A friend of mine pointed out to me that in other countries, you can be robbed in the streets, but in Australia, you get robbed 'legally' every time you buy goods or services. I totally agree with her, and I would say this is more evident than anywhere else in the housing sector. Whether you are building, buying, renting, or selling, dishonesty and deception are prevalent. It is a system full of vultures trying to steal from anybody else. It gives me nausea.

Agreed, should never buy a property without educating yourself and having a long term view (why) of it. From personal experience I can tell it can set you back for years.

Australia is tied up with lots of bureaucracy and triple checking eveything, and yet, it probably has the worst housing quality in the world

Economic growth comes via the 3 P's: Population, Productivity, Participation. The government is betting it all on Population. Investing in existing property adds no productivity to our economy, but due to government policy it is now seen as a surefire way to build wealth.

Our State politicians in Victoria actively work against their Federal colleages. When Victoria did not the GST piece of the pie they wanted from the Feds I suspect they decided to increased land tax. They ineffect collapsed house prices so that the Feds capital gains tax take collapsed fromVictoria. So they increased a state controlled tax in the property market and shafted a Federal tax to rebalance the books. Its been a devisive strategy that has impacted the wealth of Victorians

I think you’re wrong about Perth Bushy. WA is in surplus and diversified now. I think there is another year, possibly 2 of national leadership to come from WA. No other state is sitting as pretty as WA fundamentally

Why isn't capital gains tax calculated by dividing the profit amount by the years you've owned it? It's unfair to lump all profits over years of into one tax year, you get taxed at too high a %.

Hi Bushy I agree 100% about the 3 levels of government What does the state level do, other than create burocrisy Why do we need State police forces & road rules, State hospital systems, State run education systems, it basicly slows everything sown and waste money. We need migrants, but we need to control who we let in People that can add to our nation and have skills, not people that belong to crazy religions that seem like they just want to destroy us from the inside. Anyway just my thoughts

It's mostly cultures rather than religions. Some cultures aren't big on working hard. They aren't in line with Australian values but hopefully they can integrate. Otherwise we will end up like the UK, US and Canada. If you're referring to Muslims, most are peaceful. Religions in general aren't hateful, just some people are.

If Trump can get term limits done, that would open up the possibility of other countries having that discussion. We need to foster the environment for new blood and ideas. Career politicians are dangerous

There are too many trades too. Funny how before Labor 2022 we did not have this proble. The problem is the SAME as with all the other industries. It's the cost of living crisis caused by ongoing government stupidity inflating the money supply by government spending. Prices are going up, migrants are still being stuffed in uncontrollably

I would disagree regarding trades but I agree with the other points. Brick layers shouldn't be getting paid $3 a brick. We should deregulate skilled trades like plumbing and gas. It works in the US and other countries. Reason why I say we need more trades is because we don't have enough people to build houses fast enough and any maintenance or upgrades cost an arm and a leg. The overspending by the government was a response to keep us out of recession. There's pros and cons to that strategy. We are now experiencing the cons.

A) we don't need more people to build houses We just need to stop mass immigration which IS the cause of housing crisis. 2) this inflation which BTW is not 3.4% but close to 12% in Australia will cause a recession regardless as businesses and consumers cannot keep up with Labors inflation. We are already 18 months in recession per capita, now the time has come for gdp recession causes by energy net zero

Bushy's right we just need to bring in the skilled we need and put them in an area where they are needed most or in an area that needs to be developed. People is power

Services sector is strong in Australia so there are lot of jobs in IT and Finance. As a manager in IT the skill levels and exposure of migrant IT workers is huge. Someone coming from India has already worked for US clients, local clients has huge exposure to world standards. Locally the talent is there but diversified with experience. You seem to be from a so called peaceful religion which is wired to dislike Indians so I can understand
