I personally have started to dislike this EOI concept. It is just to create a hype in the market and nothing else. The oldest trick in sales is to create a 'sense of urgency', and that is what this is.

Please mention realistic resale price in nearby vicinity, builder may ask 9500 , but there is room for negotiation by 10 to 15 percent, ideal price should be 11k, or 12k including gst and other charges

Resale prices in the area start from 7,000 to 10,500 per square foot.

Property k price manipulate ho rahe h ab , agar meerut m bhi aa jaye koi township uski cost bhi 10-12k , GZB m aa jaye wo bhi 10-12k noida or gurugram m bhi 😂😂😂😂

First builders manipulated sector 150 and now look there, no registry prices are 8500-10000 psf that too for premium sector and this is still Ghaziabad. Now trap is set for this project and sector 12 Noida extn

Location still matters a lot! Its in Ghaziabad and only one good reason to purchase is that its adjacent to NH24. All the IT companies in Noida and people will prefer Noida. Sec 10 and 12 are still far preferred as compared to this location.

This project in Zila Ghaziabad feels overpriced at Rs. 12000/- Per Sq ft, relying more on name/ fame and hype than substance. Its lack of greenery and proximity to the highway raise concerns about air and noise pollution, making it less ideal for a comfortable living experience. While the location may seem convenient, the surrounding environment does not offer the tranquillity. As compared, Noida provides better options with reasonable pricing, greener spaces, and a more balanced lifestyle. Prioritizing quality of life and value for money, exploring Noida or nearby areas might be a wiser choice than investing in this project.

Difficult to predict, if the same project was to launched in Sector 75 Noida, the launch price would have been close to 16,000 rs per square foot.

Extremely overpriced for the Ghaziabad location. Prestige seems to be influenced by other fraudulent builders in NCR. The resale prices of nearby projects range from ₹7,500 to ₹9,000 per sqft. Additionally, most of the EOIs collected by channel partners are for prices below ₹10,000 per sqft. If the price exceeds ₹10,000 per sqft, people will lose interest, which could be a major setback for Prestige’s first project in NCR.

Overpriced 😢 Increase of 2000 is alot 24 lac increase for 2bhk hell 🤮🤮🤮 End user will not buy only big investors can do and investors are limited !!
