A lot of people ask how I price jobs, what I charge for various jobs/bathrooms etc so I thought I would take you along for a day of looking and pricing jobs, and finishing nailing down a quote to see just how close I was to my “rough guess”

Can you not go underneath the bathroom to change the valve surly easier to take the celling boards down then take the bath out tiles etc

@@rastageordie7338 it’s a little tricky below as it’s the kitchen with units on the walls etc etc… would struggle to get to the area we would need…. But it’s an option👍🏼

Fantastic insight into a jobbing plumber and getting work quoted up. Your experience pays dividends. For comparison like you asked for on the jobs you looked at I would be at. 1st job waste pipe £55 -£70 2nd job shower and Labour £210 - £250 3rd job bathroom suite £5300 - £5700 Just out of curiosity did those prices include VAT? Think this is a great video for trades but also customers to see what skilled trades charge so what to expect. Spot on mark 👍👊🤟

Bathrooms always take longer and cost more than any inexperienced person will ever realise because they are normally a small room that you cannot fit more than 1 or 2 people into at the same time. They also often involve, carpentry, plastering, boarding, tanking, electrics, plumbing, sometimes gas, tiling, painting, underfloor heating, flooring, etc. it is by far the trickiest room in a house to renovate. On top of that everything needs to be water proof, leak free and there are specific zones for electrics. For those guys saying it should be around £4k, you are welcome to do all my bathrooms for me but you will be out of business within a year or 2. Remember that loads of plumbers are self employed so they are not paid when off sick or on holiday and there is still insurance for vans, tools, fuel, etc.

7-8k was my guess depending on quality of fittings. This would be for bulk standard fittings. This is why as a landlord I take on most of the work myself only using a plumber and a sparky for speed when necessary and also a Plasterer to skim coat my boarding. Doing it my way the job would take 3 weeks to do and only cost me about 3.2k total. About 1200 for a plumber, 230 plasterer, 400 for sparky installing extraction fan etc the materials being about 1400. My time is obviously free and it would be a good free weeks from start to finish to complete. I expect you would get it done in a week, depending on the plastering

Last bathroom i done in Southampton was £8k on the dot. Bath out 1700 tray in,wet room shower screen, shower mixer, basin toilet vanity unit, 1200 towel rad. Aquaboard shower area and splash back, reskim walls and ceiling, move light switch to outside and extractor fan installed and waterproof Malmo click flooring.

Still watching but my thoughts on that ridiculous bath tap blender would be an infrared camera to chase the hot feed either under the tiles or from the ceiling below. Might give you a non destructive way to narrow it down.

Hi mate Being a builder/plumber myself I mostly do repair work , a 100 % percent take tiles up as last resort . Go from ceiling below. Try and cut nice square holes between joist . As this looks better for the customer and also is easier/cheaper to repair and make good. Draw a square or cut round a wooden template with a multi tool . Also don’t cut to deep to avoid hitting cables or pipe work .

A thermal imaging camera would be able to pinpoint the hot pipe work. You can get smartphone attachments now, they are around £400, not cheap but would probably pay for itself in a couple of jobs.

I like the upfront frankness. Only experience can tell you what you’re up against. That bathroom I would say today around the 10k mark. 7.5k is a great price.

As an ex Kitchen & Bathroom fitter of 10 years experience, I like your honesty in the video Mark - no BS - just the honest facts of life. The bathroom job does sound a tad pricey? but I'm thinking your work is 5* - the customer must appreciate you do get what you pay for with tradesmen (& women of course!) - unfortunately with many European plumbers, the price starts low in the original quote, then escalates during the progress of the job and the standards aren't always the best - 'que sera sera' as the saying goes! Enjoyed watching your video matey, I'd be happy for you to quote for my job 👍

When you whip that bath out youv got the area that the bath covers to make access to find the mixer !! I bet its bang under the bath tiles

Before I would start taking tiles and bath out I would change the cartridge on the tap 1st as they are only a couple of pounds , can’t think why they would put a blending valve under the floorboards, but who knows 👍👍

It’s a non thermostatic cartridge so that wouldn’t help……. See the video where we sorted the issue😉

That tap has hot and cold in the floor. Not sure what blender valve you were looking for but that valve must be at the bottom of the tap.

in Scotland same job £6,000 maybe £5,700 also depends on quality we had a new bathroom refurb approx 25 years ago and still quality products ,13 years new downstairs bathroom build poor quality and it showed small bathrooms they are quoting budget costs of £7,000-£,8000 that way margins are good for any issues down south prices must be higher great video as usual

Nice to see you fit and well again mark you where spot on with them prices I said 120-140 for that leak on the waste. That freestanding tap I would remove it from the floor and check the hot inlet isn't blocked if you can't get any adjustments on the main tap, there is usually a plastic ring you can turn to adjust the temperature on the main tap. Only an idiot would hide a blender, if there is a blender it's not under the sink behind them drawers is it?

Thanks mate, nope the basin Pipework again just goes into the wall… but that is red hot. Thermal imaging camera is the next port of call, someone suggested it on here and I hadn’t even thought of that….. and it was sat in the van!!!

Have you tried looking under the utility room sink base unit for the TMV. Would be the first place I'd look. 😂

With that Luke warm tap in the bathroom, you could remove part of the ceiling under the bath instead of removing the bath tiles etc! Also how do you send your quotes and invoices?

I’d take the tap off the bath and run the hot through the flexible hose to see if it runs hot.

Bath tap could be due to too much cold pressure coming in as most likely it's not balanced at the multi control valve in the a/c so that could be the issue. Flush the loo & run the basin tap on the cold you'll then see if it is a balancing valve issue or too much cold pressure . An idea you could approach the builders & ask them who the plumbers were & any idea where the balancing valve is, might save you alot of aggro !!

@@actorlyric balanced cold is the first thing I checked, it’s all good…. That’s ruled out. As for the builders, this is why I’m there now putting stuff right as they are not interested in fixing it let alone helping you sort it…. Thanks for the comment though👍🏼

Try seeing what is underneath bracket, as in less damage if you come up thru ceiling [submarine] haha worth a go if nothing better🤙

With the bath I usually tell them that the ceiling below would be the cheapest option as the tiles would probably need to be totally removed and swapped for a near match or complete change.

Awesome video this, hope you get the bath job, be cool to see what disasters lie beneath that floor given the "quality" of the builders other work. Do they have downlights in the room below? Can you stick an inspection camera up there and find the valve that way?

Alright mj? Regarding the blending valve job, do you charge them for the first visit trying to locate the blender and trying different things,or because your going to go back and try other things, will you charge a total for multiple visits? Thanks

I think that quote for the bathroom is way over the top even for your area. I showed your video to my builder and he said 5k tops. You install a shower and he is building one custom (walk-in shower)quite a difference don’t you think. Obviously I don’t tell you how to make your prices and your video’s are quite nice. My bathroom for instance, I converted a bedroom for instance moved all pipes, bathroom triple size of what you have, porcelanosa accesories, new plaster, new tilling made custom with some areas where you can put your shower gel and bits, bathroom water taps controlled through my phone, completely digitally house not only bathroom, it cost me 20k, 60 miles of London.

What about pressure being too strong on the cold for the hot to come out properly! Hot obviously 3.5 bar but is the cold at say 5? Quality content as per usual Mark 👍

Being a pressurised hot water system the cold will be 3bar max out combination valve, so the hot will be the same as the balanced cold (3bar) Glad you liked the content mate 👍🏼👍🏼

If you took the bath tap out, you could potentially thread an inspection camera down the hole along the pipes and see if the mixer valve is close by.

Totally agree with your pricing….i go in with a mid to high end bathroom refurb around 10-12k. Fully high end £15k upwards. Also would recommend and extractor fan if theres not one there👍🏼

Thanks so much for this. I’m not a trade (a customer &diyer) so my comment is different from below as a different perspective. Sadly, as a wage slave, I don’t earn at your hourly rate (or get to mark up on my wages) . My day rate looks similar to your hourly rate and I work 40+ hours pw. sometimes more. So to pay £8K+ for a mid end refurb on such a small space, frankly horrifies me. No pipes/drains are being moved or replaced so it’s a swap out. Do you take the old stuff away too? I’m not criticising you, as clearly there is a market for you (supply & demand) but how can “ordinary working folks” young folks starting out, or retirees ever hope to afford a nice bathroom!? I will try my hand at most things, time permitting) but pipes and electric scare me (I can tile a bit) and with working loads of hours I can’t envisage not having a useable bathroom for 3+weeks…………..may have to rethink my career!😩

Don’t know if anybody else has commented on this as I haven’t got the time to go through over 300 comments, but an infrared sensor may well show the position of a valve (future job), depending on how much heat is going through the pipe. I have just used a Flir unit connected to my phone, to trace pipework in my flooring and it worked surprisingly well. Not particularly cheap, but for a pro you would likely recover the cost fairly quickly and it would save you a ton of hassle!

Interesting …. To be honest that price for the bathroom is reasonable, and I’m Bristol based, I might be just a little cheaper. It helps being transparent with the pricing so if the customer does query you have nothing to hide and don’t look like a rip off merchant. Great video mate. 👍🏻

Similiar to me in Oldham although a lot of cowboys out there quoting under 5k. If customers budget is 5k I am nice about it but I dont even go and look.

I’m bristol based - I’d charge about 8 for this job - depending if customers want top tier utilities or a more basic set.

Bath = access through downstairs ceiling = massive savings for the customer as apposed to alternative. 12.5mm 8x4foot plasterboard sheet would be more than enough to cover the bathrooms access needed. Repair access with said board and skim entire ceiling = 1 day plastering and plastering materials only £450.00 tops. I would not want to get involved in that tiling looking at the rest of the work you presented. Great video 👍

Soil waste pipe leak fix seems very expensive. You said £25 for parts and an hours work and you’re charging £140? Even if the parts were £40 that’s £100 an hour! I had some external pipe work sorted, few fixings, new bit of pipe, 1 hours work and was charged £70. Also had a new bathroom refit, everything replaced, 900 x 900 shower and cubicle, toilet, sink, towel rail, shower boards all round the room, new ceiling and Lino flooring. £5500 for all that. Plumbers are a lot more expensive down south! Nice content and interesting channel to watch.

As said, prices are different all over the country. It’s not “very expensive” for this area…. Infact if that job was done in London it would be “very very cheap”. It’s all relative and that’s why I’ve put this content out, it’s interesting to see constructive comments. Glad you like the content👍🏼

I've come across that problem with the bath tap running Luke warm Mark, turned out to be the tap cartridge - it seemed to allowing the cold to run into the hot side. Try turning the hot water off and open the tap on hot only and see if you get cold water bypassing. Worth a try 👍

It's great to see a plumber explain how pricing a job works. When I was an apprentice, I was always very keen to know everything about learning about how to do the manual side of the job. Working with tools and producing a great job was all that I concentrated on - and I actually became very good at it. But, the problem came when I found myself working for firms that were charging the customer the going rate, yet I wasn't earning much more than if I just got a shelf stacking job in Sainburys. I did eventually go self-employed, but I was still sub-contracting for massive firms. I did see my pay packet vastly improve when I did this, but the problem I found by doing that, was that when the work dried up, then so did my job. And because I had put all my eggs in one basket I was no better off. Even having a few grand saved in the bank will very rapidly disappear when you can't find a new situation. I just wished I'd been able to build up my own business without always being in someone else's pocket all the time.

With the bath tap you may find it under the bath? Best thing i bought was an inspection camera (you can get cheap ones that work with your phone) that way you only need to do little damage in the ceiling below to see if it is in the floor? 👍🏻

Cane to say the same thing.. and those inspection cameras are so good. For around 20quid on eBay you can get a Wi-Fi one that connect to your phone. So handy for the price.

i always went through ceilings before lifting floors/tiles etc,so if thats an option could save your customer some dough,and easier to fix than a tiled floor :)

Another brilliant video. I liked the fact that you did talk about pricing etc. For me it is always a big struggle to price up jobs. Never sure what to charge the labour part. What to price for say: swap inlet valve in toilet and what to charge for boiler straight swap? Materials wise I am not bad but my labour costs I am always shy and underprice myself

Consider this: "What is a working toilet worth to the customer?" Of course they're happy if it's only 50, but maybe it costs 200? Or even 1000? The client has no idea, so just be realistic. Ask enough that you can comfortably do the job, and give good service. You'll never regret a fair take.

The waste pipe job £150 mornings work,the bath out,shower etc couple of days work possibly £400 labour but customer needs to source/supply tiles,also with new houses contractors are supposed to leave details of services water etc in a handover book they get, details of that t.m.v. could be in there.

Good video and you covered a helluva lot there. You will be relieved to hear I have no questions or novel suggestions (because I have read the other comments😉) - however on that first video with the warm water at the bath - if the thermal imaging camera suggests the thermostatic block is under the tap - then I would suggest a quick up and under is probably worth it even if you have to take down kitchen cupboard(s) - it’s not just about being cost effective it’s also about being time effective.😉👍

Hey! Regarding bathroom renovation. How's about moving shower position to the opposite end. 1500 X 700mm tray with a 1000mm wet room slab of glass. Rather than a sliding door so no moving parts to go wrong. Alternatively, could go with an 800mm wet room glass with a 300mm flipper on the end, would give more elbow room to get in and out. Fantastic vids 👍 great work.

It might cost him 2k for the suite ext.. but you’ve got to account for other materials, the plasterboards, timber for the stud work, new floor boards. Think people forget that prices change week in week out, prices have doubled (in some cases more than doubled) in the past couple of years. Not to mention the cost of running the van, insurances and tools when they need replacing!

You could try borrowing a thermal imaging camera may tell you where the hot pipe goes into blending valve then goes colder after then just need to remove a few tiles hopefully? Worth a try. Glad you liked my suction pads ideas for the shower trays in the barn a few months back. Keep up the good vids and prices are good from another plumber 👍🏻

I think that perfectly reasonable, end of the day if you do an amazing job ect you have organise the job, go get the materials ect ect. I think this is reasonable price. Problem is people just do not understand how much things cost and nobody’s running a charity, had a customer the other day wanting a job done kind of the same as this they would supply the suite but only wanted to spend 2.5-3k to fit as they had seen that online/Facebook

I think you're spot on with the pricing for that bathroom. The people on here saying 4k haven't a clue I've just redone my bathroom myself (first time ever) its a little bigger than the one you've shown but not by loads. I did everything except the plastering so i know the true cost. It was similar to what you was going to do, ie: rip the tiles off, plaster, replaster the ceiling All the materials including the plasterer came to £4200. Its basically a £10k bathroom had i had it fitted by someone. By comparison the next door neighbor did his (himself) at exactly the same time. His cost £1300. But it looks a bodge, he's tiled over 3 sets of existing tiles and everything is basically a cover up instead of ripping out and starting fresh.. You get what you pay for

Another thing is people don't take on account. I do bathrooms too, average for labour per bathroom is between 6k-8k. Labour only. To get 1 job I need to do 6 to 8 quotes, I am spending 2-3 hours estimating every project. In total that's 2 days already gone and someone need to pay for this. This is always added to overall cost of the bathroom. I am in London though.

Why would anybody rip out a bath when you can cut a piece of the ceiling out below. You could cut the ceiling, find the issue, patch the ceiling and skim it in a few hours.

My hourly rate is 135 an hour. But with most of my work, I just come up with a price, I always go on the high end.. example 40 gallon water heater.. 1500-1700. That includes new flexes gas and water, gas shut off while using the existing earth quake straps and disposal of old unit..Iam located in L.A county , CA. South Bay Area.. a little pricing my way, keep up the great work

Spot on , it’s a nightmare staying below vat threshold as materials are constantly going up but threshold stays the same for the last 4 years . As a one man band bathroom fitter I have to monitor turnover constantly. Still beats working for someone else though. 👍🛠

I did a bathroom a few years ago, similar thing with expensive tiles etc. A few weeks later I had a call back for a leak, required bath out to rectify and potential damage to tiles. My solution was to cut through wall from next door to gain access to pipework. The pipe had a pinhole 🤬🤬🤬 Much cheaper than removing everything. The customer was happy to pay for a builder to patch and re plaster the hole I created.

Thats exactly what i would do, even if you have to drill say 65mm holes inbetween each joist, get yourself a set of super-rods , you only need four red ones, and a ferrett camera, slide it through the holes it has a light, is very small and will enable you to inspect under the floor, when your finished screw the bits of ceiling back in and fill. I'll bring mine down and show you if you want. I'm a sparks by the way but love your channel.
