One of my friend also asked me to buy an investment property in Calgary. It was risky, so I chose to invest in premium index fund with reputed bank here in Alberta in non registered fund, one can have TFSA also instead to save tax on return. Being a premium fund it has low management fee, and high returns as it has mostly US FAANG stocks and has steady last 10 years growth report. As of now it is giving 24 % annual return. Real estate investment could give sleepless nights as closure in case of loss is complex and mortgage early closure also have penalties. Plus maintenance issue. I have experienced tenants last 5 years and realized it has a low returns as compare to market and unpredictable ( stocks are also, but stocks are easy to switch / withdraw). If renter is messy, it is not easy to put him out. All in all, been there..done that .... not a fan of real estate. In Alberta especially.

Congrats on the purchase of your third property! However, in my humble view, you could get better returns from the stock market. The 25K downpayment could easily get 10-15% rtn /annum even in this bearish market. Another way to improve returns is options trading with leverage- you never go wrong with blue-chip stocks. Moreover, the main challenges with real estate investments are ensuring a 100% occupancy rate, ppty expenses, plus stiff competition to get tenants. Also purchasing a property in such an inflationary market due to FOMO is something of a concern. Hope your investment bears fruit!

Hi, I really love what you guys are doing an I myself believe that’s the right way to go. No criticism here but few things I would like to add which you might have missed: 1. You can add the cost of house insurance as well which may not be huge but since you were covering all the details, you can calculate this as well 2. You have to calculate the taxes on 2800 CAD as this is your additional income. You can Subtract the mortgage interest, house tax, insurance from this amount. I believe that amount will be around 1000, which will leave you with 1800 as net income. The approx tax based on which ever slab that individual lies in, let say 40% in this case will be 720 CAD. So now if you see this house or similar house for anybody are not in positive cash flow. PS: your case can different here. I am only highlighting for majority of cases. Let me know your thoughts

Good points. There are two more important points, 1)Repairs and maintenance: You have to take general maintenance and upkeep costs of the home which tends to add up quite quickly. These are usually paid by owners. 2) Rental Vacancy Rate: There is a high rental vacancy rate in Calgary. I know it is not a major point. But worth considering.

If you really don't want to take a risk of tenants you can always sell the property on assignment instead of closing, unless builder give you that option. Also, being a Real Estate Agent in Toronto to me its not really a great cash flow property as over the period your property would have wear and tear and may need to spend more money for renovations, moreover Incase any given month if your tenants would not pay rent on time then you may see some financial issues. Finally, from my experience a great cash flow property should give you 1% return on the purchase price of your property, because you need to consider about vacancy rate. I think you forgot to add property Insurance. I know renters will be having their own insurance but you still need to have an insurance to cover if something goes sideways. Also $2800 is achievable on a higher side only which can keep your property vacated for longer durations. My recommendation is $2500 which is more reasonable for entire house. That's good that you guys are aware that home appreciation in Calgary could be very less and sometimes you don't even break even (Forget 2021 sales which can not be sustained). Also you considering your numbers based on 30 years not 25 years which is traditional mortgage term. All this can reduce your profit sharing to $200 per owner plus equity you building in the house. Last but not least, maintenance cost is there as well, your will be less as it's a new house but it's still there. So there is a profit but huge amount of risks associated with it.

Sir i live in calgary i am not sure who gave you advise that 1 bedroom rent is $1000 and 3 bedroom is $1800 and you have to calculate MTG payment at 3% as interest rate will go up. Rent in calgary for 1 bedroom is $850 and 3 bedroom is not more than $1550 total is $2400. Reason why you should calculate MTG payment at 3% becausr rate of interest will never be below 2% always calculate at high percentage when you are investing first basic rule of business so with 3% MTG payment will $1682 +$300+250=$2232 and you are getting rent for $2400. So total cashflow $2400-$2232=$168 cash flow. You never calculate at very low numbers when starting a business as if number goes down it a good thing but if you are already calculating at lower and if interest rate goes up then you are screwed. If interest rate goes to 3% you have cashflow of $168 thats the reality.what about home insurance thats also monthly expense you didn't calculated minimum insurance will be $125. Try to do some research on rent if you need any help i am ready to help and please don't misguide people with wrong info.

Dear you have to include house insurance. In addition if you are renting through Property Management company then you have to pay taxes on rental income. If the income is already high then there is not much left behind. If you guys rent the properties yourself then you can definitely save.

since you got appreciation from your current house in kitchener. refinance it and get 50k cash out to put for downpayment..you would pay a little higher mortgage on current property( 75-100 per month if ammortization is 30 yrs). basically you buy the property by leveraging ..if you calculate rate of return.. you are paying 1200-1500 a year in interest and generating cashflow of 4800 in a year..

Rather to have purchased a property outside Ontario , would have been wise to look for properties in medium cities in Ontario. I purchased my 4th property this year in Ontario - 2 Condos in downtown Toronto and 2 Detached houses in Windsor (Ontario) , both detached houses came under $550,000 with big backyards and close to Detroit (USA) and the property prices are growing fast but modest compared to Toronto & GTA . The best part is to have entire portfolio in one province as it is difficult to navigate across various provinces to tackle tenant issues. Best of luck though.

Property Managers can go only to a certain extent in situations pertaining to tenants. I have seen property managers who become lazy or don't attend to matters of urgency on time , while things get bad to worse . They have their interest in mind rather than the interest of the owner. Being close to vicinity of the investment property is always a better option than to rely on outside agencies

I have been living in calgary for long time and all I see is house prices doesn't grow as much... only certain areas saw price movement. some remain same some areas drop below .. its not at all like Ontario or BC. there is a reason prices are so much affordable here bcoz they don't go up in price. Other thing is u r asking 1800 for 3 bedroom thats another no no coz people can still buy a house for under 250k or condos under 200k where there mortgage be under $1000 . Ur speculation is from Ontario point of view but here its different. and not to mention yea it looks good when u see it. come in rainy season and see water blockage on the roads. specially in Main street seton where ur house is . I know all of seton Mahogany are coz I do delivery on those area 5 days a week. I could take risk on Mohegan but not on seton.

Sorry to say but you should not give false information. For the bank to consider 50% of rental amount as your income you need to have 1 year signed lease from tenant. You cannot say bank you will rent and get the mortgage for the rental . And you are incorrect on the fact that you are having 3 mortgages. Right now you only pay for your condo and the rest two properties are just booked without any financing.

This does not seem like a good idea. Too much effort (upfront and ongoing) + the stress of property ownership + concentration of most of your net worth in 1 asset class. Also, you didn’t account for ownership costs - who pays for a broken furnace etc? A 6-7% return is achievable with a simple index fund + you don’t have any carrying / maintenance costs + you get diversification. Everyone is jumping head first into real estate and that is the biggest warning sign.

Nonetheless being able to buy a house where you live is an amazing journey. Lets come back to this comment in 2-3 years and see how the investment worked out vs any major stock market index. I think you missed out on Landlord Insuarance which can cost you around $150 to $200 per month other than that you have to keep some money aside for wear and tear of property may not be in 1st few years as its brand new but later on yes you have to. So considering all this aspects and you are co-owner it might not be cash positive but you can break even and as a Calgarian I think you have bought this semi detached house quite expensive but still compare to Ontario its cheap i think that's what attracted you. I love the way you make videos and I can relate with you as I came to Canada around same time and Alhumdulillah I have also bought my 1st house with in 6 months of landing. 1 more thing just make sure the property management guys take care of whatever issues happens during tenancy as here I have seen property managers they take around 10% and just act as a mediator between landlord and tenant for collection of rent thats it they don't do Fu***ng any thing else. Sorry guys If I sounded rude I really like what you guys do just wanted you to be cautious with other aspects as well.

What happens once the central banks across the world start increasing the artificially low interest rates to? The biggest blunder is to buy something at the peak of its popularity, real estate, stocks and almost all assets are inflated thanks to the artificially low interest rate, mortage rates and money printing. Cautious times

Your did not talk about the rental market in Calgary which is as fluctuating as the house cost. Rents also fluctuate from good times and bad times.... Which means recurring income is not guaranteed. Next is with such investment purchases will soften the rental market and rent will possibly go further down in the next few years as many such investment properties will be adding to the market.

Sure - the vacancy rate in the area is 4.2% Pretty good I would say! There are risks. But then realestate is not for everyone 😊

@@Potatotalkies ... Agreed. Seaton area is good. Renting is not a problem. Since I m living in Calgary for 16 years now ,I have seen my apartment (in good location) fluctuate from 1800$ to 1300 $ within 3 years. And now with little boom in Information technology it's gone up again to 1600.....I just wanted to point out it could be a break even investment of you only want to get on rent... It could be a lesser return of you wait for appreciation. And I agree real estate investment in such a market needs a risk taker n not everyone's game.

Might want to account for property insurance as that is significantly expensive in Calgary and a fixed expense.

untrue...im in calgary. It would be about 70 a month for them as it wouldn't include contents. the tenant would need their own contents insurance.

Congrats guys, good that you are getting investment property. Currently i'm just trying to look for a primary residential property in GTA and for sure its too overprized. Its like a catch 22 where if you don't have enough downpayment now then you keep collecting the money and when you have the money the property value increased and you are at square 1. So maybe need to move out to Kitchener or Cambridge now but they too are going up like crazy. I need some therapy now LOL...

@@Potatotalkies but condos are not that cheap too, in monthly costs also lol. Down-payment will still be in reach but the monthly costs are then almost similar to a semi or a freehold townhouse (include maintenance costs of a condo) and that's where one thinks why go for a condo and not for a house.. Just need to get down payment arranged. And people here are too much leaned into 2nd mortgage tricks for that. It's just too crazy and confusing.

You're missing a few items on your expenditure. First, homeowner's insurance which is around $200/month. Then there is wear and tear, as you would need to replace/renovate items from time to time, at least $200/month. And what if the property sits empty for 1-2 months? Your return would be screwed. 90% if not more of your assets are real estate and these are mostly from debts; you are not diversified at all; and for sanity, I hope interest rates won't go up.

One of my relative mother is 78 yrs old widow indian ,she is going to be a canadian citizen shortly ,she has several old aged medical issues and is looked after by her canadian daughter and her children .old ladies only son is 45 plus yrs old is not capable enough to immigrate to canada under express entry general immigration system or any application for temporary residence to canada nor has travelled to any visa issuing country ,is there any legal remedy for that lady to file a writ petition to the canadian courts to create a special path for his son to come to canada to find a job in canada and become that old ladies support ,please guide
