keep watching. Will go down in 2025 as well. It will be gradual drop as people loose money on houses, they will sell. Fed is not slashing interest rate back to 3 %. It will be still 6 to 6.5% in 2025.

All I know is that if you shop around a little and negotiate, it's just about possible to swing three renter-ready 3/2s in certain corners of Goodyear for an even million. You could NOT say that in mid 2022, when every 3/2 was over 400k. Florida and Texas are even further down. I don't know why so much of the headline housing data is still misrepresenting reality.

Interest rates are irrelevant at this point. Unless the total price of the house goes down, most of us are simply not interested in buying these overpriced properties anymore. Also, it’s not worth buying new property even if the interest rate it’s at 4% because most of those new homes are very, very poorly constructed with tons of problems, so even if you pay lower interest rate, you’re gonna pay way more fixing them.
