That wall to the side of the entrance helps keep the LR warm (reduced draft from open door). What about a glass wall at that point? Could be simple, clear (heavy) glass, or tinted or encasing an arrangement of ferns or other natural materials.

Everything is perfect. No room is bigger or smaller than it has to be. The floor plan is very straight to the point, and leaves room to make future additions. Personally, I would build a garage parallel to the kitchen/diningroom, but leave that big outdoor space there in between...then put a large fence from the garage to the front of the house straight across with tall & skinny trees on both sides of the fence, leaving a nice, big, private courtyard where you can leave your garage from the side door, and go home through the laundry room. And that private space can be entertaining space with a barbeque grill, hot tub, etc...the side window by the dining room table can also be converted to a sliding patio door to access the private patio I'm in love with this design 💖🔥

It’s not about following trends or being cool. I personally prefer an open plan because I love to cook and bake, and I also enjoy being able to interact with my husband or guests/ play music/ watch tv while doing so. It also allows me to have a view of the sea and our garden. I dont like the idea of being cooped up in a separate kitchen. To each their own! 🎉

My parents went into the home-building business when they were middle-aged. She often designed the homes. One of our first homes, had an intercom, built-in vacuum, and custom cabinetry with 2 fireplaces. It was a full-foundation ranch with an office, family room, laundry room, and two-car garage. I don't remember how many bedrooms it had or bathrooms it was over 60 years ago. I hated it! I found it totally cold, cold meaning the energy it gave off. I love the home shown on this channel. Who wouldn't love the front porch? The lovely stone shown throughout. Maybe that is a mudd room shown at the other front entry. Can't wait to see the inside. To me, this is a truly beautiful cozy home. Of course, I have always enjoyed simplicity over luxury. My Dad was a Taurus and loved his luxury well that which he could afford.

Lovely! We expanded a similar design up to 1400 square feet by adding a 3rd bedroom that we use as a studio/office and a large separate laundry area that adds a pantry for the kitchen. It's perfect, and it has enough space to socialize with friends. We went through the 3,700 sq. ft. ridiculously large house stage (crazy), but what are now called "tiny houses", just a few hundred square feet, while practical and economical for singles, are not large enough to accommodate having friends over. The size we now have is perfect for me and my husband, but could also easily work for a small family with children. Open kitchen, dining, living area with floor to ceiling stone fireplace.

One design issue for cold climates, utility sink and kitchen sink are on outside walls. Never bury pipes in outside walls, they will freeze.
@wyominghome48572 ай бұрын
I had that issue with our floor plan, but we built it on a 4-ft. crawl space foundation that is insulated and heated, and brought all the pipes up through the floor. Outside the pipe to the well is buried well below the frost line (which, in Wyoming, is DEEP). The crawl space, which stays at 62F, is great for storage.

No garage and not enough storage space (cold weather gear, seasonal itmes). The dining nook would be awfully tight for 6 people, a 4-top would make more sense.
@wyominghome48572 ай бұрын
@@aschulte7502 We had that same issue and solved it by building a separate 3-bay garage that holds not only our travel trailer but also shelves for storage and my husband's woodworking shop and two food freezers. The garage has its own LP heater that keeps it at 40 degrees in our frigid Wyoming winters so no need to plug in the vehicles or scrape ice.
