I could definitely see myself living in one of those houses, the idea of a glorified shed come summer house at the end of the garden, away from the noise of the wife, kids and extended family is very appealing. The kids telling their friends that we don't have 'fairies' at the end of our garden we have a 'farrang' would be legendary 😂😂.

Thank you for showing these James! My wife is from a village in Uttaradit, not too far from you. We will move there in a year or two, so we have been looking at knockdown houses (online). I can think of several reasons why these would be useful......Thailand is getting more floods these days, so having a house on stilts seems like a pretty good idea. We might buy a small knockdown house to live in while we are building a larger house, then use the small one for guests later, or possibly for her son. I like the idea of living in a traditional Thai style house. The interior on some of these houses can be done in drywall, perhaps with some insulation in the walls. There seems to be a lot of possibilities, and of course some drawbacks. We would put the kitchen downstairs, made of concrete for fire safety. Some of the traditional Thai style houses that I have seen are real works of art, and I appreciate them (thinking of the Jim Thompson house in Bangkok, not that I could ever aspire to building anything so exquisite!). I also imagine that Thai art would look great in one of those houses as well. Thanks again!

Nice video again James. The family and I have stopped in to see those prebuilt wooden houses as well. As much as I love wood I found them to be a bit to much and lacked a mixture of building materials to break things up a bit. Also I feel they would look a bit more refined with a matt finish on the teak. As always fun video. I'm looking forward to getting back to Bantak in a few weeks.

Actually I live in built to order wood houses (except for kitchen bathroom and office which are connected and with traditional building materials). Our houses are white inside, with shera instead of wood (but nice matte wood outside) and being white inside make them a lot modern and light. We paid about 250k baht for 4,5x3m house (2 of them) and 450k for a nicer 3x6 with a large decking area. Overall very nice but isolation from heat and noose is not very good (hence my office is in a traditionally built building). It sure has character but I have to earn people that they need a lot more maintenance than normal buildings. I paint them at least every two years to protect the wood.

December was a busy month for me....must have missed this video...and too funny...that Teak mixed house for 1.5mil....we actually bought in January...for 1.0mil....they delivered nearby to our farm and this is where we live now as I retired this year...haha...you should check out my first video of our new channel...it has the time lapse of the delivery and build...and yes they did all the electrical and plumbing in the price...even threw in a kitchen counter!...lol...next time you're in KPP come check it out..!

I had a bit of inspiration the other day, and I came up with the idea of a tiny traditional Thai house on the top floor of a Bangkok older townhouse as a kind of chill space/air bnb thing. Something along the 4x6m range, just a couple of rooms and 2 verandas for front and back. This could be the answer!

Hi James, a real throwback to yesteryear with the materials. Now, It would be great to have Teak in moderation and in the right places but with the costs and limitations of Today’s living, no longer viable. Would be great if modern builders showed as much attention to detail with the latest materials as these carpenters did with this stunning wood. Ps, Yisa and I are now in Udon after that 2 year break. Well certainly a different option on how to live I did like the small one for the cost of £ 7, 000 which I think is great value. It greatly depends on ones circumstances . Was it Johnny who had a German friend living in a Similar type of house . I think he was leasing the land I’m not sure if he actually built his or brought it can’t remember. ...We bought that 1.5mil one in the video in January this year for 1.0mil...all electrical, plumbing, and modern bathroom included...we built the cement foundation first, for 25k baht, it took about 7 days for that...used a different company as the house guys do not do foundation...but they delivered and finished building the house in only 5 days!...excellent...didn't have to stay at moms house after all...lol...we made a time-lapse video of it as our first video on our channel if you want to see it... unclecraigbaannawk on youtube

Really interesting video, great information, l always wondered how much those houses cost. I just discovered and subscribed to your channel. l thought you video on the friendly Thai village was excellent, it would make great content to visit local villages and eat there chat with the locals at lunchtime, there is usually at least one simple restaurant serving great food in most villages and the prices are so cheap, the local Thai's villagers usually love to talk to foreigners and your Thai is so good. Sometimes the little village shops can be interesting to visit as well, l usually find the farmers the most interesting and friendly and have often been invited to see their farm, that would make great video. .... :-) Phrase of the day is great.

Very interesting, thank you James. It would be a nice feature to have one on your property but I couldn't actually see myself living in it, for the reasons you mentioned... the additions you have to make (electrics, water tanks etc) to live in it which would detract from the character. When I seen the open air type plan leading into the house I immediately thought of insects and spiders. Fortunately Thailand doesn't have many nasty critters, except for snakes ;-)

Hi James, my wife and I are in the process of building 2 Ayutthaya style teak houses in Krabi. The main house is 9m × 13m, and 2m off the ground, at a total cost of 3million baht, including transport, concrete foundations, electrics and plumbing. It includes 2 bedrooms(7m × 4•5m) each with own bathroom, a 9m × 3m kitchen/living room, and a south facing balcony(9m × 3•5m). The second house is smaller(8m × 9m) and only 1m from the ground with 2 rooms and a separate bathroom, at a total cost of 1million baht. I wish I could show you the photos. I will put another comment about finance and ownership that might be useful to any farang wishing to go down this route.

Hi James, the same company are building both at the same time, the foundations were included, the company are very professional and the contract was that you only paid for each stage separately, so we didn't pay up front and take the risk of never seeing them again!😂

When I first moved here, you could get one for twenty thousand baht, long ago...Contrary to opinion the Teak house is a misnomer. Teak is a soft wood not suitable structurally for a house but certainly can be used in places where strength is not necessary. Most people used the cheapest hardwood, red wood was common because it was plentiful, teak was and still is illegal to use.

They are stunning looking but the maintenance would be continuous. If you get a builder to construct a proper house with concrete columns and beams, you look at 15,000 baht per m2 complete including tiling and bathrooms and kitchens. If you buy the materials and project manage the construction yourself, you can build for 10,000 baht per m2. Remember that includes foundations.

Would only build a teak hutt in my garden by the swimming pool for shade, changing room, showers and storage kayaks, jet ski, boat. Along with a BBQ area / outdoor kitchen for summer use.

I love these type of house, but it would have to be teak with enough room for a farang style kitchen. The ordinary type timber can be a bit dicey.

Teak does inflate the price, but the mix wood was quite reasonable for the size. Try to go on past customer recommendations when finding a builder & stay away from friends and relatives if u can. Good luck. 🙏👍

I think we went to that same site when we were last in KP, we quite liked their knock-down houses and the wife's aunty put a small one up on their block of land in KP town. For my taste I find all that teak and small windows a little too dark and I think my guitar playing would annoy the neighbours with the thin walls...then again, annoying the neighbours with loud music never seems a problem for Thais.🤭

Apparently they set everything up electrics and water and delivery. But, I think you need to sort out some kind of foundation or concrete slab yourself. 👍

Hello again, an appendix to my previous comment in relation to setting up home in Thailand, but always get proper legal assistance. My wife's sister found 4 rai of land for 2 million baht, so I made a loan to her of 1 million baht for half the land, which she then legally leased to me, the land being the guarantee for the loan. I build the house then go to the relevant government office and get the 'yellow book', or Ta bien Baan, in my name which gives me easier access to visa renwal, driving license applications, ID card and even hospital treatment.

The windows are actually quite big, I think it's the uniform brown colour that gives a dark feeling. Well placed skylight could well do the trick.🙏👍

Sorry man, but the roof is not working for such a house. It has to be aerated, so the nice ceilings has to be open, high and a thatched roof. Sorry to be a weisenheimer and thanks for all your great videos

Great vlog. I love the idea of a traditional Thai house, but am not sure how comfortable it would be to live in. My main concern would be termites. I wonder if concrete pillars would be better. Of course they would not look so good. Is there any way to treat the wood to protect it against termites?

Cheers. The wood is treated but would need treatment every few years or so. If you could concrete posts or even trunk shaped concrete posts I'm sure and paint them. Not a bad idea and probably cheaper. 👍🙏

Hi Malin. Apparently teak is highly resistant to termites, in that if they or other wood eating parasites eat it they die. Additionally and apparently the teak has also been treated according to James

The termites ate my teak and bambo extension,not the burmese teak,was told you have to treat every six months.

What would concern me is all that oil-based finish/varnish/shellac. These are VOCs (Volitile Organic Chemicals) and give off a lot of unhealthy chemicals as they breathe while drying. Do you know if they can be finished in a water-based finish?

I wouldn't know TBH. I think the chemicals would wear off over time. When first put in my house it smelled awful, but nothing after a few weeks. If it is possible to use a water based treatment then I'm sure customers could ask for this when ordering. 👍🙏

I chose personally to have shera inside instead of wood, mainly because it felt dark with wood and white paint felt a lot better. They used water paint, so no bad chemical smells inside as well.
