. aapki baat sahi hein bilkul agar rates kam honge tohi Mahalunge mein koi flats lega. Aur sapne vaali baat bhi bilkul sahi

Mene 2019 me 2bhk 6700000 booking kiya tha abhi December me passetion mil raha he or usaki kimat 9500000 ho gai he or Pune development me Kitana fast ja raha he ye sabake samne he abhi vaha development chalu he he esliye road complit nahi he no 1 pe he project badata chala ja raha he 200 akad ka 600 akad ho gaya he lene wale kya yede he kya lene valo ki line lagi padi he tabhi to dimand badh rahi he log foucher ka sochake hi invest karate he 😂

Flat for investment is waste. Don't just fall for rented income from flat.

I visited mhalunge projects this morning . No roads, no infrastructure, no shops, nothing . Everything is just on paper. Wonder how they can sell flats > 9k psqft. At price more than developed area. Builders are just trying to recover their cash asap..all price hike on paper. No real resale buyers, no real rental yield

Such a great coverage. Aur sirji ne sahi bat kahi hai ki jab tak location pe infrastructure strong nahi banega tab tak location ka kuch nahi ho sakta. Kamse kam 8-10 saal lagenge Mhalunge ko thik se develop hone me. At this point of time rates in Mhalunge are even higher than even better developed localities like Tathawade and Punawale. Commercial development has already started in Tathawade and Punawale. There is zero social infrastructure in Mhalunge at this point.

Thank you sir for the real content. Your videos clarifies all doubts about the real situation in all areas of Pune and PCMC. I love drone shots you add into your videos. I was about to book 2 BHK in Godrej Hillside 3 project but this video has made me to resist myself to think more and also explore other options at Tathawade and Ravet locations.

Good coverage. Do share an in-depth overview on Kharadi as the landscape has changed drastically in the last 2 years. Is it the next Kalyani Nagar (with a touch of IT hub)?. Reducing inventory sizes and limited premium size inventory leading to sky rocketing prices. Companies like BP, Amazon, Bajaj making it a larger base. - leading to a premium user base. Lacking infra growth , yet expanding residential and commercial investemnt.
