I lived for few years in Canada and one of things that make me come back in Europe is the quality of housing. In North America, houses are made of plastic. Plus the quality of food and the "vocal Fry".

You should try to find out how thick the walls are. This is important in summer because it can get so hot in Italy now, even in the north, and thick walls provide a cooler interior. Thick walls will also keep warmth from heating inside and perhaps heating bills down. It would be useful to know how much it costs to heat the house in winter. I suspect that the walls are not very thick because the real estate page you've linked to states that the home's ranking for energy efficiency is G, which is the worst ("Classe energetica: G").

Hiii! Yes, thank you for your insights🤗 We researched the energy ratings and saw “G” is the highest energy consumption. Definitely something to consider for cold winters in the north and, like you said, also in the summer. We’d prefer thicker walls for the additional insulation, and something we’d want in whatever home we ultimately select. Happy New Year ✨🎉

A lot of listings don't provide the address anymore because of privacy and they show a general area for the property location, but we were able to narrow down where this one is located. Very nice house but no land? Please, set the size of the land in the description, it’s the first and more important of the property, you can change everything in the house but nothing in the land, and everyone looking for a house also wants land and a minimum amount of space.

Yep, just a small vegetable garden with this one, but that giant terrace is sooooo amazing and those views are heavenly!! You’re right, people do like land, but if it’s a holiday home, some folks prefer low maintenance. If there is land with a property, and it’s in the listing, we will definitely include it. @@wanderingwithwine Sticking to the mainland, I really like Abruzzo and prefer smaller towns (under the population limit of 20,000 to benefit from the tax scheme) but which are fairly close to larger towns with full services such as Chieti and Pescara. I am aware of some towns in Umbria which qualify, but they are too far from Perugia for example. Additionally, there are small towns outside of Rieti in Lazio which qualify, but although some of them are in stunningly beautiful, they are a bit too remote for me.

I love this reason region. I hope you do more as I am looking and very interested in this region. Also it would be really good to know how close the nearest neighbor is is it house side-by-side maybe kind of some views what the surrounding neighborhood is like if it is close to other homes. As for the language, they claim 56% of Italians speak English, the cities have a bigger English speaking population (as expected), and Northern Italy supposedly has one of the largest English speaking populations. The bad part is that it is only 1500 square feet. In the States, that's a small house. However, you could put a sunroom on the terrace for about 95 dollars per square foot. That would bring the livable area up to about 1800 SQFT. Still not super large but more than enough for a single person or small family.

Hi again 👋🏼 You might want to grab a snack or glass of vino to read through this short novel on mortgages 😆… A lot of our subscribers have used the equity in their homes to purchase an Italian property, instead of trying to get a mortgage in Italy because it's such a difficult process for non-residents. Not to say you can't get a loan, but tough for a non-resident and usually you can only finance 50% of the purchase price. Here is a blurb from a site that we reference often (link below): 3. Financing the Property Purchase If the property purchase is completed with the assistance of a mortgage, it is essential to deal with all the necessary banking and legal arrangements before signing the contract. It is possible to apply for a mortgage in Italy or from a lender in your home country registered to lend mortgage funds within the Italian territory. In Italy bank mortgages cover most of the sale price of the property, and may be agreed in Euros, or any other foreign currency. However, for non-residents it is likely that banks will not lend more than 50% of the purchase price. If you wish to obtain a mortgage, either for the purchase or for possible renovation expenses, please note that the mortgage structure in Italy is very different to what you may be used to. In fact, while base rate may seem low, other charges may apply. For example, set-up fees are normally higher due to less competition. It is highly recommended to get an independent financial adviser on board before submitting the mortgage application. Our lawyers and accountants specialise in banking and financial matters, providing you with both, legal and financial assistance, to obtain a mortgage. When choosing a bank, it is also important to consider: The kind of bank account you are interested in (conto corrente “checking account”, conto di risparmio “savings account”, conto cointestato “joint account”, conto di deposito “deposit account”) The fees and monthly limits in transactions and ATM withdrawals The services offered (e.g. mortgages, renter’s guarantees, high interest savings accounts The availability of physical branches in the area you plan to relocate to Account closing terms and conditions. These are excellent locations, but many homes in some of the cities can be very outdated with small rooms and other issues - I can see why some are abandoned, but there's like zero parking in some of the cities, too. My dear friend in Spain just lost one of his houses, because he had squatters take it over and they totally dismantled the house and now the property is without value. I see many developed countries in Europe can have some of the same issues some locations in the USA can have, too, so I sort of prefer less dev. countries like Mexico.

Hi Dennis 👋🏼 Thanks for your insights! The older homes can be small and compartmentalized, and parking can definitely be problematic. If we thought we found “the one” we would fly to Italy to see it in person and determine if the town/house have the right vibe for us. OH NOOOO, your poor friend, that is so awful 🥺 A lot of the homes we see in Italy have bars on the windows and armored doors, so they are a better “lock up and leave” solution. ​@@wanderingwithwine My friend in Spain keeps buying property, and he gets really nice places. We stayed with him in Valencia when we had teenagers, and everyone had their own room in a huge condo he lived in. A neighbor even provided us with free underground parking for a baby benz we rented - it had a diesel engine and we toured Spain, Portugal and Paris driving that little car. Anyway, Moussa had another building next to a hotel, but only one of his four tenants were paying their rent, so he sold the place to the hotel next door that wanted to expand. I'm unsure how he got the squatters, but they stripped the property even removing the roof.

@@wanderingwithwine JUST shows you can have problems anywhere in the world. The city came out and told him he "had to scrape the lot" and he said "I don't have the money to scrap lots". They said, "if you don't do it, we'll do it and, then, send you the bill". I told Moussa Where were those city guys when you needed help? Since, he bought some land near Valencia and it has a church on it he can rent out - hope that works out better!!! Currently, I've got 3 VRBO vacation places, so I'm cautious in checking out some of the guests (Phx. Az.)
