This is nice were looking at moving to Thailand and as much as these condos are a great price with so many amenities they are quite small still and w have 2 dogs! So a yard would be best!

A very important standard to look for is the "Sliding Doors +Windows" rating!! in the modern design of houses. So many we inspected are the cheapest which are almost useless for keeping the noise & heat out, as there is a lot of glass in to-days houses. It is worth while to upgrade to a de-Luxe when building or looking at new build as just the feel of opening & closing on a daily use can be stress free. Something you may consider is visiting a showroom for "Doors & Windows" to show the difference! Gerald Butler..... it's almost the old cliché "They all look the same" lol

Not a sliding door expert, but Gift used good quality materials throughout the house. The slide doors are probably decent quality too.👍🍺

Yep! so important for climate change to produce an energy efficient building, usually it's the glass where a lot of energy is lost to keep those bills down & combat Green House Gases. Sliding doors look a generic design with fixed handles & big, big windows similar while houses in most developed countries must comply to an energy rating to satisfy building codes, sadly adding $10K-20K

We are up in Chiang Rai at the moment school holidays and heading back to Koh Phangan next week. We passed the dinosaur place I always think of you when pass it. This is a lovely property and great value for what you are getting. The builder Gift is a lovely guy and I can see a big future ahead for him inspiring to see a young man like that James.

It's getting tougher in a lot of conscientious countries where authorities demand houses conform to combating "Green House Gases" with energy rating houses. There is a lot of glass (your quote big,big windows) which would result in loosing energy & so drive up the power bill, maybe in future ask on the energy rating, possible solar power installation/ energy alternatives to future proof house. Not sure if it's noticeable in Thailand but extreme weather events are happening on a regular basis worldwide & is taking prominence in government budgets.

A pool would have added quite a bit to the price but certainly possible. There are private but no international schools in Tak. Hospital about 1 km away.👍🍺

Nice design with internal views through windows to courtyard...but window in master bedroom looked out onto wall at the back. Maybe better to just have a higher level window and frost it. Get light without the ciew of block wall

Hey mate, does it do houses with pools and also with him is it able to do a lease on the land considering foreigners can only land but they can do a 30 year 30 year and another 30 year lease on the Land does this builder do stuff like that let me know 10:30
