Every time I listen to one of these podcasts, I at least learn something new. Amazing and all are note worthy. all the investors are inspiring and motivate me to jump in the market even though it seems a bit late based on my age. It makes me wonder what I have been doing for the last ten years. Well, the truth is I have been too busy studying and settling myself down and trying to earn a liveable income. Very good quality video. Best time to buy always yesterday. Even only late last year, houses in Greenfields were selling between 400-450k. Seems like its circa 550k now. 100k equity right there.

The variances in pricing that Bill refers to between Westminster and Balcatta are due to the fact that only the small acute triangular section of Balcatta east of Main St actually has similarities to Westminster and only this part allows similar subdivision rules. Hence the reason why it appears similar. However the price variance between the 2 suburbs, is actually caused by the fact that the larger northern and western parts of Balcatta have many very large and expensive homes and are tightly held multi generational communities. There's money here. There's even a dress circle location adjacent to the Rickman Reserve. Westminster is still a well located suburb but it's easy to see why Bill when driving through it , Nollamara, Balga etc could see they are similar as there is a sameness but with Balcatta, it's only actually more the southern and eastern boundary that has similarities which given that it adjoins Nollamara and Westminster, is likely the part that he viewed. They're all well located suburbs but you tend to pay a premium in Perth heading north for any suburb that is west of Wanneroo Rd, the only exception would be parts of Yokine, which is an aspirational suburb. The Dianella variance is for similar reasons. It's a massive suburb that has some very exclusive sections with expensive houses on large blocks.

I just bought a property in Waroona, large block for 456K and the suburb has grown by over 20% in the recent past and days on the market less than a week. It is relatively closer to the beach, between two hotspots Mandurah and Burnbury where properties are already in 600Ks and driving distance to both and also within an hour distance to Perth CBD. A bit of a ripple effect to catchup, if Perth grows further, these closer suburban towns cannot be sitting there not growing. Sub 500K properties within driving distance to Perth will be hard to get in 2-3 years. Regional towns closer to Perth are the places to invest for me thinking ahead of the market. Northam, Waroona were on my shortlist, eventually picked Waroona for the above mentioned reasons. I invested in Seville Grove 3 years ago when everyone was investing in South Perth, I hope this works similarly.

Waroona, +40km to beach, +100km to Perth, bushfire prone. It could be worse, it could be my money. You can't compare Seville Grove to South Perth, Entirely different price point comparable to product. The price of a house in Seville Grove is a unit in South Perth.

@@JodyForbes Yup I bought large block house for 300K in Sev Grove, it has doubled in 3 years, not sure who's buying units for 600K in South Perth. Coming to Waroona, I too feel it is risky but I have taken a chance. The days on market are less than 6 days for decent properties and absolutely zero rentals. I would not have gone to any other regionals but since it is around half n hour driving distance to major regional towns like Mandurah and Burnbury where the property prices are growing rapidly. I have chosen Waroona due to the ripple effect potential. I work in Fire services and can identify BFPL bushfire prone lands. My property is relatively safer, fingers crossed. Distance to CBD (100km) hardly matters, there are people working in South Perth who prefer staying there rather than somewhere closer to CBD and the beach is less than 29 kms 20 mins drive and not 40+ kms. Not trying to convince anyone, only time will tell.

@@pavsanto As far as things that hardly matter, when the tide goes out, everything matters. There wouldn't be too many people living in South Perth that would rather be in Waroona, if there were it would have South Perth prices...?? Days on market are meaningless in a regional area more than 100km from Perth. How large would the data set be? With a median weekly family income below both the Australian average and the WA average, I wouldn't be holding my breath about growth.

@@JodyForbes I have 100% confidence in the current Housing crisis which will not be solved in the near future and will not reverse the tide , it might stabilise the growth but certainly won't go in the opposite direction, there will be demand for rentals. And as if everyone works in CBD and only those areas closer to it grow.. If someone wanting to buy in Mandurah and Burnbury where prices have crossed 600+K, find an affordable housing for 450-500K.. 30 mins away, why wouldn't anyone consider that an option.. Days on market just have a chat with the agents, I have been monitoring the listings recently and even shit properties are going under offer within a week. You might have your points for not investing there, I have my own reasons, I am not rich to invest closer to CBDs for an investment property for 600-700K price. As I said time will tell, Perth is not like before, its dependency on mining has reduced, immigrants from asia are considering Australia as 2nd or 3rd option which wasn't before with countries like Canada, NZ not favourable anymore. Proximity to Asia, ease of getting PRs will prompt more immigrants to work and stay in Perth, times have changed since last Perth bust. Housing crisis is a thing that won't let the tide go down. I have access to income levels and other intra suburb stats with my paid subscriptions based last census data, they are far better than some low socio suburbs like Kwinana and have decent earnings to pay a rent of 460-500 pw atleast

@@pavsanto I think you've got a lot to learn about the Australian mindset when it comes to property and it's relative value, in particular the premium paid in relation to proximity to the coast. I don't believe for 1 minute that Perth isn't still hedged to its resource base. The migrant intake is already being wound back. Time will tell but history has a habit of repeating itself and this movie has been seen before. Kwinana's household average weekly earnings are above the national average and certainly higher than Waroonas. It's an employment hub and a poor and incorrect choice to attempt to prove a point. So I would be questioning the value of that paid subscription if that's the information you are getting?? Good luck with your investment in Waroona.

Beach suburbs and population growth will ensure you’ll be fine in the longer run. People always want to be near the coast in Perth and as prices keep rising the next generation will sacrifice distant from city to be near water.

Ive watched a few people now. So butler, for Perth it’s a long way north. But I think it’s a good suburb to buy in. Middle swan is okay but it’s very close to midland and although I know people that live out there it really isn’t a great place to live. So I’d likely go middle swan before midland. Weistminster and BALGA just have a stigma. It’s never been a great area but I get it’s likely.a decent buy if you’re happy redoing your house every time a tenant moves out. I’d be more happy buying something a little pricier in places like Edgewater and woodvale and Greenwood. BALCATTA vs Weistminster is a reasonable upgrade in quality of tenant. Plus access to trains and freeway. Anyway good conversation.

Living in Perth myself and owning investments properties here some being on the suburbs you mentioned like Westminster & midland I tend to disagree with you ,just because a suburb has a stigma doesn’t mean the tenants will destroy your property in-fact the properties in those suburbs have been less of an headache then some of mine in better suburbs they always think they’re more “ entitled “ because they’re paying higher rent for a better suburb. It all depends on your property manager and selecting good tenants from the start and less on the location.

I have an investment property in Westminster .. have had 2 tenants since buying and they've both been great. 3x2 currently rented at 680.. had over 50 applicants for our last home open, some of the applications were solid. Was looking at Balga and Nollamara, Westminster is much better than both

No doubt there are good and bad tenants in all areas and agree screening properly helps. Clearly my experiences are different to yours though albeit mine was maybe when there was a lot of state housing in those areas. But that’s fine. I’m glad it’s worked out better for you all.

Armadale will always be Armadale, would I ever live there, no, especially if you can spend similar money and be closer to the beach or the city. Look at the longer term trends over 20-30 years... proximity to the beach or city (or both!) will always win out over the long term.

Lots of fancy talk but the truth is the urban sprawl is unsustainable. The ONLY reason property is going up is because Australia’s migration rate for inbounds is one of the HIGHEST. Yep we have no f* clue how to prop up the economy other then to pump a large an amount of people from India this time round. F* disgraceful.

You can tell that this guy (Simon?) hasn't lived in Perth. NO ONE in Perth considers places like Gin Gin, Beverly etc to be Perth. They are towns. Sure, closer to Perth than lots of WA but basically no one would commute to the city to work from those places. As to places near Armadale they are considered shit for a reason. Not just crime directly (although that is a big thing there because only desperate people would choose to live there). If you went there in February you would understand. It is REALLY hot there. The costal places are much more liveable (the Fremantle doctor, ie the sea breeze). The Irish accent woman (Dawn?) sounds like she knows a lot more about Perth than the Asian guy despite his Aussie accent felt like he was one of the Eastern States investors who don't get Perth. Likewise the host has a goldfish memory for Perth when he is saying the prices don't crash etc. Look at what happened less than 20 years ago in Perth.... The local to Perth guy talking about Midland also makes sense to me but I would never think of Preston Beach as Perth. One thing he didn't mention is Midland has good public transport (suburban rail line terminus, bus station at the train station, only suburban stop for trains through to Kalgoorlie, Northam etc). For Westminster I wouldn't say all the suburbs near by all have good names (Balga? Are you serious for good name?) but on other levels I agree. It is a relatively small suburb which is why so few places and also perhaps why it is easily overlooked.
