Very informative. I'm guessing now I've watched a couple of your videos I will need planning permission! I'm looking to a do a side extension on a semi detached with the new external wall up to the boundary fence, this would be a garage under and expansion to the two bedrooms above.

if any of the extension is within 2 metres of any boundary, the eaves should be no more than 3 metres high. This means that any two-storey or first floor extensions with eaves that are more than 3 metres in height should be at least 2 metres away from any boundary of the property, otherwise planning permission is required

Very good videos, I'm glad u put them up on utube. Can u hv 2 storeys to extend the rear outrigger of a terraced house. They won't b set in 2m. I hv seen it done on a terrace a street away.

Potentially yes, subject, to planning policy and your specific case. You would have to apply for planning permission.

@betaplan what if the house is an end-terrace? Does that mean: 1. You can only do a double story extension to the side where the house is detached? 2. Will this double story extension be allowed both front and back? 3. If you do a front, single story extension, it can only be 3m from the existing front of the house? 4. Note, I have not mentioned a side extension. I’m do not wish to lose the entrance to the backyard. In the future, I want a basement.

Same rules apply to a terrace. 1. No still only the rear. 2. No only the rear. 3. You would need planning for a front (unless its a porch only). Side extension have there own sets of rules. kzbin.info/www/bejne/o4rRaIKIjcqVg5I

hi, can i remove red brick wall fence? it is 3 meter away from road. i would like build one store extra room size 3meter wide and 5.5 meter long, 16.5 square meter, without planning permission. garden door i will not remove, it gonna be separate building with concrete metal bars, stones, red hard bricks, my house semidetached size 9 meter long, 5.5 meter wide, 49.5 square meter. the law says 50% footprint width allowed build without building control, my house wide 5.5meter so i can build 2.75meter wide? or 3 meter will be ok too? thank you

It would need planning permission. So you would need to to be designed. Two storey side extension don't benefit PD rights.

what if the house has a lower ground floor, where the garden is located, isit possible to excavate the garden, dig 2.5 metres and create 2 storeys from the deepest part of the ground upwards? so the total height would be 5 metres but only 2.5 metres from its original location? 58 Comments

Thanks for watching, It would need to be in line with the two storey rear developments rules, set in from the sides 2m, 3m projection max as outlined in the video. If you excavated forming a basement, I don't think it would fall inline with PD rights.

Hello I think you cant do the two single storey rear extensions on the semi-d house under PD if they touch the main double storey rear extension in the first place as all proposed structure will be treated as one block and within 2m of the boundary then non of them can go over 3m eaves height. Hope is useful to clarify the rules.

Thanks for your comment. It can become very case specific and subject to interpretation of the planning officers as something like this I would suggest is submitted on lawfulness certificate for clarification.

@@betaplanltd5967 Nice, video thought. Please don't misunderstand, it is not my intention to challenge your content and I can see you have a very good intention to promote the PD information. Just thought to provide the supplymentary information to your video that this would not be PD which is the same principle as the wrap-around side to rear extension, as they are touching each other. When there is a part single part double rear extension, all part of the extension is taken into consideration when applying the Class A PD rights.

Thanks for watching. No the roof is irrelevant, the 2 storey extension must be stepped in from the boundary by 2m, regardless of the roof type.

im after buying a house whats been extended to the side it runds right to the boundry possibly slightly over it my question is i cant find any planning permition for it on the local gov site and based on your video its not permited to the side extension was built in 2000 roughly do you think i should avoid seems fishy

Hi great video wonder if you could help regarding a single story side extension on a detached bungalow on a corner (road either side) I believe the pd rule is maximum roof height is 4m or 3m high within 2m of the boundary but how deep and how wide can it be built ?

Thank you. The depth is 4m detached (single storey) and the width is governed by the width of the original house elevation you are building off i.e. you can only build off the original house under PD.

Thanks for watching, it would depend on the depth of the ground floor extension and how far you are coming out at first floor level. I would suggest a chat with planners or lawfulness certificate to be sure.

@@betaplanltd5967 thank you for responding. The ground floor extension is less than 3m in depth, but it is 1m away from the boundary. My hope would be to build a second storey that is 2m setback from the boundary and keep it within the 3pm in depth to match the ground floor.

I would advise consulting the planning department. They may treat the ground section as part of the enlarged extension, meaning it must all comply. Its not straight forward unfortunately.
