When I go look at the new home developments, if there’s such a shortage in housing, why didn’t they have so many lots that they didn’t open up yet and they’re sitting there for a long time and the prices are ridiculous

Hmm good question, it probably has to do with how the builders loan are structured, they need to build and sell in phases. Once they build and sell a percentage of phase 1 they unlock the funds to continue to phase 2.
