It's possible to buy land that's not valuable though. If it's not buildable, or it's got no water access, or has no road access, or no utilities to service it, or some other issue. You can end up getting a big old patch of land that's basically worth nothing and unless you can convert it, you're just going to end up doing nothing with it. (Or trying to sell it to some other sucker, to hopefully break even.)

Look up Richart Sowa on YT. He built an island in Mexico using empty plastic bottles, nets, and some natural materials. It is possible to create land in this way, Just imagine what could happen if a large group of like-minded people got together and basically built multiple of these islands. Find a way to desalinate seawater, make aquacultural farming cages for fish / crustaceans, seaweed farming, hydroponic farming for crops. Find a way to get power (Solar, Wave, Wind ect.) Now move these islands into international waters, far enough from any nations territorial waters and you essentially have a self sufficient society.

I understand the appeal of city apartments. But I don't understand why anyone would buy property without owning the whole building and the land it is on. If I'm spending big money on real estate, I'm going to own it, all of it.

@@orthodoxNPC welllll, being a CITIZEN of a country doesn't mean you have to necessarily permanently LIVE in that country ;P even if there's requirements to live X amount of time in the country to retain citizenship, if you have enough friends to juggle accomodations, or have enough income to live that time otherwise, it's still not all that hard and at least in theory, technically it's always to make a new country, and to figure out agreements to buy the land out from the government (although the bigger and older the government, the harder, and good luck actually getting recognized as a country, without serious diplomatic skills and stuff, some, like Principality of Sealand, has been there since 1967, and (at least allegedly) even fought out other people trying to claim it as their own)

Pfff the problem is not that are not told something! The problem is that they don't want to hear this stuff or act on it. People want to be dependant on other people. Nobody wants to be independent and take care of themselves. People want bread and games, not independence. Independence is for those boring adults, boomers, and some dusty farmers like Luke.

The real challenge is keeping it instead of having useless kids to blow it all away, so some independence from the educational system is also needed in case it makes them catch poor again.

it's better to call it just prepping rather than doomsday prepping, because doomsday implies it's only for some very rare super bad event like nuclear war, when infact prepping helps with minor and VERY common problems, like the past few recessions including the one we are going in now, the food shortages during lockdowns and the food shortages we are going to have over the next year+ and of course the current fuel shortages or the summer of peace etc, You can prepare for events like this that will happen many many times during anyones life, the focus isn't prepping for armageddon

tbh, it's the hardcore preppers who're giving it the "crazy" vibe, people who have like, full on bunkers, and walls upon walls of canned food and stuff a bit of prepping is useful for everyone, not only stocking up on food and such necessities, but e.g. everyone should have an everyday carry kit (or a few, e.g. one pocketable, one backpackable, etc), you probably don't need to stealth away like a gray man, but you probably still want multitool(s), tape, bandages, a few safety pins and paperclips, maybe a few different cables (even ones you might not use yourself, like micro-usb, when all YOUR gadgets are usb-c), etc, no need to go overkill, but just handy stuff (and of course, differs from person to person)

Right, the degree to which you can truly prep outside of food, water, shelter, and hygiene is pretty small since you can't produce the future. It's best to mainly "prep" these things and otherwise design your lifestyle around gaining more and more independence or local community dependence. It makes sense to prep a food and water supply for the people in your household knowing that if done right it can actually save you money compared to normal groceries and you can easily get a food supply with a 20 year shelf life using mylar bags and oxygen absorbers with heat seals. $20 for 50lb of food, $50 for 100 gallons of mylar plus oxygen absorbers. Put them in a plastic bin for rodent immunity and portability and you are set.

For sure. The doomsday stuff will get you the clicks, and of course it is very good to have enough food and water to last you a few months in the event of something very bad happening. But the micro stuff should be talked about more. I was glad my pantry was full in March 2020, if I'm ever stuck in a situation like people were on I-95 last January I'll be glad to have my backpack in the trunk, etc.

@@theloniuspunk383 there is a world of difference between doomsday, dooms-month, dooms-year, dooms-decade, and dooms-centuty. In the event of an instantaneous collapse you want to have everything you need to escape, bugout, and survive for a temporary period while things get reestablished. In the event of a long slow decline you want to put yourself in a situation where your own needs are met and your contributions are needed by others. Basically building an estate.

this is very true, I have noticed a trend even in first generational city dwellers who moved to the cities that their priorities are most often on the individual level, only revolving around themselfs while people who are from villages/rural areas look at things on a family level I assume this is because in more rural areas people are more directly depended on one another in the family, for example if you plan on growing something like tomatoes or potatoes it often takes a group effort to make it sustainable, while in the city you go to your job, your wife goes to hers etc

Family collectivism is often overlooked be people in our circles, but it 's the most immediate and practical form of collectivism. Instead of the individual being the primary economic unit, we should return to seeing the family as the primary unit.

I bought a semi-suburban house in the UK because the mortgage payments were literally £200/mo cheaper than rent. The plan is to sell up next year and use the equity to get a plot of land. If you can get mortgaged for a cheap house in the interim, it can be a good way to build equity instead of tossing money down the drain. A fixer-uper is a great way to learn how to manage a home and maybe turn some profit as well.

Saving money on a mortgage vs rent is big. But for others, use this rule of thumb if rent and mortgage are similar. You won't break even buying vs renting for 3 years plus an additional year for every percentage point of interest you're paying.

All well and good until house prices start falling. None of this libertarian go out to the land and be independent and support yourself stuff actually makes any sense. Unless you go full unabomber(and even he relied on shops for some supplies). It’s an extension of the American frontiersman fantasy - that period I’m history is over and we live in society now. Best to have a politics that is actually relevant to societies - class politics. It’s all well and good being a kulak until the workers come to collectivise your land.

I used to want a condo because you can get one close to the beach, and travel and know that the condo will be relatively safe. However as I get older I will never live in an HOA community. Also the condo collapse in miami made me realize that many of these condo buildings have deferred maintenance and you are basically at the mercy of the condo board. Living on your own land is extremely based. Ideally in an unincorporated area so there are very relaxed building codes and other regulations

I think it's a long shot these days. Kids usually want to go do their own thing. It almost always ends up with the heirs cooperating just long enough, without killing each other, to chop it up and sell it. Preventing that kind of collapse would make for a very interesting discussion.

@@screwstatists7324 This doesn't get at the question I was posing. Why would any of the heirs respect this system? The standard practice today is equal inheritance, so in their eyes, you've pitted them all against the eldest. There's no accounting for actual merit, just a gamble that the eldest is the most capable. Royal lines have folded on this assumption. You've made a big deal about land splits, but that can be dealt with in a modern trust. No one pays dowry anymore. There's no reason to treat your daughters as second class. There also used to be true class hierarchy in society. You could not buy or sell a "lordship" title. You could only lose it. Not any more. What I want to hear about are modern legal structures, bonding through tradition and ceremony, specific financial education, long term investment vehicles, etc. If you're serious, you need a complete reexamination that's robust against any reasonable future.

This may work in a country like the USA. In UK, don't be tempted by the "quaint villages". These are like living in a HOA on steroids. Very hard to find land that is truly yours in the UK. Maybe the Highlands, but then you have to worry about the SNP.

I bought a fixer upper a year ago and it was a really bad decision. Electrical work, framing, drywall, etc. all done by the room temperature IQ primate who lived in the house prior. Missing electrical boxes and walls held together by beads of silicone abound. I sunk $30k of my savings into this place and it still looks like garbage, has bug problems, water damage...just buy a well put together home and get an inspector during your contingency period who won't pull punches.

I bought a building lot in the country and its market value, at least for tax assessment, has tripled. For size reference, almost 36 1000 square foot houses, could be built if there is no space between houses. When I build a single 1000 square foot open-concept house there will be plenty of yard.

I relocated to rural America three months ago and am happy with the change. It’s peaceful here, and people still have strong spiritual values. I’ve hired several locals to help me get settled into my 100-year-old “mansion”. Next week the Mennonites will be here pouring cement for new sidewalks and side patio (their quote was quite reasonable). I estimate that their $18k project will easily add $40k to the property value, and I think putting my savings into property is safer than having it in the bank. I’ve also hired three local teens to help me get settled- three fabulous young men - and a twice-a-week housekeeper.

Ditch whatever rent you have and get a stealth camper van that you can park close to work (preferably walking distance).. don't treat it as a typical commuter vehicle, but as a stealth living quarters that can move if it absolutely has to. Make all your own meals and eat very frugally. If you work full time, there's no way you're spending that much free time at home anyway.. $20/hr isn't bad if you can eliminate the biggest money suckers from the budget. If you do it right, the amount of money you spend on gas, vehicle maintanence, auto insurance will pale in comparison to the amount of money you're saving on rent and you will be able to see a light at the end of the tunnel.

@@emanuelriquelme1133 sure that's an option, but there are degrees of the rule "easier said than done" and I would argue that for most people, the solution I suggested is far easier and less risky than the responsibility of starting your own business.. also, both solutions could work in tandem. Start with working mundane jobs and living in a van and in your spare time, learn a valuable skill so that by the time you're ready to buy property, you're also ready to change professions to something more profitable and hopefully something that can be done remotely.

In Spain you cant legally live in your land. It has to be "urban" land. And the goverment says what is "urban" and "not urban", thus you can only legally live in cities or villages.

Bought my house cash and spent three years fixing it up. I lived in an apt with three friends for 15 years to save up for it. Now I have another house as a rental and bought an old church for 70k that I'm fixing up to rent out. I've been giving this same advice to people for years. Highly recommend.

Hard to buy a house in cash in Washington State, the most desolate nowheresville desert houses in the Basin still cost 300k. Bare land that's near unfarmable 70 miles away from anything is still 5 acres for 100k. Hope I can scrape together a lot once I'm 23

most of people who are lucky enough or good with finances get their hands on land do that in their late 20s or early 30s, while majority of people do that in mid 30s land is becoming more and more expensive compared to wages of people

Looking to buy some land in my tri-state area. If there are trees or water it's a quarter million per acre, I shit you not. The only cheaper plots are flat and barren, fit for nothing but grazing animals. Oh, and they have "covenants" even a hundred miles away from any incorporated township, where despite "buying" and "owning" the land you're required to do all sorts of things (or not) like foundations for any shack, wells only dug by XYZ company, septic only put in by ABC company, etc. The hunt continues. I suspect the only good finds aren't to be found on internet listings.

How ruined are the places everyone lives? Even in major cities here I can throw a seed in the ground and it will grow, there's plenty of bugs and worms and shit everywhere I go. I have never seen any place so ruined you couldn't grow something unless it was so toxic the people that live there are all going to die anyway, like Chernobyl. It's more about people deciding to change their lifestyles, not take their lifestyle out to the country and subsequently RUIN that too. As someone who's been through several cycles of redevelopment and gentrification right where they sit I can tell you it's always the people who are the problem not the location. The locations are great until people move in and instead of celebrating that which they came for they try and force upon the local environment that which they were trying to escape. That's quite literally always been the case in the half century plus I've been alive.

@@SamTheEnglishTeacher Any land that has been used for modern agriculture is going to be depleted and probably disrupted to the point that the top soil blows away when back-to-back crops aren't planted .. look at any former orange grove in Florida for example. They push the soil to the breaking point, the orange grove fails and the younger generation sells off the land to a real estate developer, who slaps up 100+ houses and then good god don't drink well water there for another 80 years. This applies anywhere modern farming exists. Most of Nebraska is in pre-dust bowl conditions right now, but they have such tight planting routines, it keeps things barely clinging together. The only places with good soil are places that have not been farmed.

Rural areas are in decline, NIMBYs block homes in established neighbourhoods, while unlivable suburbs sprout from the fringes of cities. *Edit: To explain the line above, desirable North American cities have stopped building housing to meet demand for the past few decades. Yes, I wish there was demand to live elsewhere but increased vacancy rates are necessary to discourage speculation on rents and home prices. There is research to back this up. There is also plenty of room for people to live in cities without towers or crowding. In fact, much of the demand for units comes from people wanting to move out from their parents or roommates place.* Luke, do you think decentralization of technology will allow country households to provide for themselves again? I hope so.

The description of bringing back villages makes me feel all warm and fuzzy in the deepest way possible. I feel like it's the way we're meant to live. Even if it's worth it to get out of big urban areas or endless main streets, it's still unfortunate that the only alternative is usually relative isolation.

In the past you'd run to cities if your reputation in your village was ruined or if you needed a lot of cheap labor close to your factory. It's really simple. Small communities are for habitation, cities are for production.

no clue what "bent on closing the supply shortage until prices stabilize" is supposed to mean, but, uh, fat chance that'll actually happen, that people recreate full-quality villages... even small towns are having trouble... villages worked, because the villagers DID their work in, and around, the village... work in a city? well, your commute's gonna eat all the time you'd be spending in the community otherwise... want decent internet? (who doesn't, these days) hah, pay quite extra, or get about same quality as more profitable places had a few decades ago... want pre-made anything? you're gonna be lugging it from some store (or getting someone else to do it, which costs extra) (some stuff could theoretically be made locally, e.g. I'm sure you could find someone to make you a desk, or a chair, but it's gonna take time, and most likely more money than mass-production) etc etc, I'm too lazy to list all the other ones, lol, but yet another is schooling, TECHNICALLY in most places, it's possible to homeschool (and similarly, in a lot of cases it's pretty easy to set up a brand new education institution, but you'd still need someone who doesn't despise teaching stupid kids), but that'd also mean someone who has to deal with that...or lugging kids to and fro school, since you can't really make a school to be around EVERY village group...etc etc

Ahhw, cities are unaffordable, then don't live in cities. How hard is that. That's how markets work. Meanwhile, I bought land near the outskirt of my city for cheap, and 20 years later I'm going to sell it for 10x the price. I love gentrification. Just buy for cheap, wait the city to be packed full of fools, then sell it for lots of retirement profits ! Its unaffordable, of course it is, there more demand than offer. Its economic 101.

Yes Luke's advice only applies to America. The UK does not have any cheap houses with a few acres of land. For that sort of thing you are looking at £1,000,000 to start with.

I live in a mildly gentrified area in a 3rd world country and it´s not that bad, I raise chicken and grow some crops, tho that would only let me survive like 3 months due to space constrains. I still worry for looting since crime also comes accompanied with gentrification, but I´m mastering welding so I can reinforce my little cage space. There are pros and cons to everything but I agree that living in an open land in nature is the way everyone should live. Greetings

My only issue with this is employment. I'm from the country, and work is so unbelievably sparse, especially work in IT/tech, which is near non existent where I'm from. You'd need a 100% wfh job, and you're fucked if you get laid off and don't have extremely cushy savings. Compared to where I live now, near the city, I could easily job hop if I felt like it with my qualifications.

I bet you could at least in theory if you had multiple say 5 acre lots, maybe you could rent one to a farmer for a year and they grow Wheat on it and also maintain it for that year. Definitely interesting how many options you have even though it seems like you might not. Also just a little thing but I bet you could charge people a little for permission to hunt on your land, and they take care of some deer fucking up your trees at the same time.

Your ideas are sound, however, as a generational country dweller, if too many people heed your advice, it will ruin all the good points of the country. When people enter the region with city levels of wealth en mass, it quickly drives up the housing market, and also increases the population, eroding away what free space is left in the countryside. Not to mention the political ideologoes that people bring in that are contrary to the average countryfolk's. I'm just glad that people feel like they need to move to cities, keeps things clean and tidy in rural America.

This is happening is places all across the south. My family is from a rural area of nc, and I'm watching developers rapidly build 500k holmes in a county where the median household income is 40k. I learned to code, stayed away from the bug people, and now they're gentrifying my area with shitty wineries and townhouses. Our counties voting demographics have permanently been changed in just 5 years, and now the urban ideologies are seeping into my home town, propped up by transplants. Its not enough to just move to the country, you need to get involved in the county level politics to ensure it remains rural.

Its not enough to just move to the country, you need to get involved in the county level politics to ensure it remains rural. All it takes is for your 5 acre property to be in a rural area that is in the path of two major cities (even cities 100 miles apart) and eventually you will get the urban sprawl.

My schoolmate had 9 siblings. The hospital was always nearby but the parents worked around the "oh kids are sick" issue by simply never sending them to see the doctor, unless they were really, really sick and obviously unable to get well on their own. The kids were growing up on a farm and they were always above average regarding health and strength and it all seems to have worked out for them well enough.

I would love to do what you are suggesting, however I am not rich. I want to build a house and based on my plans it will cost roughly $700k plus the land. if I get 10 acres or more I am looking at just over a mil to build it. I need to stay in a high cost city to save up. I plan to pay cash for it.

But now you have to think about transportation and ever rising oil prices. And then you need to invest in solar panel farm for your expensive electric vehicle and that will probably cost at least 3 times as much as the land and house together

Could find this easily, but you're gonna have a big problem with lack of infrastructure & water especially. Most of the continent is empty with cattle vastly outnumbering people. Ohio and West Virginia are solid options. All 4 seasons (sometimes all in the same week), but the winter isn't especially brutal. Property isn't terribly expensive, relative to the other larger states and major cities.

@@emanuelriquelme1133 We don't have cities with 5 million inhabitants. On average our cities have 150.000-300.000 inhabitants. The fact that people moves to the city should give you a hint as to why. Maybe in your country the are a ton of jobs, in mine there aren't. There is only one job, farming and farms are pretty small. Also, you need to work 12-16 hours to earn the same as a regular 9 to 5 job and that's if you are lucky. There is no hospital. An ambulance takes at least 30 min. to get to you. If you have a heart attack you are dead. The only internet connection available is the one in your phone and that's if you have signal. You need a car for everything so whatever money you save from renting an apartment in the city you have to spend it on petrol (or buying a car). There are no schools so you need to take your kids to the city everyday. Forget about going out. It's completely forbidden to drink and drive. The only people I know that want to move to the country are people with money and they are not thinking precisely on working the fields.

You can do it man. Save, don’t spend your money on frivolities. Start looking into how to DIY everything you’d need, not jus for the initial cost saving (which is considerable) but the peace of mind knowing you can maintain your system. Growing veg is easy, animals it depends, power generation is just a bit of math and electrical knowledge.
